Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,386 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/23/21: Removed an active hornets nest from the soffits. The landscape bushes on the front left side of the house may need to be trimmed soon see photo below. Brought in one piece of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap. Visual check of the treehouse.
11/23/21: Removed several active hornets nests from the soffits. Brought in one piece of mail with a stack of sales flyers see photos below. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.

I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
11/23/21: The right rear tire on the vehicle was extremely low when I arrived. I inflated the tire to 32psi using my cordless inflator. Sprayed several active hornets nests along the back of the house. Left the water main on when leaving per the client.
11/23/21: There was a white Kia suv in the driveway when I arrived see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The security system updated while I was inside the residence. Visual check of the new plants see photos below. I gave each plant a five gallon bucket full of water to help keep them alive.
11/23/21: The podocarpus bushes on the back left side of the house are covered in vines. The pavers by the front entryway on the left side of the garage have mildew on them & may need to be pressure washed soon. Did not see any current evidence of rodents inside the residence. All the floors will need to be cleaned from the previous rodent activity throughout the residence. The door between the garage & home is closed. The kitchen sink is tagged for leaking on the left side trap when water is running. No droppings were present on the lanai.
11/22/21: Watered the 3 interior plants. Circuit break 24 to the fridge was NOT tripped. Turned the thermostat down 2 degrees to help mitigate the high humidity the home.
11/22/21: Found the main water valve on. The humidity is very high primarily due to the lower temps outside and the setting of the thermostat inside. I turned the thermostat down to 75 to help mitigate. We are due for a very cold spell so this should have little defect over the next week or so. We can re-assess the next service call.
11/22/21: I found the humidity to be high inside home at 64.5%, I’d like to see it under 60%. I believe it’s because the outside temperature is too close to the interior temperature so I turn the thermostat down to degrees I’ll see how that helps mitigate the humidity levels.
11/22/21: Brought in a new battery charger/maintainer & connected it to the vehicles battery see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The faint water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Pool construction progress photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai is currently under construction.
11/22/21: Poured vinegar down the HVAC condensation evac tube. Brought several fliers in from the mailbox. The humidity is a bit high but not a worry at this time.
11/22/21: There is some browning in the front yard see photos below. Brought in six pieces of mail see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Weeds are growing in the pool pavers & the walkways again photos below. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.

I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all light timers. The garage overhead door needs new weather stripping on the bottom.
11/22/21: Humidity level is high so I turned the thermostat back to 75 and will leave it there until next service call.
11/22/21: Found a few dead ants since last service call but not enough to sweep. Yellow/orange on the ceiling in the corner of the master bedroom closet, photo below. Yellow/orange may be or appears to be mildew from higher humidity levels and it being a dead air pocket area of the closet. Cleaning with bleached water and painting will remediate. To mitigate higher humidity I turn the thermostat to 75° and the dehumidistat to 45% let’s leave it there for two weeks and see what it’s like next service call or when I bring the pest control company back.

11/22/21: The clay pot on the back patio was broken when I arrived see photo below. Made sure the water heater, range & ice maker were off. Brought in a small stack of sales flyers. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the battery maintainer connected to the car wasn’t hot. The alarm system appeared to be working correctly. Checked the light timer by the front door.

I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.

I lowered the ac to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the guest house needs to be cleaned. The water main handle is now dripping continuously.
11/22/21: Photos of the landscaping & lot next door. The registration on the boat is expired.

I lowered the ac to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The real property sticker on the outside of the residence expires on 12/21. Grass & weeds are growing in the front landscape bed. Checked all damp rids. Photos of boat & motor below.
11/22/21: Sprayed an active hornets nest on the ceiling in the front entryway & cleaned up several dead millipede worms off the floors inside the residence. Roots are growing from the potted plants on the lanai by the pool see photos below. Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. There are some brown spots in the lawn on the left side of the house & on each side of the driveway. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client.
11/22/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
11/22/21: The gutters along the back of the house above the pool cage appear to be full of leaves see photo below. Made sure the water heater was off. Removed the eggs from the refrigerator. The light inside the garage was on when I arrived. I turned it off before leaving. Left the package on the front porch for Fed-Ex when leaving per the client. Checked the shed in the backyard.
