Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/6/22: Contractor Tom was not at the residence when I arrived. I checked the plumbing first before turning the water on. Kitchen remodel progress photos below. The humidity level was over the acceptable level of 60% inside the residence. I found the humidistat setting has been raised to 55% since the last service call & lowered to 45% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/6/22: Met with handyman Mike Lewis & let him into the residence to replace four smoke detectors with new smoke detectors provided by the clients. I left all the smoke detectors & hardware on the kitchen counter see photos below. Also watered the Orchid flower on the kitchen sink.
5/6/22: The front door handle was unlocked when I arrived. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

5/6/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 44. Checked the light timer in the living room.
5/6/22: The lawn is looking better since the last service call see photos below. The watering days have been increased on the irrigation timer. There has been a strip of sod removed & replaced to run utilities on the right side of the garage see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/6/22: The exterior plastic dryer vent in the soffits on the right side of the house appears to be dry rotted & is falling apart see photo below. The rain maker shower head in the master bathroom appears to be broken. It is now spraying water from the side of it. I have tagged it as such. The smoke detector in the master bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/5/22: Made sure the water heater, range & ice maker were off. The portable dehumidifier in the garage storage room was off & the drain line was clogged when I arrived. I unclogged the drain line & emptied the bucket allowing the dehumidifier to turn back on. Battery maintainer on Mercedes had to be reconnected. The batteries were severely corroded in two of the tv remote controls on the kitchen counter see photos below. The trap connection on the bottom of the upstairs sink is corroded & starting to slowly weep when water is running see photos below. I have tagged it as such. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered both humidistats to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the downstairs guest bedroom & the upstairs bedroom windows were unlocked. Closed the storm shutter over the front door when leaving.
5/5/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the ac system was completely off see photo below. I turned the ac system back on & it started to cool the residence. Will continue to monitor closely & adjust accordingly. Made sure the water heater, range & ice maker were off. The screens on the lanai are in the process of being replaced see photos below. Could not find the air dryer for the vehicle. I checked the entire garage storage room & inside the residence. Will try to contact the client. Will need some toilet bowl cleaner for the bathrooms.
5/5/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the thermostat was on the heat setting & changed it to cool see photo below. I Water was on at 2004.
5/5/22: Checked the water pan in the ac return vent.
5/5/22: The water main was on & the alarm system was deactivated again when I arrived. Brought in two pieces of mail see photo below. The guest bathroom bathtub drain is clogged. I have tagged it as such. The refrigerator has some perishable food items inside. The master bathroom left side sink has been turned off by the clients. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/5/22: Made sure the water heater & range were off. Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 7/1 per the client. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
5/4/22: I watered all 7 plant on the lanai as indicated by the moisture meter. The light on the lanai over the furniture was on, I turned it off. There were 2 Pinch-a-Penny pool service tickets on the lanai that I brought inside, photo below.
5/4/22: The sink in the bathroom with the shower drains quite slowly.
5/4/22: The gate was unlocked, photo below. I locked it upon departure.
5/4/22: Poured 2oz of bleach in each toilet.
5/4/22: Below is a photo of a letter I thought you should see. Back by the pool one of the plants was on its side I sat it upright. The planter has a crack in it, see photo below.
5/4/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube I then chased it by water. I found many dead bugs on the master bedroom window sill, photos below. I did not see any live bugs. I cleaned these up to see if any return.
5/4/22: Made sure the water heater, range & ice maker were off. There are perishable food items in the kitchen pantry see photo below. There are also some pistachios on the kitchen counter which may attract ants photo below. Client advised to remove or put in freezer for now. I put the bagels & bread in the freezer & removed the pistachios from the kitchen counter. There is mold or mildew in the master bathroom shower see photos below. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all wood floors throughly.
5/4/22: I watered both plants in the kitchen, I put 2 glasses of water in the plant on the counter and 3 glasses of water in the plant on the floor. The plant on the floor lost Al but a few leaves see the photo below.
5/4/22: 2 GardenMasters’ signs dated today where in the yard, one front one back, photo below. The water heater breaker was on, I turned it off. Some debris on the bottom of the pool, see photo below. I walked the house twice at the end of the service call just to make sure there were no faucets or toilets running due to the fact we’re leaving the water main valve on now.
5/4/22: Made sure the water heater & oven were off. The attic access cover in the garage is open see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
5/4/22: Visual check of the car, battery maintainer lights were on. Pulled a Truly Nolan sign from the front. I turned the thermostat down to make sure the system kicked in and began to cool before I left. I then May sure the thermostat was set back to 78 before I departed.
5/4/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
