Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/26/22: Ran water into the pool during the inspection to help keep the water level up. Brought in two pool service slips dated 4/19 & 4/26. Ran the outside shower per the client. Both pool cage doors are locked.
4/26/22: The recycling can on the side of the house has been emptied since the last service call & several of the empty water bottles for the bougainvillea were inside. The ac thermostat is now holding set temperature after making the last adjustment. Will continue to monitor closely & adjust accordingly. The ac air filter appears to be covered in overspray from white paint & needs to be replaced size 18x30x1. Checked all light timers. Watered the potted Bougainvillea plant by the back lanai with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client.
4/26/22: The water main was on upon arrival, off upon departure. I found about a frozen dead ants in the sink cabinet of the guest bathroom, photo below. I did not see any live ants.
4/26/22: The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
4/26/22: Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
4/26/22: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both screen doors on the lanai are locked.
4/26/22: The humidity level was below 60% inside the residence again. I raised the thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all light timers. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A new air filter is recommended size 19.5 x 23 x1. The master bathroom toilet fill valve has quit working. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
4/26/22: Sprayed an active hornets nest in the carport. The ac air filter is dirty & needs to be replaced size 20x20x2. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
4/25/22: Put both empty garbage cans back inside the garage. Ran two cups of water through the refrigerator water dispenser.
4/25/22: Drive by. Put both empty garbage cans in the garage. Brought in two packages that were laying by the front door see photos below. Watered all the plants on the kitchen table per the clients instructions.
4/25/22: All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
4/25/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
4/25/22: Checked all light timers.
4/25/22: Brought in two pieces of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
4/25/22: Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
4/25/22: Portable dehumidifier read 55.
4/25/22: Brought in a bag of small keys that was on the front door when I arrived see photo below. The living room sliding glass door handle is broken & appears to be altered see photo below. Found the alarm keypad by the front door. Both valves for the pool auto filler were on. Both garbage cans were down by the street for collection.
4/25/22: Drive by. Went back to the residence to check on the water level of the pool after approximately 2hrs. The water level was back up to an optimal level photo below. Made sure to turn the water main off when leaving.
4/25/22: Checked all damp rids throughout the residence. Photos of the boat & motor below.
4/25/22: The Frontier internet cable has been buried see photo below. Brought in one piece of mail with a stack of sales flyers see photo below. Made sure the water heater was on the lowest setting & the ice maker was off. The ac air filter was dirty & needed to be replaced photo below. I replaced it with a new filter provided next to the air handler & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
4/25/22: Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
4/25/22: The pool water level was extremely low from evaporation almost to the bottom of the top skimmer port when I arrived. I ran the hose in it during the entire service call to try & help bring the water level up see photos below. Will contact the client & advise them of the situation. Client advised it was ok to leave the hose running in the pool & return in approximately 2hrs to check the water level in the pool. Turned the lamp in the Florida room back on per the client. Checked the shed in the backyard. Vacant lot is being maintained.
4/25/22: There is a section of landscape curbing pulled up on the left side of the house see photos below. It appears there is an irrigation sprinkler head underneath the curbing. Removed a Problem solved pest sign dated 4/14 from the front yard. The hot dog buns inside the kitchen pantry had mold on them when i arrived see photo below. I removed all perishable food from the pantry. There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn. Mud dauber nest are on both entryway ceilings.
4/24/22: Drive by. Put the garbage can down by the street for collection. Made sure the garage overhead door was closed when leaving.
