Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,386 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/1/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Cleaned up several more dead millipede worms from the floors in various locations throughout the residence. It also appears that management is not cleaning the stairwells on a regular basis & it is full of dead bugs.
12/1/21: Several areas of the lawn have some browning on top see photos below. Brought in a large stack of mail, magazines & sales flyers. Sent out several pieces that appeared important. Visual check of the boat photo below.
12/1/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Both damp rid buckets in the master bedroom closets are full & need to be replaced.
11/30/21: The armadillo hole still appears to be filled IN with NO apparent activity.
11/30/21: The MB toilet tank wobbles a bit but I cannot see that it leaks.
11/30/21: There is a city building permit card taped to the front door, photo below.
11/30/21: Found 3 lights on inside (dining room, hall leading to the garage and the master bathroom light over the toilet). Several items have been moved around mostly from bathrooms. Slider blinds are all open. I also found the water main valve on upon arrival.
11/30/21: Thermos used to 75 degrees, reading 74. Both of my hygrometers have the temp at or above 76 degrees, could be calibration of the thermostat is a bit off.
11/30/21: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube chased by water.
11/30/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
11/30/21: The water valve above the water heater is still leaking from a microscopic hairline crack in the side of the valve which I have circled with a marker see photo below. It is recommended to have the valve replaced at this point. I have tagged it as such. I left the lockbox with the key inside for the plumber when leaving. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
11/30/21: The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
11/30/21: Made sure the water heater, range & ice maker were off.
11/30/21: Floor construction progress photos below. The pool water level was low again approximately 1” from the bottom of the top skimmer port when I arrived. I set the water timer to run for 60 mins to help bring the water level back up. The lawn has some browning in the backyard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
11/29/21: Ran water into the pool during the service call. Made sure each toilet valves was off. Checked all doors and windows.
11/29/21: Stayton Pest control sign in the front circular plant area dated 11/15/21
11/29/21: The shutters have been removed and put away on the shelf. The under cabinet lights in the kitchen were on upon arrival, I shut them off.
11/29/21: The water main under the master bath left sink was on upon arrival, off upon departure. Visual check of the car, battery maintainer lights were on.
11/29/21: Watered the 3 interior plants. Circuit break 24 to the fridge was NOT tripped. I kept the thermostat at 75 degrees to help mitigate the higher humidity in the home. Ran the dishwasher. Ran the hurricane shutters up and down.
11/29/21: Found the AC set at 75, moved back to to 78. Found the recessed lighting on in the kitchen, I turned them off. Brought In several pieces of mail non looked important. The pool was/is low on water so I ran water all the while I was on property but is still around a 3rd of a skimmer port. There is white gunk at the end of your AC evac tube and some inside it, photo below. I cleaned out what I could.
11/29/21: The client requires the water remain off. The dehumidifier read 46.
11/29/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. There was a package at the front door but was addressed to your neighbor across the street so I took it to him.
11/25/21: Barbara the neighbor advised me that the pool pump sounded like it has been fluctuating while running. I turned the pump on & it did sound as if there is some air in the lines causing it to slightly lose prime. The water level was at the optimal level of half the skimmer port. The guest bathroom corroded toilet water supply valve has started to drip leak see photo below. I turned the valve off, cleaned up the small puddle of water, put a bowl under the valve & tagged it as such. I did not see any more water dripping after I turned off the valve. The pool cage & pool patio may need to be pressure washed soon see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There appears to be weeds growing in the gutters on the left side of the house. Weeds are growing by the pool. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. There is a small section of soffits pushed up on the front left corner of the house above the address plaque. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
11/25/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
11/25/21: The outside light was on & there was a new bed sheet set on the kitchen counter when I arrived see photo below. I turned the outside light off before leaving. A roofing company has started to replace sections of metal roofing on each building but have not repaired the edges looking down from the balcony yet. Will continue to monitor closely & will provide photos when your roofline is repaired.
