Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,468 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

2/17/22: There has been some activity inside the residence since the last service call. I found the settings on the ac thermostat & dehumidistat have been changed. The humidity was slightly over the acceptable level of 60% when I arrived. I lowered the dehumidistat back to the original setting of 40% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.2/16/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The pool filter black ring is slightly leaking at the black cap ring, photos below.
2/16/22: The master bathroom toilet fills very slowly. The pool edge appears to need scrubbed, photos below. There is a roof tile or two at the front right corner of the garage that appears to have slipped down a bit, photo below. The alarm went off just as I was closing the door to the garage. I’m not too sure how many seconds is from the front door to that door but I am slow down a little bit with a hip issue so I guess maybe I didn’t make it all the way to the door quickly enough.
2/16/22: Brought in several pieces of mail one of which I thought you might want to see photo below. Painting has been completed photos below. There are a few dead bushes and pulled out all on the one side of the garage, photo below. Some items of the refrigerator should be thrown away but there is no smell photos below.
2/15/22: The pepper trees are starting to grow over the fence in the backyard again. The gutter along the back of the lanai is leaking in the middle causing a stain on the ground. The white vinyl fence needs to be pressure washed & the pool cage screens have green pollen building up on them. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
2/15/22: Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
2/15/22: The tag was removed from the guest bathroom bathtub faucet since the last service call & it appeared to be working correctly again. The heat setting on the ac thermostat has been turned on. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
2/15/22: The left side kitchen sink trap is tagged for leaking when water is running. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
2/15/22: Sprayed several active hornets nests along the back of the house. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
2/14/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need more vinegar by the next service call. Checked all light timers.
2/14/22: Brought in several newspapers that were laying in the driveway. Two large sections of screen are blown out from a severe storm on the east end of the lanai. Client advised they will repair the screens when they return. The fill valve in the toilet is tagged for filling extremely slow. Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
2/14/22: Found the garage rear entry door unlocked & the heat setting on the ac has been turned on since the last service call. The tires on the vehicle appeared to be getting a little low. I inflated them all to 32psi using my cordless inflator. Client is aware of the low spa water level. Mud dauber nest are on both entryway ceilings.
2/14/22: The alarm system went off when I attempted to enter the residence. I contacted the client who deactivated the alarm remotely. Brought in nine pieces of mail with some sales flyers see photos below. The shower curtain & rod in the left side guest bathroom were laying on the ground when I arrived. I put the shower curtain back up on the wall see photos below. The right side guest bathroom sink appeared to be working correctly & did not leak any water after being repaired. Poured approximately 2-3ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/11/22: Made sure the water heater, range & ice maker were off. Found the ac turned off when I arrived & turned it back on. The garbage disposal is working correctly again.
2/11/22: Mini fridge in dining room was on & cold. Watered the plant on the lanai using the right side slider only.
2/11/22: Did not see any water leaking by the front entrance during today’s service call. Removed an undated Turf Enough lawn care sign from the front yard. New water equipment has been installed on the back of the house since the last service call see photos below. The well pump pipes have been insulated photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The irrigation timer is in the run position. Ran all water through both the hot & cold sides. Wiped out the kitchen sink with paper towels after running water per the client. Left the water main on when leaving per the client. The roof has a problem causing it to leak by the front entrance that the clients are aware of & waiting to be repaired.
2/11/22: Made sure the water heater, range & ice maker were off. Brought in one pool service slip dated 2/10 photo below. Photo of the pool below.
2/11/22: There has been some activity with the septic tank in the front yard since the last service call. The lids to the septic tank have been dug up & are exposed see photos below. The weeds in the front landscape bed have been removed see photos below. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/10/22: Drive by. Clients advised they have sold their unit. Returned all keys to the residence back to the clients. *Hand delivered.
2/10/22: Brought in a piece of mail that was on the front door when I arrived see photo below. Checked the water pan in the ac return vent.
2/10/22: Ran water through fridge door. Drained water from system after water was turned off.
2/10/22: Made sure the water heater, range & ice maker were off. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
2/10/22: Made sure the water heater, oven & ice maker were off. Pool construction progress photos below. Did not use the master bathroom left side sink. Valves are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/10/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
