Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/28/22: The humidity level was well below 60% inside the residence again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
4/28/22: Checked the damp rid bag in the master bedroom closet. Monitoring all previous water stains on the ceilings closely.
4/28/22: The water main was on when I arrived. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/27/22: Brought in one piece of mail with some sales flyers see photo below. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/27/22: I filled the fridge with drinks and I turned all the fans on low in all the bedrooms. I opened all the doors to bathrooms and bedrooms for better air circulation. I turned on the water heater. I found the thermostat at 75 I moved it back to 78°. There is a pronounced dry spot in the front lawn, see photo below. The master bathroom toilet is missing its lid.
4/27/22: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because the client wants to leave the water main on.
4/27/22: The water heater has one fitting that is corroded considerably and appears to have moisture around the threads at the base.
4/27/22: Browning of the yard, photos below.
4/27/22: The thermostat is set to 78° however it was reading 79°. It’s running and appears to be cooling and the humidity is acceptable so it could be that I just caught it when I got hot inside the house and began cool down.
4/27/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. All of the faucets in the master bathroom had a brown tinge to the water so I let them run all the time that I was here in order to clear up, photo below.
4/27/22: I found the front yard to be fairly brown almost like straw, photo below. I feel that today the water pressure was at about a seven out of 10 for the faucets and the toilets however the bathtub in the guest bathroom seemed fine. The master bathroom toilet filled exceptionally slow.
4/27/22: Made sure the water heater, range & ice maker were off. The smoke detector in the left side guest bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. There is a faint water stain on the dining room window sill see photos below. It is dry to the touch & appears to be an old stain. Poured approximately 2-3ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/26/22: The humidity level was well below 60% inside the residence again. I raised the thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
4/26/22: Brought in four new large damp rid buckets & placed them throughout the residence see photo below. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
4/26/22: Brought in a notice from FPL regarding the power lines that was on the front door when I arrived see photos below. Photos of the two palm trees of Fpl concern below. One is on the right side of house & the other is behind the fence in the back yard. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
4/26/22: Put the empty garbage can back in the garage. Left the water main on when leaving per the client.
4/26/22: I poured vinegar down the HVAC condensate tube then chased it with water.
4/26/22: Drive by. Returned the key to the residence & placed it in the mailbox inside of an envelope per the client.
4/26/22: The pool cage & lanai may need to be pressure washed soon see photos below. Brought in three pieces of mail with a some sales flyers see photo below. Made sure the water heater, range & ice maker were off. The garbage can in the garage has garbage bags in it emitting a foul odor inside the garage see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/26/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The pool water timer valve was leaking quite a bit when I first arrived, photo below. I removed it to see if the gasket had any issues but it didn’t. After I put it back on and retained it it didn’t leak anymore. The pool is it about a third of the skimmer port so I put the timer on 120 and left it run while I was providing the service call and after. There are two plants that are dying around the house photos below. The front lawn is quite dry, photo below.
4/26/22: Made sure the water heater, range & ice maker were off. The garage side entry door deadbolt was unlocked. Ran all faucets & showers on the hot side to prevent odor from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
4/26/22: The water main valve was on upon arrival, I turned it off before departure. I said the battery maintainer up on the car and it was operating upon my departure. I found the thermostat fan setting to ON when it should be set to AUTO. Due to the setting there was high humidity inside your condo. The fan runs constantly actually helps build humidity inside. I turned it to AUTO and set the thermostat to 76° for the next two weeks in order to draw the humidity out. I waited several minutes until the system kicked in and was cooling when I left.
4/26/22: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
4/26/22: Removed several active hornets nests from the soffits. The ac air filter is dirty & needs to be replaced size 20x24x1. Made sure the water heater was off. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
4/26/22: I found an undated pest control sign near the garage and landscaping, photos below. There is a mud dauber nest in the entryway to the front door even after the pest control company was here. Normally they knock those down during the service call.
