Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,304 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/20/21: Checked all damp rid buckets.
10/20/21: Both damp rid buckets in the master bedroom closets are full & need to be replaced.
10/20/21: Visual check of the boat photo below.
10/20/21: There are pieces of grout falling out of one of the corners in the guest bathroom shower. Irrigation system is on.
10/19/21: The latch for the screen door to the pool cage is broken, photos below.
10/19/21: Turned the thermostat to 77 from based on current humidity levels.
10/19/21: Poured vinegar down the HVAC condensation evac tube. I found several black ants in the living room mainly against the wall with the window and the door, 7 were alive, photo of one below. I killed all the ones I saw were alive
10/19/21: Weeds growing on the lanai as reported previously. Thinning plants out front, photo below.
10/19/21: The cover has been removed from the car photo below. The ac was on & appeared to be working correctly since the last service call. Will continue to monitor closely. Client advised that the ac system is being replaced. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
10/19/21: Bananas on tree. Looks like some digging in the plants. One tree appears to be dying.
10/19/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
10/19/21: Photos of landscaping below. ADT sign out front is broken, photo below.
10/19/21: The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
10/19/21: Ran the storm shutters up & down. Portable dehumidifier in kitchen read 40. Watered the plant in the kitchen & rotated it.
10/19/21: A new palm tree & landscaping have been installed in the front yard since the last service call see photos below. The mini split ac system was no longer dripping any water & appeared to be working correctly since being repaired after the last service call. The pool water level was low. I set the timer to run for 60mins to help bring the water level back up.
10/19/21: The pool water auto filler is not working correctly & has been turned off since the last service call. I contacted the client who advised they will purchase a new auto filler when they return. The pool water level is currently at the optimal level of half the skimmer port. There are some brown spots in the lawn on the back on each side of the pool cage. Visual check of the boat photo below.
10/19/21: There was some blinds laying on the living room floor & an instruction sheet with some touch up paint on the kitchen counter see photos below. The pool pump filter canister lid was leaking heavily when I arrived see photos below Brought in six pieces of mail with a stack of sales flyers see photo below. Checked all damp rid bags. Had to replace a full bags in the back guest bedroom closet & the master bedroom closet. Watered the two plants inside by the front door. Checked all light timers. There is mildew from condensation on the air handler in the garage. The stucco is splitting on the front right corner of the house which appears to be a section of metal corner bead approximately 2’ from the ground.
10/19/21: The landscape bushes on the right side of the house around the air conditioner may need to be trimmed soon. There is green pollen starting to build up on the pool cage & may need to be pressure washed soon. There is some browning in the lawn on the right side of the house. Did not run any water per the client.
10/19/21: Visual check of the boat photo below.
10/19/21: Brought in a new one gallon container of vinegar for the hvac condensate drain line preventative maintenance see photo below. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
10/19/21: Drive by. Watered all the new plants per the instructions given by the client. All the new plants appeared healthy see photos below.
10/18/21: Pool has a great deal of debris on the bottom, see photos below. The master bathroom toilet kept running after I flushed it twice. The float came almost to the top but wouldn’t shut the tank’s internal stem valve, so I shut the toilet off using the tank valve at the wall under the tank just to be sure it didn’t begin to run again especially since the water main valve is to remain on.
10/18/21: Watered the 3 interior plants.
10/18/21: There are no longer any active wasp nests in the front under cover area by the front door.
10/18/21: Several pest droppings in the guest bathroom and utility area as reported previously. Some chafing of roof tarp on the floor of the kitchen from the broken skylight as reported previously. The roof tarp is shredding again, as reported previously.
