Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/3/22: Drive by to setup the dehumidifier.5/3/22: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because the client wants to leave the water main on.
5/3/22: Brought in one piece of mail, a magazine & a package that was in the garage see photos below. The lawn has excessive browning in the front & back. The exterior left side garage light is still blinking on & off. The plastic sensor on the light appears to be broken causing the light to turn on & off. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
5/3/22: There was a foul odor inside the garage when I arrived. The gfi outlet in the garage was tripped & the deep freezer was off. Everything inside the freezer was spoiled see photos below. I removed all the food from the freezer & left it on to try & keep it from smelling any further. Will contact the client & advise them of the situation. Removed an undated Truly Nolen sign from the front yard. Brought in one piece of mail with a stack of sales flyers. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
5/3/22: There are two 1’ sections of soffits pushed up along the back of the house see photos below. There is some browning in the lawn on the left side of the house see photo below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All storm shutters are closed. 5/2/22: Drive by. Put the garbage can down by the street for collection on 5/1 & returned to put the empty garbage can back inside the garage on 5/2.
5/2/22: Drive by. Clients advised that the pool pump was not turning on. I found the pool pump breaker was tripped in the breaker panel & reset it causing the pool pump to come back on. Will send a video to the client of the pool pump running.
4/29/22: There is excessive browning in the lawn on the front & right side see photos below. The irrigation timer appears to be on photo below. There are still large cracks in the stucco on the left side of the house by the pool pump equipment see photos below. Brought in one piece of mail with a stack of sales flyers see photo below. Made sure the water heater, oven & ice maker were off. The master bedroom lanai door handle was unlocked.
4/29/22: The master bedroom lanai doors were completely unlocked. Made sure the water heater, oven & ice maker were off. Read clients instructions in the garage.
4/29/22: Removed a Truly Nolan pest sign dated 4/28 from the front yard. Made sure the water heater & range were off. The ac air filter is dirty & needs to be replaced photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of the pool below.
4/29/22: The lawn has excessive browning in the front see photo below. There was a note from an employee at R&S pool service on the front door when I arrived see photo below. Emptied the ice maker, turned off the breaker to the refrigerator & propped open the doors per the client. Made sure the water heater & range were off.
4/29/22: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
4/29/22: Brought in one piece of mail see photo below. Watered the two plants in the living room.
4/29/22: Made sure the water heater, range & ice maker were off. All ceiling fans are on. Wine chiller in kitchen read 45. Ice maker in bar area is off. The left side shower head in the master bathroom shower does not work. Poured approximately 2ozs of vinegar down the hvac condensate drain lines for preventative maintenance.
4/29/22: The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
4/29/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids. All damp rid bags throughout the residence including the storage room on the lanai were full & had to be replaced with some of the damp rid bags provided underneath the stairs. Made sure to turn off both water mains when leaving.

I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. I also closed the blinds over the sliding glass doors to help keep the heat out. Will continue to monitor closely & adjust accordingly. Checked all damp rids.
4/29/22: Brought in five pieces of mail & a rug that was laying by the front door see photos below. The previous water leaks in the front entryway were dripping again when I arrived see photos below. The irrigation timer is in the run position. Ran all water through both the hot & cold sides. Wiped out the kitchen sink with paper towels after running water per the client. Did not touch any breakers & left the water main on when leaving per the client.
4/28/22: Brought in two new premium pleated ac air filters photo below. There were several packages & one piece of mail in the foyer when I arrived see photos below. The humidity level was over the acceptable level of 60% inside the residence. The ac fan was set to on instead of auto. I changed the fan to the correct setting of auto & lowered the thermostat to 77 to mitigate the humidity level. The ac thermostat also had a low battery warning on the display see photos below. I replaced the batteries with two new AA batteries. The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter & wrote the date of installation on it. The living room & master bedroom sliding glass doors were unlocked. Left the water heater, ice maker & water main on when leaving per the client.
4/28/22: Brought in a large package that was by the front door when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Wine chiller read 54/46. Mini fridge in dining room was on & cold. All storm shutters on lanai are closed.
4/28/22: The car had no power & would not start. The battery appears to be dead. I left the keys on the drivers seat for AAA per the client photo below. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
4/28/22: There were painting supplies laying on the foyer floor when I arrived. see photo below. Made sure the water heater, range & ice maker were off. Did not run water in the right side kitchen sink per the client. Painting progress photos below. Checked all damp rids throughout the residence. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 45.

4/28/22: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.
4/28/22: Made sure the water heater, range & ice maker were off. The ac air filter is dirty & may need to be replaced soon photo below. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
