Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,470 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/1/22: Put both garbage cans down by the street for collection. Brought in two pieces of mail see photos below. Made sure all the breakers with a green sticker were off. The ac air filter is dirty & needs to be replaced size 20x20x1. I could not find any replacements inside the residence. Visual check of the new plants see photos below. I gave each plant a five gallon bucket of water to help keep them alive. Client advised that the roof is going to be replaced.
2/28/22: Brought in a new 1 gallon container of vinegar for hvac condensate drain line preventative maintenance & one piece of mail see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
2/28/22: All the pine needles have been removed from the roof. Checked the light timer in the living room. Client advised that the refrigerator water dispenser will be repaired between 2-5pm today.
2/28/22: There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn see photos below. One of the neighbors informed me of the broken irrigation pipe behind the lanai & that the client has been advised of the situation. It is very hot & sunny outside today, I put the ac thermostat back in the cool setting to keep the humidity level down inside the residence. Client is aware of the low spa water level. Mud dauber nest are on both entryway ceilings.
2/28/22: The water main was on when I arrived. Poured approximately 2-3ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/25/22: Put a lockbox on the front door with a key to the residence inside for HVAC repairs.
2/25/22: The ac was running continuously & blowing warm air out of the vents when I arrived. It was not holding the set temperature & appears to need service. Will contact the client and advise them of the situation.
2/25/22: Mini fridge in dining room was on & cold.
2/25/22: Removed an undated Ranson sign from the front yard. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Brought in two pool service slips dated 2/17 & 2/24 photo below. Photo of the pool below.
2/25/22: Clients are aware of recent ant activity in the yard. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
2/24/22: There was a notice from management on the front door when I arrived concerning an annual meeting on March 17th with a proxy return envelope see photos below. Will be bringing the notice to the post office for forwarding. Checked the water pan in the ac return vent.
2/24/22: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both dehumidistats to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
2/24/22: The humidity level was well under 60% inside the residence when I arrived. I raised the thermostat back up to 75 for now. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
2/23/22: I stopped back into the house to check the amount of kilowatt hours used in this past hour and to set the alarm. Do you use to kilowatt hours in that hour at $.12 that’s $.24 an hour times 24 hours times 365 days divided by 12 equals $175 per month. The difference is what the HVAC system has been costing you.
2/23/22: I found the lights under the soffits in back by the pool and inside the enclosed lanai area on upon arrival I shut them off. I found the thermostat reading 80° inside it but it was at 78 so it’s not cooling properly. There is no condensation out at the effect tube which there should be if it were pulling humidity from the home. It’s normally indicates a coolant refrigerant type issue. I’ve been checking the kilowatt usage and found over a period of time your home is using One kilowatt hour every 4 to 5 minutes which means that you’re using 12 to 14 kWh per hour at $.12 per kilowatt hour multiplied out for the day with means somewhere around $35/per day. I shut the thermostat off and the breakers off to the air conditioner to monitor the amount of kilowatt hours used between now and when I drive back by after going on the rest of my route. This will tell us how much we’ve reduce the amount of electricity you’re using in that period of time by shutting off the air conditioning system. I also checked to see what the pool heater was set at it is set at 60° and it reads 73° the spa is set to 88° so in this case only the spa would be drawing any power to keep it up at 88° much like maybe a hot tub would do on someone’s funny.
2/23/22: Both screen doors to the lanai were locked upon arrival and after departure. The pool on the far side appears to need the edges scrubbed however on the near side of the home they are fine see photo below. The pool equipment continues to leak at the filter ring assembly now it’s leaking in three spots instead of just one. I checked both garage GFIs neither were tripped. I also checked the garage attic for evidence of pests, I found no obvious evidence. The sink in the master bedroom bath closest to the toilet now has a low flow situation that appears to be like the one we had across the way in the sink next to the shower.
2/23/22: Put a lockbox on the front door with a key to the residence inside for Licensed to Chill to perform HVAC repairs.
2/23/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived & the thermostat wasn’t holding the set temperature. The ac was running but there wasn’t cool air coming out of the vents. The ac appears to need service. Will contact the client & advise them of the situation.
2/22/22: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat back up to 76 for now. Will continue to monitor closely & adjust accordingly. The tag on the vehicle is expired. The guest bathroom toilet has been tagged for running. The garage overhead door needs a new weather stripping on the bottom which is ok to wait until client returns to replace.
2/21/22: Observations not included in the previous drive by report. I made sure the water main & the breaker to the water heater were off while I was there. Closed the garage overhead door & set the alarm system when finished.
2/21/22: Drive by. Put the empty garbage can back inside the garage.
2/21/22: Contractor access. Met with Ariel from Security Alarm Corporation and let him into the residence to install a new 5g cell communicator on the alarm system in the front guest bedroom see photo below. I stayed with Ariel until he was finished & confirmed that the new cell communicator was working. I made sure everything was locked up & set the alarm when leaving. 1:30pm-2:30pm.
2/18/22: Picked up the key on the kitchen counter for the lock on the water main. Made sure the water heater, range & ice maker were off. The water supply valve to the ice maker is off. Made sure to put the lock back on the water main when leaving.
2/18/22: Made sure the water heater, range & ice maker were off. All ceiling fans are on.
2/17/22: Did not smell any foul odors in the garage or near the car however I did find what appears to be some fresh droppings from a rodent in the front corner of the garage storage room see photos below. The car started up but there is a check engine light on the dash. The refrigerator & freezer were still warm inside when I opened them & still appear to not be working properly. Will contact the client & advise them of the situation. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 69 for now. Will continue to monitor closely & adjust accordingly. The half bathroom toilet is tagged for running. The crown molding above the tv in the living room is starting to separate from the ceiling.
