Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,416 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/31/21: There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Swept up another pile of dead ants on the living room floor by the sliding glass doors. The old cracks in the living room ceiling above the master bedroom door has not changed in appearance. Will continue to monitor closely. Bug zapper on lanai is plugged in. Water is to remain off per the client.12/31/21: There are large bird droppings on the front of the garage door see photo below. The lid for the cable interface box underneath the electric meter appears to be broken & was laying on the ground when I arrived see photos below. I tried putting the lid back on but it would not stay in place. Removed an active hornets nest from the soffits over the garage overhead door. Checked all damp rid bags. Several bags are full throughout the residence but there isn’t anymore damp rid bags available. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off.
12/31/21: There appears to still be active water leaks weeping through the stucco on the corner bead by the front left side column see photos below. I contacted the client & advised them of the situation. Removed an active hornets nest from the soffits. The irrigation timer box was open when I arrived & it was still in the run times setting. I set it back to the run position & closed the lid per the client. One of the plastic screen frame handles on the front right side dining room window was broken & laying on the ground when I arrived see photos below. There is a pvc pipe laying on the ground up against the house on the back right side see photo below. One of the gutter downspout extension’s was disconnected. I reconnected it back onto the gutter downspout see photo below. The water main was on when I arrived. I left it on when leaving per the client. I wiped out the kitchen sink with paper towels after running water per the client. I left all breakers in their current position per the client.
12/31/21: The loose pool jet has been repaired since the last service call. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Client advised they will acquire the gutter downspout splash guards when they return. Brought in two pool service slip dated 12/22 & 12/29 photo below. Photo of the pool below.
12/31/21: The smoke detector in the mid guest bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested the smoke detector after installing the new battery. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
12/30/21: There is a faint water stain on the ceiling in the kitchen above the kitchen sink. It is currently dry to the touch. Will continue to monitor closely. Checked all damp rids. Had to empty & refill all small buckets & replaced a full bag in the guest bedroom closet.
12/30/21: Unlocked the garage storage room door per the client. The mini fridge in the storage room is full of perishable apples. Brought in a package that was laying by the front door when I arrived see photo below. The humidity level was slightly over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Watered all plants throughout the residence per the instructions given by the client. Water was on at 2004.
12/30/21: The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Checked the water pan in the ac return vent.
12/30/21: Ran water through fridge door. Drained water from system after water was turned off.
12/30/21: The distance between the sink & the stove on the floor is 51”. Photo below of the one piece of mail that did not get included in the last report. I lowered the thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Distilled water is needed for the golf cart batteries. Pool construction progress photos below. Did not use the master bathroom left side sink per the client. Valves are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

Checked all small damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back where they were found when leaving the residence. Turned off both water main handles when leaving.
12/29/21: The stairwell is full of dead bugs.
12/28/21: The pool cage door that does not have a key (left side) was not locked, I locked it. I checked both garage GFIs neither were tripped. I also checked the garage attic for evidence of pests, none found. The exterior landscaping lights were on, the photosensitive switch does not appear to be working so I unplugged them.
12/28/21: Poured vinegar down the HVAC condensation evac tube and then chased with water.
12/28/21: I found the water main on upon arrival. The master bathroom flushed today. Paper towel was stuffed in the sink drains, photo below. Called the client, he informed me that someone had been inside to prepare for their arrival at the end of the week.
12/28/21: The humidity is still a bit high inside your home so I moved the thermostat to 77 degrees from 79.
12/28/21: The humidity is acceptable just slightly higher than I like to see it but I don’t think there’s any need to lower the thermostat anymore. Anything under 60 is always good and where I prefer it be.
12/28/21: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
12/28/21: The kitchen lights were on & cleaning supplies are on the counter when I arrived see photo below. The humidity level was still over the acceptable level of 60% inside the residence when I arrived. I found the ac air handler will not turn off & just keeps running even in the off position which cause’s the humidity level to rise inside the residence. The ac appears to need service. Client advised to turn the breakers off for the ac. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
12/28/21: The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.

I lowered the thermostat to 68 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.

I found the thermostat has been raised to 76 since the last service call. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level.

12/28/21: The gutters along the back of the lanai appear to be leaking in several locations when it rains causing stains on the ground below see photos below. Brought in a package that was on the lanai see photo below. The inside of the residence has not changed in appearance since the last service call. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool water level was low again when I arrived. I set the water timer to run for 60 mins to help bring the water level back up. The lawn has some browning in the backyard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
12/28/21: Drive by. Put a lockbox with a key to the residence inside on the left side of the house behind the garbage cans attached to electrical conduit for the handyman.
