Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/14/22: The neighbors car was in the driveway when I arrived. Made sure the water heater was off. Checked all damp rids throughout the residence. Photos of the boat & motor below.
3/14/22: Brought in two pieces of mail with a stack of sales flyers see photo below. Ran two cups of water through the refrigerator water dispenser. The refrigerator water dispenser appeared to be working correctly. Adjusted the light timer in the living room for DST.
3/14/22: The vehicle has been removed from the garage & there appears to have been some activity inside the residence since the last service call. There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn. Client is aware of a broken irrigation pipe in the landscaping bushes behind the lanai. Client is aware of the low spa water level. Mud dauber nest are on both entryway ceilings.
3/11/22: Made sure the water heater & range were off. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided underneath the air handler & wrote the date of installation on the new filter. Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 53. Checked the light timer in the living room.
3/11/22: Peacock painting was present painting the outside of the front door & lanai for management when I arrived. Photos below of the new ac system installed since the last service call. New ac filter size is 14x18x1. The new ac was on & appeared to be working correctly. Removed the lockbox from the front door when leaving.
3/11/22: There was a white Lincoln suv in the driveway when I arrived see photo below. Mini fridge in dining room was on & cold. Watered the plant on the lanai using the right side slider only.
3/11/22: Removed an undated Ranson sign & a Signature sign dated 3/7 from the front yard. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Brought in two pool service slips dated 3/3 & 3/10 photo below. 3/11/22: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Did not see any water leaking by the front entrance during today’s service call. The irrigation timer is in the run position. Ran all water through both the hot & cold sides. Wiped out the kitchen sink with paper towels after running water per the client. Did not touch any breakers & left the water main on when leaving per the client. Clients are aware of a roof leak by the front entrance waiting to be repaired.
3/11/22: Removed an undated Charlotte Exterminators pest sign from the front yard. There did not appear to be any ants present in the yard. The humidity level was under 60% inside the residence when I arrived. I raised the ac thermostat to 74 for now. Will continue to monitor closely & adjust accordingly. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
3/11/22: Made sure all the breakers with a green sticker were off. Client advised they will replace the ac air filter when they return. Visual check of the new plants see photos below. I gave each plant a five gallon bucket of water to help keep them alive. Client advised that the roof is going to be replaced.
3/10/22: Checked the water pan in the ac return vent.
3/10/22: The humidity level was still over the acceptable level of 60% inside the residence on both floors when I arrived. I lowered both dehumidistats to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
3/9/22: Both screen doors to the lanai were locked upon arrival and after departure. The pool edge on the far side is still dirty. The pool filter container is still leaking. There is a layer of new grass on the edge of the driveway, photo below.
3/9/22: Deactivated the alarm upon entry, activated it upon departure. Brought in several pieces of mail. The door between the house and garage was not locked. Used 310kwh from last Wed to this Wed. At $.12/per kWh that would be $37 of usage for the week. Pool appears a bit cloudy, photo below.
3/9/22: Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. I watered the plants per instructions. Two pictures fell from the entryway wall, photo below.
3/9/22: A new ac unit & thermostat have been installed inside the residence since the last service call see photos below. The new air filter size is 20x20x1 photo below. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the thermostat being set at 78. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. The new ac came on & was blowing cool air from the vents. Will continue to monitor closely & adjust accordingly. Removed the lockbox from the front door when leaving.
3/3/22: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
3/3/22: Brought in two packets with proxy return envelopes from management that were by the front door when I arrived see photos below. Nothing has changed underneath the kitchen cabinets. The master bathroom mirror, sinks & countertop have been replaced photo below. The upstairs bathroom mirror has not been replaced yet. Ran all the storm shutters up 1/4 and back down. Was unable to run water in the master bathroom sinks. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now. Mini fridge in dining room was on & cold.
3/3/22: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 74 for now. Will continue to monitor closely & adjust accordingly. The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
3/3/22: The garage storage room door was unlocked when I arrived. Made sure the water heater, range & ice maker were off. The living room & master bedroom sliding glass doors were unlocked. Checked the damp rid bag in the master bedroom closet. Monitoring all previous water stains on the ceilings closely.
3/3/22: Brought in two packets from management with proxy return envelopes that were laying by the front door when I arrived see photos below. The top of the freezer door seal had some moisture on it. I wiped it off with some paper towels. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
3/3/22: Drive by. Put the empty garbage cans back on the side of the house.
3/2/22: Deactivated the alarm upon entry, activated it upon departure. Met Patrick of Patrick Air to have him diagnose the HVAC system air handler continuously running. He discovered the heat strip was wired in th air handler improperly and was using 40amps constantly. He wired properly and the system began cooling immediately and is using 3kw when running. The home pulls about 1.5kw when the system is off.
3/2/22: Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. I did not water any plants per instructions, I will water them next week. The water main was on upon arrival, off upon departure. Remove the home team pest control sign from the front yard dated 2/28/22.
3/2/22: Used 143 kWh since about 5 pm on Saturday @ $.12 a kWh that is $17.16. Have an appointment scheduled for 1pm with PatrickAir it is 1:15pm still no one has arrived. The humidity inside is VERY GOOD. One cactus is not looking good, photo below.
