Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,389 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/6/21: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
12/6/21: Brought in two pieces of mail with a stack of sales flyers see photo below. Brought in two packages that were by the front door when I arrived see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged when finished. The alarm system appeared to be working correctly. Checked the light timer by the front door.
12/6/21: The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
12/6/21: A new water main valve has been installed since the last service call & is no longer leaking see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the ac to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The inside of the guest house needs to be cleaned.
12/6/21: The outside of the house & all the railings may need to be pressure washed soon see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Pool construction progress photo below. The registration on the boat is expired.
12/6/21: The palm tree on the back of the house appears to have been trimmed recently see photo below. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the ac to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The real property sticker on the outside of the residence expires on 12/21. Grass & weeds are growing in the front landscape bed. Checked all damp rids. Had to replace a full bucket on the lanai with a new damp rid bucket provided. Photos of boat & motor below.
12/6/21: Roots are still growing from the potted plants on the lanai by the pool. Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. There are some brown spots in the lawn on the left side of the house & on each side of the driveway. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client.
12/6/21: The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
12/6/21: Brought the package that was on the front porch inside per the client. Checked the shed in the backyard.
12/6/21: Brought in a stack of sales flyers. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Pine needles are starting to build up in the valley’s of the roof. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
12/6/21: There are large sections of brown grass on each side of the residence & some of the plants in the landscape beds appear to be dying possibly from chemicals see photos below. There has been some activity inside the garage since the last service call as the car was moved over to one side so someone could enter the attic through the attic access door. The humidity level was still over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I had to lower the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water stains on the master bathroom ceiling have not changed in appearance since the last service call. Client advised that the leak would be repaired on 11/29. There appears to have been a previous water intrusion on the front guest bedroom windows as there is a water stain on the sill & floor beneath it. It is currently dry. The spa appears to have a leak as the water level was low again. Weeds are growing in the driveway & pavers. There are cracks in the stucco on both sides of the house. The guest bathroom shower has grout coming out in the corners. Mud dauber nest are on both entryway ceilings.
12/3/21: The smoke detectors in the kitchen & back guest bedroom were chirping when I arrived. I replaced the batteries with two new 9v batteries & made sure to test them after installing the new batteries. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
12/3/21: The garbage disposal is tagged for not working.
12/3/21: Made sure the water heater & range were off. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the dehumidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Dehumidifier in kitchen read 53. Checked the light timer in the living room.
12/3/21: The fan inside the freezer was rubbing on a plastic cover when I arrived. I tried moving the plastic cover around but the noise would get louder. Client advised it is ok for now. The water stains on the master bedroom ceiling have not changed in appearance since the last service call.
12/3/21: There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length see photos below. Swept up a large pile of dead ants on the living room floor. The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.
12/3/21: Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
12/3/21: The water main handle has been replaced since the last service call photo below. The walkway & lanai have been pressure washed see photos below. Checked all damp rid buckets. Made sure light in garage wasn’t on. Left the lockbox on the front door for Tri county air when leaving.
12/3/21: Removed an undated Ranson sign from the front yard. The loose jet on the bottom of the pool has not been repaired yet photo below. Client advised they will get gutter downspout splash guards when they return. Brought in two pool service slip dated 11/24 & 12/2 photo below. Photo of the pool below.
12/3/21: The pool cage & patio have been pressure washed since the last service call & all the weeds have been removed from the pavers. There is debris on the bottom of the pool from the pressure washing see photos below. The guest bathroom toilet & sink handle have been repaired since the last service call see photos below. The cracks in the stucco on the right side of the house appear to have been painted or filled in since the last service call. The inside of the residence will need to be cleaned after the contractor. Left the keys in the lockbox for the contractor when leaving.
12/2/21: Checked all damp rids. The bag in the master bedroom closet was full. I had to replace it with a damp rid bucket as there isn’t anymore damp rid bags available.
12/2/21: The tag on the vehicle expires soon see photo below. Made sure the water heater, range & ice maker were off. The front door handle was unlocked when I arrived. Plants on the lanai appear to be healthy.
12/2/21: Checked the water pan in the ac return vent.
12/2/21: The master bedroom closet light was on when I arrived. I turned it off when leaving. The humidity level was back under 60% inside the residence since the last service call. Will continue to monitor closely & adjust accordingly. Ran water through fridge door. Drained water from system after water was turned off.
12/2/21: Brought in a small stack of sales flyers. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
