Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,416 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/4/22: Removed several active hornets nests from the soffits. Swept cobwebs off the front porch. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Both screen doors on the lanai are locked. The storage shed may need to be pressure washed.1/4/22: All the landscaping has been trimmed since the last service call see photos below. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A section of gutter has come apart on the right side of the house above the guest bathroom window. A new air filter is recommended size 19.5 x 23 x1.The master bathroom toilet fill valve has quit working.The driveway & walkway needs to be pressure washed. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
1/4/22: Photos of the new window screens & gutter downspout straps below. I removed the lockbox from the house when leaving. Made sure all the breakers with a green sticker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 66 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The exterior of the house may need to be pressure washed again soon. Weeds are growing in the landscape beds. Visual check of the new plants see photos below. I gave each plant a five gallon bucket of water to help keep them alive.
1/3/22: I moved the thermostat back to 78 from 75 based on today’s humidity.
1/3/22: Bush on left corner of the garage had been cut back to a slight stub.
1/3/22: The humidity inside was good today but I kept the thermostat at 75 because it wasn’t exceptionally low. Upon next service call if the humidity is around 55 to 56% I will put the thermostat up to 78°. Molding just inside the front door is separating, photo below.
1/3/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The pool level is 1/3 the skimmer port. Water in the sink in the bathroom by the entertainment room had a tint of brown in it, so I ran it until it cleared up.
1/3/22: I put the foam and covers to the foam under the lanai roof to keep them dry. The pool was very low again today so I began running water immediately. I was having very poor cell reception so I went on to the two other homes in BR to get those service calls done and to see if the cell service was better in those areas of BR, but they were not. When I came back the water in the pool was now at a good level, but without service I had to call the client for the garage door code to gain entrance. The master bathroom toilet fills very slowly. The half bath sink water had a brown tint to begin with so I ran until it cleared.
1/3/22: Watered the potted plants on the lanai inside the screened area and the plant inside the front screened area. Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. The front yard has a large area that has been cut or depressed down lower than the other grass, photo below.
1/3/22: Made sure the water heater, range & ice maker were off. The faint water stain on the kitchen ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Pool construction progress photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The lanai is currently under construction.
1/3/22: Removed a lawn care extraordinaire sign dated 12/28 from the front yard. The bougainvillea bushes on the right side of the house have fallen over see photos below. The lid for the pool pump equipment storage was laying on the ground when i arrived see photo below. I was able to put it back on top of the storage photo below. One of the straps for the boat cover is broken see photo below. Weeds are growing in the pool pavers photo below. Brought in two pieces of mail with a stack of sales flyers see photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The master bathroom toilet water supply valve has corrosion on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. 1/3/22: Walked the house twice to ensure all faucets, tubs, showers and toilets were not running. Brought in 2 pieces of mail, did not appear important. As per our conversation with client this morning the alarm was off upon arrival and it was off upon departure. I put a lock box on the front door as discussed with the front door key in it. Roofing company was here and beginning the tear off of the tile roof photos below.
1/3/22: Brought in one piece of mail see photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
1/3/22: The humidity level was back under 60% inside residence after making the last adjustments. I raised the thermostat up to 76 & the dehumidistat to 55%. Will continue to monitor closely & adjust accordingly. Rabbits have been digging in the yard. Visual check of the boat, trailer & vehicle. The boat motor appears to have been leaking oil or hydraulic fluid & the seats are getting moldy. The tag is expired on the vehicle. There are brown stains on the wall next to the master bedroom windows.
1/3/22: There was a white gmc suv in the driveway when I arrived see photo below. Made sure the water heater was off. Found one of the front living room windows unlocked. There is iron building up in the tank of the toilet causing the water to come out orange & potentially staining the bowl. Iron out tablets are recommended see photos below. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the ac to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked all damp rids throughout the residence. 1/3/22: The humidity level was over the acceptable level of 60% in the master bedroom from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The humidity level was back under 60% on the guest bedroom hallway side after making the last adjustment. Deactivated the alarm when entering the residence & activated the alarm when leaving the residence. Checked all soffits thoroughly. There appears to be an animal digging a hole in the landscape bed under some bushes on the back left corner of the house. Irrigation system is on. Landscape lighting was on 5. Checked all the tips on the irrigation sprinklers in the landscape beds. There is a hairline crack in the stucco underneath the back guest bathroom window several feet long on the left side of the house several feet long. The ceiling fan on the lanai by the back guest bedroom sliding glass doors is on. All ceiling fans inside are on. Wine cooler in the kitchen read 55/50. Made sure to move all the bathtub/shower faucet handles back & forth when running water per the client.
1/3/22: Two large sections of screen were blown out on the east end of the lanai when I arrived from the major storm a couple of weeks ago see photos below. Brought in a newspaper that was laying in the driveway. The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
1/3/22: Brought in a stack of sales flyers. The painters were inside the residence when I arrived see photos below. The painters advised me that they anticipate being finished by the end of the day & will contact me before leaving. The painters lowered the ac thermostat to 73 while they are working inside the residence. Pine needles are building up in the valley’s of the roof and along the gutters on the back of the house. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked the light timer in the living room. Put the key back in the lockbox when leaving.
1/3/22: The ac was back on & appeared to be working correctly since the last service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 75 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Client is aware of the spa water level situation. Mud dauber nest are on both entryway ceilings.
1/3/22: Brought in three pieces of mail see photo below: Brought in a new premium ac air filter see photo below. I replaced the old air filter & wrote the date of installation on the new filter. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I found the thermostat has been raised back up to 76 since the last service call & lowered it to 74 to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The right side guest bathroom sink has started leaking underneath the cabinet from the faucet when water is running see photos below. I turned off the valves & tagged it as such. Will send a video of the leak to the client via text. Made sure the water heater, range & ice maker were off again.
1/2/22: Drive by. Put a vented pvc elbow on top of the open pipe behind the pool per the client see photo below. 1:30pm-2:30pm
12/31/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The garbage disposal is tagged for not working.
12/31/21: There are faint water stains on the master bedroom east wall by the corner of the room left of the window see photos below. They are currently dry to the touch. Will contact the client & advise them of the situation. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the dehumidistat to 50% & the thermostat to 75 for now to circulate air & mitigate the high humidity level. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/31/21: Dehumidifier in kitchen read 53. Checked the light timer in the living room.
12/31/21: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Swept off the front porch & swept cobwebs off the garage overhead door & outside lights. The freezer was not making any noise today. The water stains on the master bedroom ceiling have not changed in appearance since the last service call.
