Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/9/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
5/9/22: Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
5/9/22: Made sure the water heater, range & ice maker were off. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.
5/9/22: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
5/9/22: Accordion storm shutters have been installed see photos below. The portable air conditioner was off when I arrived. The outlet it was plugged into had no power. I found breaker #6 tripped in the breaker panel & reset it allowing the portable ac to turn back on. The plastic bracket that holds the shower head is broken see photo below. Portable dehumidifier read 50.
5/9/22: Replaced the batteries in the alarm keypad by the front door with two new AA batteries provided in the utility room per the client. Both garbage cans outside were empty. Made sure the water heater was off. The master bathroom left side sink has a slow drain. The living room sliding glass door handle needs to be replaced. Both valves for the pool auto filler were on.
5/9/22: Checked all damp rids throughout the residence. Photos of the boat & motor below.
5/9/22: There is a faint water stain on the ceiling above the dining room table see photos below. It is currently dry to the touch. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
5/9/22: There is a large ladder laying on the left side of the house see photo below. Client advised to put the ladder inside the garage. There is a large hole in the metal soffits above the electric meter on the back right side of the house. Brought in eleven pieces of mail with two packages & some sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. Removed the $40 cash from the kitchen table to add to the clients account for mail forwarding expenses. Made sure the water heater, range & ice maker were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new air filter provided & wrote the date of installation on it. Watered all the plants on the kitchen table per the clients instructions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. Visual check of the vehicle in the driveway.
5/9/22: The pool water level is back up to the optimal level of half the skimmer port. I ran water into the pool during the service call to help keep the water level up during drought periods. Lamp in Florida room is on. Checked the shed in the backyard. Vacant lot is being maintained.
5/9/22: There is a large pile of dirt or sand on the bottom of the pool see photo below. Brought in one piece of mail with some sales flyers see photo below. Ran two cups of water through the refrigerator water dispenser.
5/9/22: There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn. Mud dauber nest are on both entryway ceilings.
5/9/22: Brought in two pieces of mail & a small package from Lennar homes that was in the garage see photos below. The master bedroom ceiling fan light was on when I arrived. I turned it off before leaving. There is a faint water stain on the dining room window sill. It is dry to the touch & appears to be an old stain. Poured approximately 2-3ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/8/22: Made sure the ice maker & water main were off. Did not run any water per the clients. Found both ac thermostats on 74 & raised them to 76 hold per the clients. Found some of the master bedroom windows partially unlocked. Made sure the master bedroom door was closed. Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. Checked all soffits thoroughly. Irrigation system is on. Landscape lighting was on 6. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack several feet long in the stucco underneath the back guest bathroom window on the left side of the house. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50.
5/6/22: Checked all damp rid bags.
5/6/22: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Will change the ac air filter on July 1st per the client. Made sure the front door was completely closed & locked when leaving.
5/6/22: There was no one at the residence when I arrived & there are still weeds present in all the landscape beds photos below. Turned on breakers & inflated the car tires to the manufacturer specs on the drivers door photo below. The builder was not present when I arrived & there has been no activity in the study since the last service call. Brought in two pool service slips dated 4/28 & 5/5 photo below. 5/6/22: Checked all damp rid buckets. Made sure light in garage wasn’t on.
5/6/22: Mini fridge in dining room was on & cold. Watered the plant on the lanai using the right side slider only.
5/6/22: There was a blue Range Rover in the driveway when I arrived see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
5/6/22: Made sure the water heater & range were off. The water softener system was purging when I turned on the water main. Will contact the client & advise them of the situation. The ac thermostat had a low battery warning on the display see photo below. I replaced the batteries with two new AA batteries. Locked the door between the garage & home. Skylight field has been added to the report. Monitoring all previous water stains on the ceilings closely. The water softener was still purging after completing the inspection. It stopped purging after I turned the water main off.

5/6/22: The exterior of the building was being painted when I arrived. Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
5/6/22: The leaf guard on the air conditioner condenser is dry rotted & is starting to fall apart see photo below. Will send a video of the leaf guard to the client via text. Poured capful of bleach into each toilet.
