Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,409 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/17/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level level. Removed the lockbox from the front door when leaving per the client. Checked all damp rid buckets. Made sure light in garage wasn’t on.
12/17/21: Removed a Signature pest sign dated 12/9 & another undated Ranson sign from the front yard. The master bedroom door was closed when I arrived. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The loose jet on the bottom of the pool has not been repaired yet photo below. Client advised they will acquire the gutter downspout splash guards when they return. Brought in two pool service slip dated 12/9 & 12/16 photo below. Photo of the pool below.
12/17/21: Brought in a notice from Howards pool world concerning hours of operation see photo below. Turned the water heater, range & ice maker back on. Put all the batteries back in the tv remotes, left the water main on & removed the keys from the lockbox when leaving per the client. It appears the inside of the residence & the pool bathroom may need to be cleaned. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 & set the dehumidistat to the on position for now to circulate air & mitigate the high humidity level.
12/16/21: There is a faint water stain on the ceiling in the kitchen above the kitchen sink see photos below. It is currently dry to the touch. Will continue to monitor closely. Checked all damp rids.
12/16/21: The kitchen lights were on when I arrived & a stack of mail was on the kitchen counter see photo below. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both thermostats to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The tag on the vehicle expires soon. Plants on the lanai appear to be healthy.
12/16/21: Made sure the water heater & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level.
12/16/21: Checked the water pan in the ac return vent.
12/16/21: Ran water through fridge door. Drained water from system after water was turned off.
12/16/21: Brought in one piece of mail & a package that was laying by the front door see photos below. Made sure the water heater, oven & ice maker were off. The windows in the den were unlocked. I locked them before leaving. Did not use the master bathroom left side sink per the client. Valves are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool construction workers had the water main on when I arrived & I left it on for them when leaving. I contacted the client & advised them of the situation.
12/16/21: Brought in one piece of mail with a stack of sales flyers see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
12/16/21: Checked the light timer in the living room. Checked all small damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back where they were found when leaving the residence. Turned off both water main handles when leaving.
12/16/21: Brought in two pieces of mail with a small package see photos below. There were also two packages sitting inside the front door photos below. I was unable to charge the golf cart as the gfi outlet in the garage that supply’s the other outlets was tripped when I arrived & would not reset. It stays on for a few seconds then trips again. I have tagged it as such. The humidity level was over the acceptable level of 60% inside the residence when I arrived most likely from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered both thermostats to 73 to circulate air & mitigate the high humidity level. There still appears to be some sections of facia rotting on the back of the house above the south pool cage screen door. I left everything on when leaving per the client.
12/15/21: There appears to be some weeds growing in the gutters on the front of the house & all the gutters may need to be cleaned out soon see photo below. Mold remediation progress photos below. The humidity level was back under 60% inside the residence since the last service call. Will continue to monitor closely. There are some large cracks in the stucco above the left side garage overhead door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/15/21: The humidity level was below 60% inside the residence when I arrived. I raised the thermostat to 68 for now. Will continue to monitor closely & adjust accordingly. The stairwell is full of dead bugs & hornets nest’s on the walls.
12/15/21: Brought in a large stack of mail, magazines & sales flyers. Sent out several pieces that appeared to be important. There is only one prepaid mailing envelope left on the kitchen counter. Several areas of the lawn have some browning. Visual check of the boat photo below.
12/14/21: Met with the Fidelitone delivery drivers from Crate & barrel & let them into the residence for new furniture delivery. I stayed with the delivery drivers until they were finished & made sure it was placed in the living room where the clients instructed see photo below. I did a visual check of the new furniture for any obvious rips, tears or stains. I gave the delivery drivers the tip from the kitchen counter & made sure to lock the front door when leaving. Also brought in a package that was laying by the front door see photo below. 2:45pm-3:45pm.
12/14/21: Both lanai screen doors are locked. I checked both garage GFIs neither were tripped. I also checked the garage attic for evidence of pests, none found. The right side kitchen sink had several inches of water in it, I drained and wiped out the film that had started to form. The humidity is higher than I like to see. This can be problematic especially with the mild days we are having.the AC system may not run frequently enough to remove the humidity so I moved the theory from 80 to 78 to help mitigate.
12/14/21: I poured vinegar down the HVAC condensation evac tube chased by water. The light over the sink was on wit a note saying it was ok to leave on. Poured a couple of ounces of bleach in each toilet after flushing and brushing.

12/14/21: The MB toilet tank wobbles a bit but I cannot see that it leaks. The master bathroom toilet tank does not fill and would not flush today.
12/14/21: The humidity is too high inside your home so I moved the thermostat to 77 degrees from 83. The mild temperatures outside will never drive the temp inside high enough to turn the AC on when set to 83. Hume will continue to build if it is not removed by running the AC system. A setting of 77 should run the system several times each afternoon and remove some of the excessive humidity.
12/14/21: Both levels of the home have higher than desired humidity levels, I turned the thermostats to 77 degrees to help mitigate this condition.
12/14/21: The humidity is higher than we like to see it, should be below 60%. Humidity is higher this time of year inside because thermostats are set several degrees above the temperature outside during the daytime. In order to use your humidistat as the control feature for your AC to make sure that it runs I lowered the temperature to 74°. This will ensure that the humidistat is controlling when the AC turns. I stayed until the unit turned on and started to cool before leaving.
12/14/21: Closed the lanai blinds. Found a dozen ant hills along the front of the house, photos below.
12/14/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
