Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,322 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/16/25: The downstairs guest bedroom ceiling has not changed in appearance since the last service call. Monitoring all old water stains on the ceilings closely. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
10/16/25: Disconnected the old pool water auto filler and installed the new water auto filler and made sure it was working correctly photos below. The garbage disposal is tagged for leaking while water is running through it and requires a new one. Client will address. Several of the new landscaping bushes on the right side of the house appear to have died. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are unlocked. Left the water main on when leaving for the pool water auto filler.
10/16/25: A section of pavers has been removed from the end of the driveway due to repaving of the street recently. The lawn has some large brown spots in the backyard. Did not run any water in the showers & poured water down the drains using the water jugs provided. All ceiling fans are off. Irrigation system is in the auto position. Left the water main on for the pool when leaving.
10/16/25: The AC thermostat was not holding set temperature and the AC system was off when I arrived. I found a piece of gunk in the condensate drain line tripping one of the safety float switches and removed it restoring power to the AC system. The AC system came back on and cold air started blowing out of the vents. Will continue to monitor closely. The plate on the vehicle is expired. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
10/16/25: Excessive weeds & grass are growing in all the landscape beds. Removing all of the patio furniture etc from the back of the house is highly recommended before hurricane season. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat & boat trailer. Turned off the water main to the house only when leaving.
10/15/25: Brought in three pieces of mail see photo below. The neighbor‘s car was in the driveway. Lanai screen door is unlocked. All storm shutter panels are on. Green slip in mailbox.
10/15/25: The plate on the SUV expires soon. The floor was dry surrounding the ac air handler. Ac system uv light was blue. One of the master bathroom faucet handles is loose or broken. Client advised all faucet hardware will be replaced when they return. All ceiling fans are off. Whole home surge protector breaker was on. Checked all wood floors thoroughly. Checked all damp rid buckets throughout the residence. Monitoring the old water stain around the master bathroom shower light closely.
10/15/25: All ceiling fans are off. Storage room door on breezeway is locked.
10/15/25: Water softener salt container is full. Irrigation system is in the auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Straps & ropes were tight. Watered the plants on the lanai.
10/15/25: There has been some activity inside the residence since the last service call. The lawn is starting to look better throughout the entire yard. The backflow preventer on the left side of the house is dripping water. The irrigation system is in the auto position. The reusable ac air filter in the master bedroom ceiling is dirty & needs to be cleaned or replaced. Water softener salt container is 1/4 full. There are numerous large sections of screen missing from the pool cage. Lanai screen door is unlocked. Visual check of the boat photo below. Boat lift & dock breaker is off. All accordion storm shutters are closed & clear panels are on. Green slip is in mailbox.
10/15/25: All ceiling fans are off. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on.
10/15/25: I did not see any ants inside the residence. All ceiling fans are off.
10/15/25: All ceiling fans are off. Stairwell was clean.
10/15/25: The humidity level was over 55% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90 days for preventative maintenance if applicable. Checked all damp rid buckets.
10/14/25: Removed all of the expired canned goods, etc. from the kitchen cabinets per the client. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
10/14/25: The facade of the building was still being repaired when I arrived see photo below. Ran both storm shutters up & down for preventative maintenance. Checked all damp rid buckets. Wine chiller in the den read 57. Storm shutters are closed. Water heater is over 10yrs old. Front load washing machine door is open to prevent odors.
10/14/25: The façade of the building was still being repaired when I arrived photo below. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
10/14/25: Removed a truly Nolan pest sign dated 10/8 from the front yard. Storm shutters on lanai are closed. The mini fridge on the lanai & the mini fridge in lanai storage room are both off & doors open. All ceiling fans are off. Ran water in lanai sink. The new irrigation system appears to be on.
10/14/25: Both the front tires on the car were starting to get low. I inflated them both to 32 psi using my cordless inflator. The right side overhead door has a small section of weather stripping missing that is allowing light to shine through. Made sure none of the toilets were running before leaving. All ceiling fans throughout the residence are on. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 59.0% & 85.1. All accordion storm shutters are closed & all storm panels on. Made sure to leave the water main on for the pool auto filler when leaving.
10/14/25: The lawn appears to be getting better. There is a kayak sitting outside the pool cage. Wine chiller in kitchen is off. Pool pump timer is set to run between 8:30am-2:00pm. Visual check of the boat photo below. Storm shutters on lanai & front door are open. Left the water main on when leaving for the pool water auto filler.
10/14/25: The pool pump appears to have been repaired as it was not leaking during today’s service call. The tree on the back right corner of the house is touching the roof of the house & It may need to be trimmed soon photo below. Removed an elite pest signed dated 9/22 from the front yard. The lawn has some browning in the backyard. Client advised the perishable food items inside the refrigerator belong to the neighbor who is temporarily using the residence. There are some bird droppings on the lanai. There are a couple sections of soffits pushed up along the back of the house. The pool is missing a couple tiles on the waterline. Client is addressing. The metal in the stucco trim on the front & sides of the residence appear to be rusting excessively in several areas. Boat outlet power was on. Rusted metal banding on the front left & right corners of the house. Ran the cleats up & down on the slidemoor tracks & made sure to engage the locks over the water when finished. Watered the two plants by the front door. Checked all light timers. All ceiling fans are on. Checked all damp rid buckets. Visual check of the truck in the driveway. Visual check of the boat photo below. Left the water main on when leaving.
10/14/25: The AC system was back on and appeared to be working correctly again since being repaired after the last service call. Removed a truly Nolan pest sign dated 10/14 from the front yard. The lawn has some brown spots throughout the entire yard.
10/14/25: The new pool company was at the residence when I arrived. The pool water level was low and green. The new pool company stated they were going to get the water level back up to the correct level and get the water clear again. The white Toyota Camry is in the driveway. The lawn is starting to look better. Checked all damp rid buckets. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox.
10/14/25: The plate on the vehicle expires soon. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The water heater is 10yrs of age & may need to be replaced soon. Checked all light timers. All ceiling fans are off.
10/14/25: Removed a problem solved pest sign dated 10/8 from the front yard. All ceiling fans are off. Water softener salt container is full. Visual check of the boat photo below. All storm shutters are closed.
