Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,438 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

1/30/22: Drive by. Put both garbage cans down by the street for collection.
1/29/22: Drive by. Closed the lids on both garbage cans & brought in a package that was by the front door see photo below. There was also a notice from the postman in the mailbox concerning the numbers on the mailbox see photos below. It is very windy this afternoon the garbage cans may need to be brought inside the garage for now to keep the lids from blowing open again. Will contact the client & advise them of the situation.
1/28/22: Weeds are growing through the pavers on the back patio see photo below. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Weeds are growing in the front landscape bed.
1/28/22: Made sure the water heater was on the lowest setting. All ceiling fans are off. All closet doors are open. Both the guest bedroom windows & one of the dining room windows were unlocked. Mini fridge in dining room was on & cold. Will water the cactus on the next service call.
1/28/22: Met with Walter the roof inspector & let him into the residence for roof inspection. Walter stated that there is a section of roof missing roof shingles & only underlayment is present. Photos of the dryer outlet & vent area below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 71 for now to circulate air & mitigate the high humidity level level. Will continue to monitor closely & adjust accordingly. The irrigation timer is in the run position. Wiped out the kitchen sink with paper towels after running water per the client. Left the water main on when leaving per the client.
1/27/22: Removed all perishable food items from the refrigerator & kitchen counter that were expired per the client.
1/27/22: Checked the water level in the golf cart batteries. Used the last of the distilled water provided in the garage storage room. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 66 for now to circulate air & mitigate the high humidity level.
1/27/22: Checked the water pan in the ac return vent.
1/27/22: Ran water through fridge door. Drained water from system after water was turned off.
1/27/22: The front lanai light was on when I arrived. There is perishable food items inside the refrigerator & on the kitchen counter that did not get removed by the cleaning personnel see photos below. Will contact the client & advise them of the situation. The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures & I found both dehumidistats have been raised since the last service call. I lowered both dehumidistats to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The living room sliding glass door was unlocked. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
1/27/22: The ac thermostat had a low battery warning on the display when I arrived see photo below. I replaced the batteries with two new AA batteries. The humidity level was still over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 66 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
1/27/22: Drive by. Garbage has been collected. Put the empty garbage can back inside the garage.
1/26/22: Drive by. Put the package from Comcast inside the house photos below.
1/25/22: Raining and cold all week, you are not missing a thing!
1/25/22: The ceiling light in the bedroom with the daybed was on. I had to put the battery in the wall switch to turn it off.
1/25/22: Walked the house twice to ensure all faucets, tubs, showers and toilets were not running. Brought in several pieces of mail, did not appear important. I’m a bit surprised the thermostat reads 78 and the AC system is running, could this possibly be one of the reasons your electric bill has been high? The furniture outside the shutter is beginning to mildew, photo below.
1/25/22: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks.
1/25/22: Both lanai screen doors were locked. I checked both garage GFIs neither were tripped. I also checked the garage attic for evidence of pests, I found no obvious evidence.. The pool equipment is leaky ever so little at the union fitting that I a pointing to in the photo below, still/again. The lights were on in the back bedroom, photo below. The back hall smoke detector is chirping indicating it needs a new battery.
1/25/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Picked up one dead millipede worm from the guest bedroom floor. The stairwell is full of dead bugs.

The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
1/24/22: Drive by. Turned off the water main & made sure the water heater, range & ice maker were off. Was unable to put the garbage can in the garage as garbage has not been collected in the community yet & it still had garbage in it. Will return tomorrow morning to put the garbage can in the garage.
1/21/22: The irrigation sprinklers were running when I arrived & the neighbor advised me that they have been running since Tuesday of this week. There is no irrigation timer installed at the residence & it appears the hoa is controlling the irrigation so I was unable to turn it off. I contacted the client & advised them of the situation. The section of soffit pieces that was replaced on the front of the house are pushed up on one corner see photo below. Cracked open the storm shutter on the lanai for light per the client. The pool water level was low again when I arrived. I set the timer for 60mins to help bring the water level back up. The driveway & pool cage have not been pressure washed yet. The guest bathroom corroded toilet water supply valve is tagged for leaking when opened. It is currently closed & no longer leaking. There appears to be weeds growing in the gutters on the left side of the house. Weeds are growing by the pool. The water stain on the guest bedroom ceiling has not changed in appearance since the last service call. Will continue to monitor closely. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.

1/20/22: Drive by. Put the empty garbage cans back up on the side of the house photo below.
1/20/22: The car started up but there is a check engine light on the dash see photo below. The tires appeared to be getting low. I inflated them all to the manufacturer specifications on the drivers door using my cordless inflator see photos below. The refrigerator doors were still open & the tag from the last service call was not removed when I arrived. I turned the breaker back on & the refrigerator turned back on & appeared to be working again. I left it on & closed the doors. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The half bathroom toilet is tagged for running. The crown molding above the tv in the living room is starting to separate from the ceiling.
