Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,567 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/25/24: The building is still waiting on new gutters to be installed. All storm shutters on the lanai are closed.
7/25/24: New gutter installation has started on the top of the building since the last service call see photos below. The downstairs AC system was back on & appeared to be working correctly again. I did not see any water stains on any of the ceilings throughout the residence. Portable dehumidifier upstairs read 56. Watered all the plants on the lanai. All storm shutters are closed. Storm shutter over front door will be closed if storm is imminent. Left the door handle on the front door unlocked when leaving.
7/25/24: I turned the water heater on at the circuit breaker, and it began to heat. I set the thermostat to 72° as requested. Upon departure, the water main was on as requested. I walked the house twice to ensure that all the toilets had stopped filling, and that there were no faucets or shower fixtures running.
7/25/24: The screen covering the air vents on the storage room back wall is torn allowing mud dauber wasps to enter the storage room. Refrigerator & freezer in the dining room area were both on & cold. Watered the plants on both lanais. All storm shutters are closed.
7/25/24: Weeds growing in the cracks of the pavers on the lanai, new photo below. The pool pump has a leak but I cannot identify exactly where, reported previously. Bushes are goin to need some trimming soon, photo below. The circuit breaker for the kitchen lights was tripped when I arrived. I reset it and it had not tripped again during my service call.
7/25/24: The walls around the dining room windows have been painted since the last service call see photos below. Closed the three open storm shutters on the lanai. All ceiling fans are off. All storm shutters are closed.
7/25/24: Weeds beginning to grow in the cracks of the pavers on the lanai. I pulled a couple dozen weeds on the lanai.
7/25/24: Drive by. Went to the residence to performance an inspection but was unable to enter the residence as the keypad on the front door was completely dead when I arrived.
7/25/24: The ac condenser area on the front of the building appears to still be waiting on new louvers to be installed. All ceiling fans are off except for the fan in the dining room. Closed storm shutter over front door when leaving. All storm shutters are closed. All storm shutter switches are in the neutral position.
7/25/24: Weeds growing in the cracks of the pavers on the lanai, I pulled several dozen. The GFI receptacle in the garage just under the electrical panel had tripped, I reset it. The cord to the battery maintainer for the yellow car was off because of this. Both maintainers had power when I departed.
7/25/24: The ac condenser area on front of the building appears to be waiting on new louvers to be installed. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All ceiling fans are off. All storm shutters are closed except for two in the front that will not go down. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
7/25/24: One van in the garage this service call.
7/25/24: The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Storm shutters on lanai are closed. Storm shutter over front door will be closed if a storm is imminent. Water was on in #2004.
7/25/24: The ac access area on the front of the building appears to be waiting on new louvers still. All ceiling fans are off. All storm shutters are closed. Did not run any water inside the residence per the client.
7/25/24: Browning in the yard remains the same. I walked the house twice to ensure all water faucets were off and the toilet valves were off as well. I do this because the water main to the home must remain on for the pool auto fill. I pulled several dozen weeds on the lanai.
7/25/24: The ac condenser access on the front of the building appears to be waiting on new louvers still. Mini fridge in foyer read 37/54. All storm shutters are closed.
7/25/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
7/25/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all large damp rid buckets. All ceiling fans are off. Watered the plant on the front porch. All storm shutters are closed except the front door. Storm shutter over the front door will be closed if a storm is imminent.
7/25/24: Some pieces of furniture in the corner of the lanai.
7/25/24: The spare portable dehumidifier in the garage storage room was on and appears to be working correctly. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
7/25/24: The browning in the yard remains the same. The pool level is at the top of the skimmer port.
7/25/24: All ceiling fans are on. Checked all damp rid buckets. Storm shutters on lanai are closed.
7/25/24: Browning in the yard remains the same. I poured 4oz of vinegar down the HVAC condensate tube. Pool level is at the top of the skimmer port. Some plant damage, reported previously.
7/25/24: A portable dehumidifier has been set up on the kitchen counter next to the kitchen sink since the last service call see photo below. Portable dehumidifier read 48. The humidity level was back under 60% inside the residence on both floors. The west attic was dry & I did not find any water inside the residence during today’s service call. Did not use the garbage disposal. The mini fridge in the dining room was on & cold. Storm shutters on lanai are closed. Storm shutter over front door will be closed if storm is imminent.
7/25/24: Poured vinegar down the HVAC condensate tube chased with water. Browning of the yard has not improved in a month, so it may be this way going forward. The circuit breaker for the garage GFI was tripped. I reset the breaker and it did not re-trip during my time here today.
