Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,417 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/11/22: Ran the storm shutters down & back up. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
1/11/22: Brought in one piece of mail see photo below. Plugged in the refrigerator & turned on the ice maker. Turned on the water heater breaker & all breakers that were off per the client. The gutters along the back of the lanai appear to be leaking in several locations when it rains causing stains on the ground. The inside of the residence has not changed in appearance since the last service call. The humidity level was over the acceptable level of 60% inside the residence again from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The pool water level was low again when I arrived. I set the water timer to run for 60 mins to help bring the water level back up. The lawn has some browning in the backyard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
1/5/22: The missing soffit pieces on the front of the house have been replaced since the last service call see photo below. Brought in one piece of mail see photo below. The pool water level was low when I arrived. I set the timer for 60mins to help bring the water level back up. The guest bathroom corroded toilet water supply valve is tagged for leaking when opened. It is currently closed & no longer leaking. The pool cage & pool patio may need to be pressure washed soon. There appears to be weeds growing in the gutters on the left side of the house. Weeds are growing by the pool. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
1/5/22: The water main was on when I arrived. There was a large puddle of water on the kitchen floor when I entered the residence. I found the ice maker was leaking water which had filled the freezer & drained into the refrigerator below. There is no shut off valve for the ice maker water supply line so I had to shut the water off to the residence to get the ice maker to stop leaking. I cleaned up all the water with beach towels from the hallway pantry & placed them in a garbage bag. I tagged the water main handle so nobody will turn it on until the client returns. I contacted the client & advised them of the situation. I lowered the thermostat to 70 for now to keep it cool & the humidity level low inside the residence.
1/5/22: There is a new water stain on the guest bathroom ceiling above the light fixture & on the ceiling in the adjacent closet see photos below. They are currently dry to the touch. The right side kitchen sink is tagged for leaking from the trap when water is running. The master bathroom sink still has a small drip leak when water is running & is tagged as such. Turned the water supply off to the guest bathroom toilet after flushing it per the client instructions.
1/5/22: A roofing company has replaced sections of rusted metal roofing on each building but have not repaired the edges looking down from your balcony yet. Will continue to monitor closely & will provide photos when your roofline is repaired.
1/5/22: The humidity level was back under 60% inside the residence after making the last adjustment. Turned on all breakers that were off except for the water heater when leaving. Left the water main off when leaving. Checked the light timer in the living room. Checked all small damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the car & put the keys back where they were found when leaving the residence. Turned off both water main handles when leaving.
1/5/22: Made sure the water heater, range & ice maker were off. The refrigerator door seals had moisture on them. I wiped it off with paper towels & turned the humidity control setting on. Found the dining room window & the master bedroom lanai door unlocked.
1/5/22: The humidity level was back under 60% inside the residence after making the last adjustment. All old water stains on the ceilings throughout the residence have not changed in appearance since the last service call. The spots were all dry to the touch. Watered the two plants in the living room.
1/5/22: The tires on the vehicle appeared to be getting low. I inflated them all to 34psi using my cordless inflator see photo below. Sections of carpet are lifted in the master bedroom next to the bed & the guest bedroom on the right side of the bed. The wine cooler in the dining room was on & reading 41/50. All storm shutters are closed.
1/5/22: Brought in a stack of sales flyers. Portable dehumidifier in kitchen read 50. Was unable to pour vinegar down the hvac condensate drain line. Will need another container of vinegar. Mini fridge in kitchen is off & door propped open. The storm shutters are cracked for ventilation.
1/5/22: There was a foul odor inside the residence when I arrived. I found the refrigerator has quit working since the last service call & all of the perishable food inside was rotted see photos below. I removed all the perishable food but the refrigerator will need to be cleaned. I have tagged it as such. The humidity level was over the acceptable level of 60% inside the residence from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The crown molding above the tv in the living room is starting to separate from the ceiling.
1/5/22: Ran all the storm shutters up 1/4 and back down. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold. I did not run any water in the upstairs shower as it had plastic hanging & appeared to be under construction.
1/5/22: The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. The master bathroom toilet is tagged for running. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The kitchen sink leaks from the trap on the right side when water is running, I have tagged it as such. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.

1/4/22: Drive by. Met with the Certa-Pro painters to confirm completion of the job. I contacted the client & advised them of the situation. I made sure the lights were off & all the doors & windows were closed & locked. I set the alarm & put the key back in the lockbox when leaving.
1/4/22: Drive by. Brought in the package that arrived after this morning’s service call see photo below. While I was inside the residence I could hear the hose on the lanai still running from filling the pool this morning. I checked the water timer & it was still in the 60min position that it was set to earlier. The pool water level was optimal now near the top of the skimmer port so I turned the the timer off manually. The timer currently does not shut off when set & appears to need batteries to work correctly.
1/4/22: The water main was on when I arrived. Bathroom remodel progress photos below. Was unable to run water in the bathrooms as they are still under construction. The humidity level was back under 60% inside the residence since the last service call. Will continue to monitor closely & adjust accordingly.
1/4/22: The guest bathroom toilet is tagged for leaking from between the base & the floor when flushed. Was unable to run water in the guest bathroom shower as it is currently under construction. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the car. Made sure to turn off both water mains when leaving.
1/4/22: Made sure the water heaters were off. Placed all four new large damp rid buckets throughout the residence. The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 67 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all damp rid buckets. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside of the back of the lanai. No mailbox.
1/4/22: Removed several active hornets nests from the soffits. The pepper trees are starting to grow over the fence in the backyard again see photo below. The humidity level was back under 60% inside residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. The gutter along the back of the lanai is leaking in the middle causing a stain on the ground. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
1/4/22: The pool water level was low when I arrived. I ran the hose in it during the entire service call & set the timer for 60mins to help bring the water level back up. Brought in a package that was laying by the front door see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There is a hairline crack approximately 1’ long in the living ceiling when you come through the front door. Ran water in the sink on the lanai. Clients are aware of the pre-existing oil stains in the driveway. Left the water main on when leaving per the client.
1/4/22: The rusted & broken water main handles have not been replaced yet. There are large fire ant mounds in the landscape beds on each side of the driveway. The pool cage & screens may need to be pressure washed soon. The guest bathroom bathtub faucet drips when turned off. I have tagged it as such. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.

All the shutters over the windows are closed except for the guest bathroom window. Removed the lockbox from the front door when leaving.

The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door. The podocarpus hedge row bushes on the right side of the house are turning brown & appear to be dying.
