Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/14/22: The water main was on when I arrived. Brought in a small package with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. The living room sliding glass door was unlocked Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
4/14/22: The kitchen cabinets have changed in appearance since the last service call see photos below. The upstairs bathroom mirror has not been replaced yet. The water supplies for the master bathroom sinks have not been turned back on. Mini fridge in the dining room was on & cold. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now.
4/14/22: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
4/14/22: Connected the battery maintainer to the vehicle. Made sure the water heater, range & ice maker were off. Will need more vinegar for the ac condensate drain line.
4/14/22: The damp rid bag in the master bedroom closet was full & had to be replaced. Monitoring all previous water stains on the ceilings closely.
4/14/22: There was a box of old door handles & a new set of keys on the kitchen counter when I arrived see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/13/22: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because the client wants to leave the water main on. The bushes on the roadside of your home are starting to breach the side of the house and the screen door to the lanai., photo below. This is a perfect avenue for ants and pests to reach your soffits and then into your house, it’s my opinion they should be trimmed.
4/13/22: The water heater has one fitting that is corroded considerably and appears to have moisture around the threads at the base, see photo below. The gopher turtle hole at the one corner of the pool appears to be dormant, see photo below. The car was showing signs of light mildew on the steering wheel photo below, I cleaned it with a white vinegar solution and wiped it dry.
4/13/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The edge around the pool appears the need to be scrubbed, below is a photo as an example of what I found around it.
4/13/22: I found the front yard to be fairly brown almost like straw, photo below. The pool level covers about a third of the skimmer port, photo below. When looking at that photo of the pool skimmer port you can also see that the edge of the pool needs to be scrubbed basically all the way around it. There is a car in the garage with Florida plates, photo below. The thermostat was set to 75° I moved it to 78° as I think with the low humidity that should be a good setting.
4/13/22: One piece of mail appeared to be important, photo below.
4/13/22: The rope to the attic access in the garage snapped and needs to be replaced. Met Gabriel of Patek Inspections.
4/13/22: There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window see photos below. Brought in one piece of mail & a magazine with a stack of sales flyers see photo below. Made sure the water heater, range & ice maker were off. The smoke detectors are missing from all the ceilings throughout the residence see photos below. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/12/22: Guest turnover- door was locked to first storage.
4/12/22: Brought in one piece of mail see photo below. The humidity level was still well below 60% inside the residence. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
4/12/22: Made sure both waters heaters, range & ice maker were off. Checked all damp rid buckets. All damp rid buckets are full & need to be replaced. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
4/12/22: Brought in a folder from Fpl that was laying by the front door see photos below. Made sure all the breakers with a green sticker were off. The master bathroom toilet fill valve has started to run. I have tagged it as such. Will send a video of the fill valve via text to the client. Picked up the envelope from the kitchen counter. Visual check of the new plants see photos below. I gave each plant a five gallon bucket of water to help keep them alive. Client advised that the roof is going to be replaced.
4/12/22: Both screen doors on the lanai are locked.
4/12/22: The ac air filter is dirty & needs to be replaced size 20x20x2. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
4/12/22: There was a garbage bag with dead ducks inside of it at the end of the driveway when I arrived see photo below. I removed the bag from the property. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
4/12/22: Brought in seven pieces of mail see photo below. Made sure the water heater, range & ice maker were off. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
4/12/22: The inside of the residence has not changed in appearance since the last service call. The nest thermostat was in eco mode & set to 82 again when I arrived. I found the home/assist setting was still turned on that I missed on the last inspection & turned it off see photos below. The thermostat should now hold the set temp permanently now. Will continue to monitor closely & adjust accordingly. The ac air filter appears to be covered in overspray from white paint & needs to be replaced size 18x30x1. Checked all light timers. Watered the potted Bougainvillea plant by the back lanai with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client.
4/12/22: Picked up the envelope from the kitchen table. Made sure the water heater & range were off. Opened the valve on the water heater to draw water through the tank. Ran water into the pool during the inspection to help keep the water level up. Did not find any pool service slips on the lanai. Ran the outside shower per the client. Both pool cage doors are locked.
4/12/22: Removed a Truly Nolan pest sign dated 4/11 from the front yard. The lanai ceiling has been repaired since the last service call see photos below. There is a raised roof shingle on the front left side of the house.
4/12/22: All the landscaping has been trimmed & the white vinyl fence has been pressure washed since the last service call photos of the fence below. Made sure the water heater & range were off. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
