Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,386 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

11/25/21: All old water stains on the ceilings throughout the residence have not changed in appearance since the last service call. Will continue to monitor closely & adjust accordingly. The spots were all dry to the touch. Watered the two plants in the living room.
11/25/21: There is mildew forming on the outside of the sliding glass doors & weather seals on the lanai. The lanai may need to be cleaned soon. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
11/24/21: Drive by. The flooring workers were still inside the residence working when I arrived at 5pm to lock the house up. The crew leader stated that he would have been finished by 5pm but did not have enough workers today & asked if they could stay until 8pm. I contacted the client & advised them of the situation. The client gave permission for the workers to stay until 8pm & to go out the garage side entry door when leaving. I instructed the workers to lock the house up when leaving & showed them the side entry door. I did a quick walk through inside the residence to check everything. Photos of the floor construction progress below.
11/24/21: Brought all insurance documents to the post office for forwarding. Photo of the receipt with tracking number below.
11/24/21: Photo below of construction materials in the garage. Brought in five pieces of mail with a stack of sales flyers see photo below. Will be bringing all insurance documents to the post office for forwarding per the client. Portable dehumidifier in kitchen read 51. Mini fridge in kitchen is off & door propped open. Poured approximately 2ozs of vinegar down the hvac condensate drain line preventative maintenance. The storm shutters are cracked for ventilation.
11/24/21: The crown molding above the tv in the living room is starting to separate from the ceiling.
11/24/21: There was a package inside the front door when I arrived see photos below. Sections of carpet are lifted in the guest bedroom on the right side of the bed see photo below. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
11/24/21: The new upstairs tile floor appears to be completed see photo below. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
11/24/21: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
11/24/21: The portable dehumidifier in the garage storage room was off from the tank being full & the drain line was clogged with algae when I arrived. I emptied the tank & cleaned out the line. The dehumidifier came back on & was working correctly again. Made sure the water heater, range & ice maker were off. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
11/24/21: Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
11/24/21: Was unable to run any water inside the residence as it appears to have been shut off. I closed all the drains to keep any methane gas or pest from entering the residence in case any of the plumbing traps dry out. Portable dehumidifier in kitchen read 39.
11/24/21: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
11/24/21: The humidity level was back under 60% inside residence on both floors after making the last adjustment. Will continue to monitor closely & adjust accordingly. The storm shutters on the lanai are closed.
11/24/21: Brought in a large stack of mail, magazines & sales flyers. Sent out several pieces that appeared important. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Visual check of the boat photo below.
11/24/21: Drive by. Unlocked the front door for the floor installer per the client. Will return at the end of the day to lock the front door.
11/23/21: The shed door & the garage side entry door handles were unlocked when I arrived. Made sure the water heater & ice maker were off. All the materials for the bathroom remodels are in the garage see photos below. Did not run water in the master bathroom shower.
11/23/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
11/23/21: The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
11/23/21: The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
11/23/21: The pool cage may need to be pressure washed soon see photos below. The section of loose facia on the left side of the house has been repaired since the last service call see photos below. Removed an active hornets nest from the soffits. Brought in two pieces of mail with a stack of sales flyers see photo below. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
11/23/21: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs. The water main handle was difficult to use but I was able to turn it off when leaving.
11/23/21: Both the water main handles are extremely rusted & the bottom handle broke off in my hand when I turned the water on see photos below. Both handles or the valves themselves will need to be replaced. There are large fire ant mounds in the landscape beds on each side of the driveway see photos below. Made sure the water heater was off. The pool cage & screens may need to be pressure washed soon see photo below. The guest bathroom bathtub faucet drips when turned off. I have tagged it as such. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
11/23/21: Last service call. Key to the residence will be returned to the clients via certified mail. Brought in one pool service slip dated 11/23. All the water supply valves for the sinks, toilets & water heater have excessive corrosion on them.
