Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,386 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/22/21: Brought in one piece of mail with a stack of sales flyers see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Adjusted the light timer in the living room for dst. Pine needles are starting to build up in the valley’s of the roof. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
11/22/21: All pre-existing water stains on the ceilings have not changed in appearance since the last service call. Will continue to monitor closely. There is a palm tree touching the soffits & facia on the right side of the house. The gfi outlet in the kitchen is tripped & will not reset. I have tagged it as such.
11/22/21: The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water stains on the master bathroom ceiling have not changed in appearance since the last service call. Client advised that the leak will be repaired on the 29th. There appears to have been a water intrusion on the front guest bedroom windows from recent heavy storms since the last service call as there was evidence of water on the window sill & on the floor when I arrived see photos below. It was currently dry & I can not pin point exactly where the water came through the windows. The spa appears to have a leak as the water level was low again. Weeds are growing in the driveway & pavers. There are cracks in the stucco on both sides of the house. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
11/19/21: Photo of the roof repair area below. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer see photo below. The humidity level was well under 60% inside the residence after making the last adjustment. I raised the thermostat to 77 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
11/19/21: The garbage disposal is tagged for not working.
11/19/21: The neighbors silver Honda sedan was in the driveway when I arrived. Made sure the water heater, range & ice maker were off. I emptied the ice tray as it was hardened into a brick & could potentially damage the ice dispenser. Monitoring all previous water stains on the ceilings closely.

11/19/21: The front porch & lanai have been pressure washed since the last service call but it appears to have removed some of the paint from the lanai floor see photo below. The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
11/19/21: There was a furniture care kit on the kitchen counter when I arrived see photo below. Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
11/19/21: The water main valve appears to have a small drip leak & will need to be replaced see photo below. I contacted the client & advised them of the situation. The walkway & the lanai may need to be pressure washed soon photos below. Put a lockbox on the front door when leaving with a key to the residence inside of it for HVAC maintenance. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The lanai has a large puddle from rain. Checked all damp rid buckets. Made sure light in garage wasn’t on.
11/19/21: The gutter downspouts need splash guards as they are starting to wash out the ground beneath them see photo below. I could not get any water to run inside the residence when I arrived. The well tank had no pressure & I found the breakers to the well in the sub panel on the back right corner of the house we’re turned off. I turned them back on but the well pump still would not turn on. The irrigation timer was also not on & had no power. The gfi outlet it is plugged into was tripped. I reset the gfi outlet & the irrigation timer came back on. It appears the irrigation system came on & emptied the tank causing the well pump to shut off & the gfi outlet to trip. All other gfi outlets were not tripped. The breakers #29 & #31 in the garage for the well & the sub panel outside were not tripped but are loose inside the breaker panel see photo below. I contacted the client & advised them of the situation. There are five gfi outlets outside & four gfi outlets inside. Made sure the water heater, range & ice maker were off. The guest bathroom window was unlocked. The inside of the house needs to be recleaned as the cleaning services had no water to use. I turned the irrigation timer off for now until the well pump gets repaired photo below. Photos of the dirty appliances & sinks below. There is also paint overspray on most of the brushed nickel door hinges. Water world purification systems is scheduled to check the well pump on 12/1.
11/19/21: There appears to be a loose jet on the bottom of the pool see photos below. All of the gutter downspouts need splash guards as the ground is getting washed out beneath them photos below. Made sure the water heater, range & ice maker were off. Brought in one pool service slip dated 11/16 photos below. Photo of the pool below.
11/19/21: Checked all damp rid bags. The guest bathroom sink right side faucet handle is loose. I have tagged it as such.
11/19/21: The ac thermostat was in the off position when I arrived. I discovered that I accidentally left it off while changing the ac air filter on the last service call. The humidity level inside the residence was slightly over 60%. I turned the ac back on & it immediately started to cool the residence.
11/19/21: Removed an undated Massey pest sign from the front yard. The guest bathroom toilet has started to run & I have tagged it as such. It appears to have a degraded flapper see photo below. The pool cage & screens may need to be pressure washed soon. Weeds are growing in the pool pavers. The left side water faucet handle in the guest bathroom sink is broken. It appears to have been broken & was just siliconed back on. I have tagged it as such. The master bathroom left side sink has a slow drain. I have tagged it as such. There are hairline cracks in the stucco on the right side of the house.
11/18/21: Drive by. Put the empty garbage cans back inside the garage. Made sure the water main was off.
11/18/21: Brought in five pieces of mail with another door hanger from Brightview landscaping dated 11/17 concerning the irrigation clock see photos below. The ac thermostat was off again when I arrived. There is a water stain on the office ceiling above the computer closest to the doorway see photos below. It is currently dry to the touch. Opened the storm shutter over the front door, set the ac thermostat to 70, turned on the water heater & ice maker, left two lamps & the exterior garage lights on & left the water main on when leaving per the client. Weeds are growing by the pool.
11/18/21: Checked all damp rids. Had to empty & refill all small buckets & replaced a full bag in the guest bedroom closet.
11/18/21: Drive by. Removed the towels from the refrigerator & turned it back on per the client. The block of ice that was attached to the inside back of the refrigerator was gone & there does not appear to be any vents where the ice was see photos below.
11/18/21: The water main was on when I arrived. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the water pan in the ac return vent.

I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran water through fridge door. Drained water from system after water was turned off.
11/18/21: Brought in three pieces of mail see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The switch for the garbage disposal has quit working properly & now has to be held down to run the disposal. I have tagged it as such. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
11/17/21: Drive by. Brought all important mail collected during the service call to the post office for forwarding. Photo of the receipt with tracking number below.
11/17/21: Drive by storm prep reversal. Removed the clear storm shutter panels from the front windows & placed them back inside the garage where they were originally found. Opened all accordion shutters & placed the furniture back out on the lanai in the position it was found see photos below. It also appears that some new front doors & screens have been installed recently see photos below. The storm shutter over the front door is extremely difficult to open & close. All the accordion shutters are in need of some repairs or maintenance, pins no longer working, dirty tracks etc.
11/17/21: Brought in six pieces of mail see photo below. Will be bringing all important mail to the post office for forwarding. One of the master bathroom bathtub faucet handles is loose. I have tagged it as such. The pool cage & screens have green pollen starting to build up on them and may need to be pressure washed soon. Weeds are growing in the landscape bed by the pool again. Checked all damp rid buckets.
