Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,302 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/11/21: Weeds are growing on the lanai by the pool see photos below. There are dead millipede worms on the floor of the lanai. There is a hole in the rain gutter above the west side pool cage screen door that is causing a washout underneath the concrete slab below it. An animal is digging a large hole in the front left landscape bed behind the landscape bushes. Both the left & right side master bathroom sinks have been tagged for leaking from the traps when water is running. The garbage disposal is tagged for leaking. I discontinued using it. There is a section of weather stripping missing & damaged on the outside pool lanai storage door. The fish pond looks clean & the water is at a good level photo below.
10/11/21: As reported in past service call notes the lanai is quite dirty, it should be power washed to mitigate issues. Bushes around pool area should be trimmed. As report previously several smoke detector batteries are chirping. I pulled all the weeds on the lanai.
10/11/21: The gutters along the back lanai appear to be full of leaves & have some weeds growing out of them. There is a small section of paint peeling off the wall inside on the right side of the front door. It does not feel damp or appear be from water damage. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
10/11/21: The water supply valves for the master bathroom sink have corrosion on them & the right side valve has a small drip leak see photo below. I have tagged it as such.
10/11/21: I go und about 150 dead ants in the master bathroom. Based on what I have seen there is more than likely many many others spread out over the entire home, it should be swept/cleaned, including carpets. I could not find any live ants inside however there are many live ants running along the front of the house.
10/11/21: The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided in the garage & wrote the date of installation on it. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
10/11/21: The front landscape beds had some small weeds starting to pop back up see photos below. Damp rid bucket in the vehicle will be ok until the clients return. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
10/11/21: Watered the 1 plant on the lanai. There were 2 pieces of mail, neither appeared important. The wine cooler was reading 50. Dehumidifier was not running & check bucket light was on again. Since I know the hose has very little resistance it must be something about the dehumidifier that keeps filling the bucket and shutting this off. The #22 circuit breaker remains off. The GFI receptacle the car charger I was plugged into is not working, I cannot reset it. I tried but could not go as another outlet, they all appear to be covered by cabinets and the cabinets are much too heavy or close to car.
10/11/21: Photos of the birds below. There were no seeds on the floor.
10/11/21: The lawn is excessively high & needs to be mowed soon. There is a large ladder laying on the right side of the house. The guest bathroom sink is tagged for a leaking trap when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will be needing another container of vinegar for the hvac drain line. Checked all damp rid buckets. Checked the light timer by the front door.

10/11/21: Started the car & let it idle during the service call. The tires appeared to be getting a little low. I checked all the tire pressures & inflated them to the manufacturer specs on the drivers door using my cordless inflator see photos below. Made sure the garage overhead door was locked & the opener was unplugged when finished. Made sure the battery maintainer connected to the car wasn’t hot. The alarm system appeared to be working correctly. Checked the light timer by the front door.
10/11/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
10/11/21: The inside of the guest house needs to be cleaned. The water main handle drips when turned on.
10/11/21: Pool construction progress photos below. The registration on the boat is expired see photo below. The ac was back on & it appeared to be working correctly since being repaired after the last service call. Will continue to monitor closely & adjust accordingly.
10/11/21: Grass & weeds are growing in the front landscape bed. Checked all damp rids. Photos of boat & motor below.
10/11/21: Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. There were some brown spots in the front lawn on each side of the driveway when I arrived see photos below. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client.
10/11/21: The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
10/11/21: Some of the landscape bushes may need to be trimmed soon see photos below. All accordion storm shutters are open. The utility sink has been tagged for leaking when water is running. Mini fridge in utility room is off & door is open.
10/11/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
10/11/21: The right front tire on the red car was low when I arrived. I inflated the tire to 32psi using my cordless inflator see photos below. The pool water level was very low again when I arrived. I set the timer to run for 120mins when leaving to help keep the water level up. Watered all potted plants. Left the water main on when leaving per the client.
10/11/21: Brought in one piece of mail see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
10/11/21: All the weeds that were growing in the landscape beds appear to have been sprayed since the last service call. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a palm tree touching the soffits & facia on the right side of the house. The gfi outlet in the kitchen is tripped & will not reset. I have tagged it as such.
10/11/21: The spa appears to have a leak as the water level was low again. Weeds are growing in the driveway & pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
10/9/21: Unpack, setup and test new dehumidifier. Drive time plus setup time.
