Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,304 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/12/21: The lawn is very dry left of the drive and there are 2 dead plants just right of the water main, photos below. Some paver work being done at the front of the main garage overhead foot, photos below. The carpet has been lifted and remains loose as you walk into the master bedroom, photo below.
10/12/21: Put both the empty garbage cans in the garage. Brought in a package that was by the front door when I arrived see photo below. Made sure the water heater, oven & ice maker were off. Clients are aware of the pre-existing oil stains in the driveway.
10/12/21: Lawn is about the same. Poured vinegar down the HVAC condensation evac tube. Found one screen seam open, it is ripped and would need replaced as reported previously. Front door sweep coming apart, as previously reported. The pool level was very low, without any real heavy rain in the forecast I put the hose in before beginning the service call and will leave it for at least the next two service calls. Photo below of the skimmer port. I will return in an hour or so to see where the level is then. Weds growing in the cracks of the pavers on the lanai as previously reported.
10/12/21: The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
10/12/21: The mildew spots that were around all the skylights appear to have been wiped off since the last service call. All the furniture has been removed from the garage. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 53. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
10/12/21: Met Conditioned Air tech to replace the AC air handler motor. Humidifier working well, very low humidity throughout the home. Poured vinegar down the HVAC condensation evac tube.
10/12/21: The ac thermostat had a low battery warning on the display when I arrived. I replaced the batteries with two new AA batteries. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/12/21: Checked for cobwebs around the security camera in the kitchen per the client. There is a corner of crown molding on the kitchen cabinets separating on the left side of the oven range hood see photos below. The security system updated itself while I was inside the residence. Weeds are growing in the pavers by the pool. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers
10/12/21: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. The water main handle was difficult to use but I was able to turn it off when leaving.
10/12/21: All the landscaping has been trimmed since the last service call. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
10/12/21: Did not find any pool service slips today. Both pool cage doors are locked.
10/12/21: Brought in a sun newspaper that was laying in the driveway when I arrived. All the shutters over the windows are closed except for the guest bathroom window.
10/12/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap. Visual check of the treehouse.
10/12/21: Removed several active hornets nests from the soffits. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. Vines & weeds are growing in the landscape beds. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
10/12/21: Both the garbage cans were full & down by the street when I arrived. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
10/12/21: The storage shed may need to be pressure washed soon. All of the water supply valves inside the residence have excessive corrosion on them. There are hairline cracks in the dining room ceiling above the table, the master bedroom ceiling that runs the entire length of the bedroom in front of the closet doors & the front guest bedroom in front of the closet doors. There are no water stains & do not feel wet. The top screen is torn on the right side lanai screen door. The half bathroom ceiling has a hairline crack several feet long. Both bathroom faucets leak from the traps when water is running, I have tagged them as such. The main bathroom bathtub faucet handles drip when water is running, I have tagged them as such. The main bathroom toilet runs. I have tagged it as such. No mailbox.
10/12/21: Drive by. Watered all the new plants per the clients instructions. All the new plants appeared healthy see photos below.
10/12/21: The security system updated itself while I was inside the residence. Swept cobwebs off the back doors & from around the outside light. Visual check of the new plants see photos below. I gave each plant a five gallon bucket full of water to help keep them alive.
10/12/21: Some vines are starting to grow in the landscape bed in the back left corner of the house. Did not see any current evidence of rodents inside the residence. All the floors will need to be cleaned from the previous rodent activity throughout the residence. The door between the garage & home is closed. The kitchen sink is tagged for leaking on the left side trap when water is running. Did not find any pool service slips on the lanai. No droppings were present on the lanai.
10/11/21: It appears the armadillo hole is active even though I poured several ounces of cayenne pepper down the hole and placed a bunch off mulch in the entrance last service call. The cayenne pepper is usually effective in keeping the armadillo away, but not in this case you may have to have a trapper out to mitigate this issue. I sprayed and killed about 10 hornets and their nest above your front door entrance, photo below.
10/11/21: Watered the 3 interior plants. Ran shutters up then down. Ran the dishwasher on rinse cycle.
10/11/21: Put the table & two patio chairs from the lanai inside the garage per the client. Pool construction progress photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar by the next service call. The lanai is currently under construction.
10/11/21: There was a small strip of pool tiles from the side of the pool approximately 6” long laying on bottom of the pool when I arrived see photos below. The lawn is excessively high & needs to be mowed. The pool patio may need to be pressure washed soon. The rain gutters above the pool appear to be clogged causing the patio to get dirty. Weeds are growing in all the landscape beds & driveways. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. All the damp rid bags in the closets are full. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 86.9 degrees & 59.2% humidity. 10/11/21: The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
10/11/21: Several pest droppings in the guest bathroom and utility area as reported previously. Some chafing of roof tarp on the floor of the kitchen from the broken skylight as reported previously. The roof tarp is shredding again, so photos. Weeds on the lanai are getting out of control, photos below.
