Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

12/23/21: The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
12/23/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the dehumidistat to 50% & the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
12/23/21: The humidity level was back under 60% inside the residence on the second floor after making the last adjustment. Will continue to monitor closely & adjust accordingly.
12/23/21: The half bathroom toilet has started running most likely from a dry rotted flapper. I have tagged it as such. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Mini fridge in bar area was on & cold.
12/22/21: No obvious wind or water damage could be seen. All circuit breakers were good. The lawn has not been mowed yet.
12/22/21: Found damage on the lanai and pool furniture submerged in the pool, photos below. There is one of the end screens blown out. The umbrella stand was blown over and at least one umbrella arms is bent. The 2 chaise lounges and 2 of the single chairs were in the pool and all 4 of the cushions for the chairs as well. I removed all items from the pool I could not see any obvious damage to the items. I removed the cushion fiber material from each cushion. I then removed as much water from them and put them out to drain and dry as well as the covers.
12/22/21: The water main was on when I arrived. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There appears to be some weeds growing in the gutters on the front of the house & all the gutters may need to be cleaned out soon. Mold remediation progress photos below. There are some large cracks in the stucco above the left side garage overhead door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/21/21: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. The pool level is at a level of concern and should filled up back to the middle of the skimmer port. I ran water into it for the time I was here but I would suggest contacting the pool company to make them aware the pool will need to be filled this week. The pool has debris all over the top of the water and several pieces on the bottom including a dead gecko. If my eyes don’t deceive me and they rarely do, the pool needs scrubbed, photos below. I found the humidity inside very concerning nearly 70%. This can happen this time of year when the temperatures outside are so mild the inside temperature never gets to where the thermostat is set. I turned the thermostat down to 74 from 78 to ensure the system runs enough to remove this high humidity. I waited until the humidity had been reduced by 2% so I knew the system was working properly and removing the humidity.
12/21/21: Was unable to run water inside the residence as both bathrooms have been gutted for remodel see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the dehumidistat to 50% & the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
12/21/21: The humidity is high so I moved the thermostat setting to 73 degrees. I then waited until the humidity had been brought down by 2% so I knew the AC was working properly.
12/21/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
12/21/21: There are 3 damaged spots in the lanai screens but you more than likely know about them, photos below. The exterior garage light was on I turned it off. The water main was on upon arrival but off upon departure. The humidity is much higher than it should be so I turned the thermostat to 74 from 77 after speaking with the client. I then waited until the humidity had been brought down by 2% so I knew the AC was working properly. The exterior fridge ice relief handle is dripping slightly so I placed the largest container that would fit safely under it to catch the drips.
12/21/21: The yard is covered in tree branches from the strong winds this morning see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. All damp rid buckets are full & will need to be replaced. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
12/21/21: An animal is digging a large hole underneath the concrete slab on the back left side of the house see photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The wood siding on the left side of the house appears to be rotting. The pool pump filter canister is still leaking. The master bathroom right side sink is tagged for leaking. Checked the previous water leak in the living room. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/21/21: One of the trees was blown over by the very storm storms overnight and this morning that came through packing almost tropical storm force gusts, photos below.
12/21/21: The gutter along the back of the lanai is leaking in the middle causing a stain on the floor see photos below. Brought in a new ac air filter see photo below. I replaced the old filter & wrote the date of installation on the new filter. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the dehumidistat to 55% & the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
12/21/21: Watered all the potted plants on the lanai inside the hurricane shutter. Watered the plants in the master bathroom. Poured vinegar down the HVAC condensation evac tube then chased with water. The storm that came through this morning packing tropical storm force gusts blew the front tree over, photo below. It also toppled the light decoration on the outside front table, I placed it against the wall behind the table.
12/21/21: One of the palm trees in the front yard is broken in half from the strong winds this morning see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There is a hairline crack approximately 1’ long in the living ceiling when you come through the front door. Ran water in the sink on the lanai. Clients are aware of the pre-existing oil stains in the driveway. Left the water main on when leaving per the client.
12/21/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived. The thermostat was not holding the set temperature & the condenser outside would not turn on. The air handler was running but not cooling the residence. The ac appears to need service at this time. Will contact the client & advise them of the situation. Brought in a stack of sales flyers. Wine chiller in kitchen was on & read 52. Watered the plant in the living room & rotated it. Checked all light timers. Irrigation system is off.
12/21/21: We had a very strong storm front come thru overnight and through the morning with tropical storm force winds as well as the entire area was under a tornado watch until very late morning. The ceiling above the dinette where there was a past leak and repair leaked slightly from the storm this morning. The amount of water on the table was about the amount of a cup of water. The surrounding carpet was very slightly damp, in fact as I knelt on it I could feel it was damp but it wasn’t noticeable wet on my jeans, photos below. I moved the thermostat down to 72 based on the high humidity and mild temperatures outside.
12/21/21: Brought in fifteen pieces of mail with a notice from the Charlotte county property appraisers dated 12/6 see photos below. Found the mailbox key after contacting the client. The kitchen drawer on the right side of the refrigerator appears to need adjustment as it was not opening & closing properly see photo below. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter is dirty & needs to be replaced size 20x20x1 photo below. There are no replacements inside the residence. The living room sliding glass doors were unlocked. The right side sliding glass door handle is loose. The top screw holding it in is broken off & the bottom screw is loose see photos below. The living room & all the master bedroom windows were unlocked. One of the trees in the backyard is leaning see photo below.

The water main handle was difficult to use but I was able to turn it off when leaving.
12/21/21: The rusted & broken water main handles have not been replaced yet. There are large fire ant mounds in the landscape beds on each side of the driveway. The pool cage & screens may need to be pressure washed soon. The guest bathroom bathtub faucet drips when turned off. I have tagged it as such. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
12/21/21: Very strong wind gust this morning. There was a large section of metal soffits missing on the back of the house when I arrived see photos below. I found the missing soffit pieces laying on the ground & put them in the garage for now to keep them from blowing around. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The back flow preventer on the water main outside was not leaking today. All the shutters over the windows are closed except for the guest bathroom window.
12/21/21: The lawn needs to be mowed. Turned on all the breakers with a white sticker, made sure the refrigerator doors were closed & ice maker on, put batteries back in all remotes, turned on the water softener & left the water main on when leaving per the client. The smoke detector in the master bedroom hallway was chirping when I arrived. I replaced the battery with a new 9v battery provided on the kitchen table & tested the smoke detector after installing the new battery. The landscape bushes on the front left side of the house may need to be trimmed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The utility sink is tagged for a leaking trap. Visual check of the treehouse.
