Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/27/22: Raised the ac thermostat to 78 & the humidistat to the previous setting of 55%. Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.5/27/22: Brought in one piece of mail that was on the front door when I arrived see photo below. Swept dead millipede worms off the front porch. Checked carport storage room.
5/27/22: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/27/22: Brought in the package with three toilet bowl cleaner containers see photo below. The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly.
5/27/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/27/22: Watered the plants on the lanai.
5/27/22: Brought in two pieces of mail see photo below. Watered the two plants in the living room.
5/27/22: All ceiling fans are on. Mini fridge on lanai was on & cold. Will monitor the kitchen sink drain closely.
5/26/22: Brought in seven packages that were by the front door when I arrived see photo below. Made sure the water heater, range & ice maker were off. Wine chiller read 54/46. Mini fridge in dining room was on & cold. All storm shutters on lanai are closed.
5/26/22: The car still had no power & would not start. The battery appears to be dead. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
5/26/22: Painting progress photos below. The painting appears to be completed. Did not run water in the right side kitchen sink per the client. Checked all damp rids throughout the residence. Portable dehumidifier in kitchen read 40.
5/26/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
5/26/22: Ran the storm shutters up & down. Water was on at 2004.
5/26/22: Checked the water pan in the ac return vent.
5/26/22: The ac air filter has been replaced since the last service call. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Ran two cups of water through the fridge door. Drained water from system after water was turned off.
5/26/22: The humidity level was well below 60% inside the residence again. I raised the humidistat to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
5/26/22: Checked damp rid bucket in master bedroom closet.
5/26/22: Made sure the water heater, range & ice maker were off. There is some corrosion on one of the pipes on top of the water heater see photo below. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Watered the plant on the lanai using the teapot.
5/26/22: Wine cooler in guest bedroom closet read 59/46. All ceiling fans are on.
5/26/22: Checked the damp rid bag in the master bedroom closet. Monitoring all previous water stains on the ceilings closely.
5/26/22: Some personal items & an air dryer have been placed inside the garage storage room since the last service call see photo below. Checked plumbing inside residence before turning the water main on. Kitchen remediation photos below. Breaker panel is too difficult to figure out which breaker is for the water heater. Breaker panel needs to be relabeled. The attic door is open.
5/26/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The storm shutters on the lanai are closed.

5/26/22: Ran a cycle of the washing machine cleaner in the washing machine during the service call. The plastic handle for the back guest bathroom toilet is broken inside the tank & needs to be replaced.
5/26/22: The pool water level was over the top skimmer port from the recent hard rains. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
