Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,377 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/2/22: Picked up the mail & storage room keys from the kitchen counter. Made sure the water heater, range & ice maker were off. Perishable food items are inside the refrigerator photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on. Furniture on both lanai’s needs to be brought inside for storm preparation photos below.
6/2/22: The humidity level has been well below 60% inside the residence for several service calls. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
6/2/22: Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 7/1 per the client. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
6/1/22: No refrigerator was in the kitchen. No alarm sounded during my service call. A small package from from Simply Safe was at the front door I brought it inside.
6/1/22: The master bathroom toilet had mold growing inside I cleaned as best I could without a toilet brush.
6/1/22: Poured 2oz of bleach in each toilet.
6/1/22: The pool has what appears to be a strange tint to it unless that’s the way it looks normally, see photo below. The thermostat was set at 70° and the humidity was 15% lower than it really needs to be so I move the thermostat up to 77° we’ll see what that brings us the next time I’m here as far as humidity.
6/1/22: One of the trees out front is browning, photo below. Weeds growing on the lanai. Debris on the bottom of the pool.
6/1/22: The pool level was down to about a third of the skimmer port so I ran water in it all the time I was here. Browning of the yard photos below.
6/1/22: I checked the HVAC filter it was not damp at all. I ran just enough water in the kitchen sink that was leaking last time to fill the trap. I didn’t see any leaking but then again I didn’t run it for any length of time.
6/1/22: Brought in two pieces of mail see photo below. The alarm system keypad had two messages on the display when I arrived see photos below. There are perishable food items in the refrigerator. Wine chiller in kitchen area read 55. Mini fridge on lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.
6/1/22: The water supply valve to the water heater has some corrosion on it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
6/1/22: Dehumidifier read 45 and was running. Poured vinegar down the HVAC condensation evac tube I then chased it by water.
6/1/22: I watered both plants in the kitchen, I put 2 glasses of water in the plant on the counter and it overflowed. The one on the floor is down to 1 leaf, photo below. I poured3 glasses of water in the plant on the floor.
6/1/22: Photos of the new sod below. It has not been cut & there are some brown squares on the left side of the driveway see photos below. Did not make any adjustments to the irrigation system at this time. Connected a new water timer to the hose spigot by the pool see photos below. Made sure the water heater & range were off. All storm shutters are closed & panels up. Visual check of the boat photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Turned off the water main to the house only when leaving.
6/1/22: Pulled the model sticker from the fridge photo below.
6/1/22: Turned the upstairs thermostat down 1° from 79° to 78° to help mitigate the higher humidity upstairs.
6/1/22: I walked the house twice at the end of the service call just to make sure there were no faucets or toilets running due to the fact we’re leaving the water main on for the pool auto fill. Some recent pest digging in the front landscaping see photo below.
6/1/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all wood floors throughly.
6/1/22: Visual check of the car, battery maintainer lights were on. The humidity is a bit high inside so I turned the thermostat down 1° to 76° and then made sure that the system came on and started to cool. The water main valve is leaking again but just a little while it is open, once it was closed it does not leak.
6/1/22: Brought in two pieces of mail see photo below. Raised the ac thermostat in the master bedroom to match the thermostat in the living room. Made sure to turn the water main off to the house only when leaving.
6/1/22: Brought in two pieces of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. Irrigation system blue light was on.
6/1/22: Kitchen wine cooler is working, utility room wine cooler is off.
6/1/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
6/1/22: I checked the pool first thing found it to be very low (photo below) so I ran water in it the entire time I was here and kept it running after I left. The key box is on the door however I took the key to get a copy. I pulled a pest control sign from the yard. I found 6 dead ants in the guest tub and a few on the window sill of the utility room. I also found 2 gecko droppings and one dead cockroach photos below.
