Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,304 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/25/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the ac thermostat to 77 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.10/25/21: The inside of the guest house needs to be cleaned. The water main handle is now dripping continuously.
10/25/21: The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AA batteries. Pool construction progress photos below. The registration on the boat is expired.

10/25/21: Drive by. Checked the residence after the client advised that their garage door alarm was tripped recently. Everything was ok inside the residence & the garage door was closed & locked when I arrived.
10/25/21: There are some roots growing from the potted plants on the lanai by the pool. Swept cobwebs from around the front entrance & garage door. Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. There are some brown spots in the lawn on the left side & on each side of the driveway. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client.
10/25/21: I left the lockbox on the front door when leaving for cleaning services. The master bathroom toilet is tagged for a broken handle. Weeds are growing in all the landscape beds. The roof soffits on the back porch & the back right corner appear to have water damage. Will monitor the spot on living room ceiling closely. Visual check of the rv. Did not lock the deadbolt on the front door when leaving per the client.
10/25/21: Went to the residence to perform an inspection but the lid to the pool timer box was open & the key to the lanai door was missing when I arrived. I contacted the client & advised them of the situation.
10/25/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
10/25/21: Removed a tru green sign dated 10/15 from the front yard. The pool water level was very low again when I arrived. I set the timer to run for 120mins when leaving to help keep the water level up. Watered all potted plants. Left the water main on when leaving per the client.
10/25/21: Pine needles are starting to build up in the valley’s of the roof see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
10/25/21: There is a palm tree touching the soffits & facia on the right side of the house. The gfi outlet in the kitchen is tripped & will not reset. I have tagged it as such.
10/25/21: Drove the vehicle within the community. The spa appears to have a leak as the water level was low again. Weeds are growing in the driveway & pavers. There are cracks in the stucco on both sides of the house. The stain on the master bathroom ceiling has not changed in appearance. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
10/22/21: Brought in a box of iron out tablets & placed a tablet into the tank of each toilet for iron buildup prevention see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
10/22/21: The lawn is starting to brown throughout the entire lawn see photos below. The guest bathroom sink is tagged for leaking from the trap when water is running. There is a hairline crack several feet long in the stucco below the man cave window on the lanai. There is a hairline crack several feet long in the living room ceiling just before the hallway. The end cap has separated some on the soffits on the front left corner of the house just left of the security camera. It appears that several screws or nails are starting to come loose on the metal roof on the front of the house. There is a hairline crack approximately 1’ in length on the master bathroom ceiling close to the shower. Checked all light timers. Did not step on the floor tiles with the sign in the kitchen. The stain on the garage ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to activate the alarm & lock the front door when leaving.
10/22/21: Brought in thirteen pieces of mail with a stack of sales flyers see photos below. The lanai appears to have been pressure washed since the last service call. Brought in two pool service slips dated 10/11 & 10/18. Watered the two plants on the lanai.
10/22/21: The pool water level was low & slightly green when I arrived. I ran the hose in it during entire service call to help bring the water level up. Visual check of the trailer. Checked the light timer by the front door. Turned the water on & off using the breakers in the garage.
10/22/21: Brought in three pieces of mail see photo below. Poured a bag of salt in the softener. The switch for the garbage disposal is broken & has been tagged as such. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/22/21: The garbage disposal is tagged for not working.
10/22/21: There was a grey Hyundai sedan in your parking spot when I arrived see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
10/22/21: The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
10/22/21: Sprayed an active hornets nest above the front door. Cleaned up a swarm of dead house flys that were in the guest bedroom when I arrived see photos below. Checked all damp rid bags. Had to replace a full bag in the den. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
10/22/21: The metal water main handle is rusted and broke off in my hand when I tried to turn on the water see photos below. I was still able to turn the water on using the remaining part of the handle very carefully but it is very sharp and will need to be replaced. Checked all damp rid buckets. Made sure light in garage wasn’t on.
10/22/21: Sprayed another active hornets nest over the front door. The garbage disposal is tagged for leaking from cracks on the side of it when it is being used & water is running. I have discontinued using it for now. Mini fridge in dining room was on & cold. Watered the plant on the lanai & made sure to use the right side slider only.
10/22/21: Brought in a new one gallon container of vinegar for the hvac condensate drain line preventative maintenance see photo below. The inside of the residence does not appear to have changed since the last service call. The guest bathroom toilet is still under repair. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance using the vinegar provided. Water heater is on vacation mode. Put the key back in the lockbox when leaving.
