Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/24/22: A Massey pest control technician arrived while I was at the residence to treat the inside. The ac thermostat has been removed from the wall. The ac air filter is extremely dirty & will need to be replaced when construction is complete. The entire inside of the residence has been gutted for remodel. The pool pump filter canister is still leaking from a pipe on the side of it. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/24/22: Poured vinegar down the HVAC condensation evac tube.
5/24/22: The section of loose screen on the lanai has been repaired since the last service call see photos below. Two of the queen palm trees in the front yard have been cut down & removed since the last service call see photos below. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
5/24/22: The water main was on upon arrival, I turned it off prior to departure. Browning of the lawn in the front yard, photo below.
5/24/22: Left the water main on when leaving per the client.
5/24/22: I turned off the exterior garage light off. The humidity in the home was 52.5%. Garage humidity was 66.7%.
5/24/22: The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/24/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning of the back lawn, reported previously. When I placed my truck keys on the valve near the water main the handle simply fell off, photo below. I could not find the nut in the mulch that holds it on even using a magnet. I brought the handle inside to the garage so it wouldn’t get lost.
5/24/22: Some weeds & grass are starting to pop up in the landscape beds see photos below. There was a message concerning an update on the security system tablet display see photo below. Ran all faucets & showers on the hot side to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
5/24/22: No work out back yet.
5/24/22: A section of pool cage screen has came loose on the right side from dry rotted screen spline see photo below. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
5/24/22: Poured an ounce or two of bleach in each toilet.
5/24/22: The ac air filter is dirty & needs to be replaced size 20x24x1. Made sure the water heater was off. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
5/24/22: The water main valve was on upon arrival I turned it off of Pine departure. The humidity inside your home was nearly 69% this is too high. The thermostat was set to 82° and the thermostat was reading 80° inside. The humidistat was at 60. I move the thermostat down to 75° and the humidistat 250 so that the system would run and begin to cool and it did. Within 10 minutes the humidity had been dropped by 7%. Moving forward a setting of 75° on the thermostat and 55 on the humidistat is suggested as when I try to turn the humidistat back to 60 it’s shut down at 55 which indicates it’s probably not calibrated properly. There’s nothing you can do about a humidistat that isn’t calibrated correctly to the digits on the outside just need to know where to set it during your summer months. The master bath shower only dribbles when I turned it on, and the right side sink has a slow drain. The water heater was on at the circuit breaker and switch above the water heater I turned that switch above the water heater off as there’s no need to heat water that’s not going to be used. Garbage disposal is frozen I Fried it three times and three times it just stopped so it’s gonna need to be looked at eventually.
5/24/22: Ran water into the pool during the inspection to help keep the water level up. Did not find any pool service slips. Ran the outside shower per the client. Both pool cage doors are locked.
5/24/22: The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
5/24/22: One of the screens on the front of the lanai to the left of the screen door is torn along the bottom. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below.
5/24/22: I checked the pool first thing found it to be at a third of the skimmer port height so I ran water in it the entire time I was here. The key is in position for this afternoon’s visit.
5/24/22: Brought in one piece of mail see photo below. Both screen doors on the lanai are locked.
5/24/22: The humidity level was below 60% inside the residence again. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all light timers. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A new air filter is recommended size 19.5 x 23 x1. The master bathroom toilet fill valve has quit working. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
5/24/22: The ac air filter is dirty & needs to be replaced size 20x20x2. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
5/24/22: The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose. Client advised that the roof is going to be replaced.
5/24/22: The humidity level inside the residence is over the acceptable level of 60%. Levels over 60% increases your chances of getting mold. The door between the garage & home is closed. No droppings were present on the lanai.
5/24/22: There are two garbage bags on the front porch see photo below. Brought in two pieces of mail with a water treatment maintenance slip see photos below. Made sure the water heater, range & ice maker were off. Put the Bio one in the master bathroom toilet per the clients instructions. Irrigation system is on. Several palm trees have pre-existing freeze damage. Both lanai screen doors are locked. Outbuilding is locked.
5/23/22: Picked up the new key. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai door is locked. All storm shutters are closed.
