Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,402 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/13/21: Ran water into the pool during the service call it was within 1 inch of the bottom of the skimmer port, I was able to raise the level another inch. The pool is collecting dirt on the bottom near the spa, photo below. I Made sure each toilet valves was off. Checked all doors and windows. The humidity level was high so i turned the thermostat down to 75 to help start to mitigate the humidity. I waited until the temp and humidity began to come down before leaving.
12/13/21: Watered the 3 interior plants. Circuit break 24 to the fridge was NOT tripped. I kept the thermostat at 75 degrees to help mitigate the higher humidity that is common this time of year. The plant along the garage as you walk into the home (bougainvillea) needs trimmed. As mention before the bush on the right corner of the garage needs trimmed as well, photos below.
12/13/21: Watered all the potted plants on the lanai inside and outside of the hurricane shutter, 15 in total. Watered the 4 plants in the master bathroom. Poured vinegar down the HVAC condensation evac tube then chased with water.
12/13/21: The humidity was high on both levels , more so upstairs than downstairs. I lowered the thermostat 1 degree downstairs and 2 degrees upstairs to help mitigate the higher humidity.
12/13/21: The water main was on upon arrival, off upon departure. There was a noticeable smell of moisture in the air upon entry, I knew the humidity would read high and it did (68%). I have turned the thermostat 73 as I believe the main culprit is the mild temperatures outside not raising the indoor temperature high enough to turn the AC system on. I waited until the AC ran long enough to begin removing the hump, it was down to 66% when I left.
12/13/21: I could not find the gecko you spoke of by phone, but I did see 4 very small droppings on the floor around the TV. There should be far more if it was inside all this time so I believe it is getting in then going out. The humidity is high so I turned the thermostat down to 75 from 78. This should allow the humidistat to control whether the AC runs or not and also should lower the humidity especially during the day.
12/13/21: Visual check of the car, battery maintainer lights were on. Turned the thermostat to 76 from 78 to help mitigate the higher humidity inside.
12/13/21: The client requests the water remain off. The dehumidifier read 52.
12/13/21: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The humidity is very high inside the home. I turned the thermostat to 72 and the humidistat to 55 form 60 then waited for the AC unit to start running. Ii will keep these settings for the next week. Theoretically the humidistat should control the AC unit now and the thermostat should be low enough during the daytime to have the unit run more frequently. I found 2 live ants and several dead ants under the back living room window, photo below.
12/10/21: Drive by. Put the solar shades inside the residence & laid them in the den see photos below. Photos of the back seat in the truck that appears to have been damaged by the damp rid bag. Also the paint on the garage floor appears to be peeling from the truck tires see photos below.
12/10/21: The guest bathroom corroded toilet water supply valve is tagged for leaking when opened. It is currently closed & no longer leaking. The pool cage & pool patio may need to be pressure washed soon. There appears to be weeds growing in the gutters on the left side of the house. Weeds are growing by the pool. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. There is a small section of soffits pushed up on the front left corner of the house above the address plaque. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
12/10/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The smoke detector in the guest bedroom was chirping. I replaced the battery with a new 9v battery & tested the smoke detector after installing the new battery.
12/10/21: The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
12/10/21: Made sure the water heater, range & ice maker were off. One of the key fobs for the vehicle would not work & appears to be broken see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the dehumidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Sections of carpet are lifting in both the upstairs guest bedrooms see photos below. Put the key back in the lockbox when leaving.
12/10/21: The ac air filter was dirty & needed to be replaced. I replaced the filter with a new filter provided in the under stairs storage & wrote the date of installation on it. A roofing company has replaced sections of rusted metal roofing on each building but have not repaired the edges looking down from your balcony yet. Will continue to monitor closely & will provide photos when your roofline is repaired.

All old water stains on the ceilings throughout the residence have not changed in appearance since the last service call. Will continue to monitor closely & adjust accordingly. The spots were all dry to the touch. Watered the two plants in the living room.
12/10/21: The entryway light was on & a smoke detector was laying on the floor when I arrived see photo below. Made sure the water heater, range & ice maker were off. The guest bathroom window was unlocked. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both thermostats to 75 for now to circulate air & help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in dining room was on & cold.

The lanai may need to be cleaned soon. The mini fridge on the lanai was on & cold. Ran water in the lanai sink. There is some corrosion on one of the water main valves on top of the water heater.
12/9/21: Brought in one piece of mail with a newspaper & stack of sales flyers see photo below. Portable dehumidifier in kitchen read 50. Mini fridge in kitchen is off & door propped open. Poured approximately 2ozs of vinegar down the hvac condensate drain line preventative maintenance with the last of the vinegar provided in the residence. Will need another container of vinegar by next service call. The storm shutters are cracked for ventilation.

The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both the living room right side & the master bedroom sliding glass doors were unlocked. I closed several plantation shutters & blinds that were open to prevent sunlight & heat from entering the residence.

The crown molding above the tv in the living room is starting to separate from the ceiling.
12/9/21: Sections of carpet are lifted in the master bedroom next to the bed & the guest bedroom on the right side of the bed. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
12/9/21: There appears to have been some activity in the bathrooms since the last service call see photos below. Moved all the storm shutters 1/4 of the way up & back down. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
12/9/21: The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.

I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
