Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,482 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/25/22: The humidity level was under 60% inside the residence when I arrived again. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. One of the dryer vents installed on the soffits on the left side of the house appears to be clogged with debris from the dryer. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.3/25/22: Some of the plants in the landscape beds have lost leaves from the cold weather & some of the crotons already have new leaves growing back see photos below. The builder was not present when I arrived & there has been no activity in the study since the last service call photo below. There does appear to have been someone in the house since the last service call. Brought in one pool service slip dated 3/17 photo below. Photo of the pool below.
3/25/22: Mini fridge in dining room was on & cold.
3/25/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 53. Checked the light timer in the living room.
3/24/22: Brought in one piece of mail see photo below. There has been some activity inside the residence since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
3/24/22: Checked the water pan in the ac return vent.
3/23/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
3/23/22: Poured 4oz of vinegar down the HVAC condensation evac tube then chased with 8oz of water. I replaced the HVAC filter. I watered the plants in the entryway, on the lanai (inside and out of hurricane shutter) and those in the MB shower as requested. Weeds are growing in the cracks of the driveway, photo below. One of the plants in the shower collapsed.
3/23/22: Deactivated the alarm upon entry, activated it upon departure. Brought in several pieces of mail. Used 333kwh from last Wed to this Wed. At $.12/per kWh that would be $39.96 of usage for the week. Undated A red truck is in the garage, photo below. Exterior garage lights were on, I shut them off.
3/22/22: Could not find the water main for the house so the water is on but I walked the hose twice to ensure nothing was running. I removed an undated pest control sign from the landscaping in front of the garage, photo below. Met up wit Clark Connections as requested by client.
3/17/22: Started the suv & let it idle during the service call. There was an oil change warning on the display see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly.
3/17/22: The kitchen cabinets have changed in appearance underneath since the last service call see photos below. The upstairs bathroom mirror has not been replaced yet. Was unable to run water in the master bathroom sinks. Mini fridge in the dining room was on & cold. The new water main valves still have not been numbered by management. I used the original water main valve in the garage for now.
3/17/22: The half bathroom toilet water supply valve leaks when turned on, the valve is off & tagged as such. I pour water into the bowl using a mop bucket to keep the trap from drying out. The right side kitchen sink is tagged for leaking from the trap when water is running. The refrigerator in the storage room is not working & was making a strange sound when running, i turned it off, opened both doors & tagged it as such. Wine cooler in guest bedroom was on & cold. The yellow spots on the master bedroom ceiling have not changed in appearance. Hall closet near guest bedroom starting show signs of orange spots in corners.
3/17/22: The humidity level was over the acceptable level of 60% inside the residence on both floors when I arrived from the ac not turning on enough throughout the day. I lowered both thermostats to 73 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Checked the damp rid bag in the master bedroom closet. Monitoring all previous water stains on the ceilings closely.
3/17/22: The humidity level was over 60% inside the residence when I arrived. I lowered the thermostat to 72 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The top of the freezer door seal had some moisture on it again. I wiped it off with some paper towels. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
3/16/22: Walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because we’re leaving the water main on. I found the humidity a bit high so I moved the thermostat down to 72° so that the system will run from the humidistat which is set at 58%. I waited for the air conditioner to come on and begin cooling before I left.

3/16/22: Poured vinegar down the HVAC condensation evac tube then chased with 8oz of water. I watered the plant in the entry way as requested. The right front corner gutter is leaking at the seam probably needs caulked, photo below. One of the plants in the shower collapsed, photo below. The humidity is a bit high but so is the humidity outside as we had a storm pass through early morning.
3/15/22: Brought in four pieces of mail with a stack of sales flyers see photo below. The new grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
3/15/22: Left the water main on when leaving per the client.
3/15/22: The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Adjusted the light timer in the living room for dst. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
3/15/22: Removed an undated Truly nolen sign from the front yard. There was attic insulation laying on the lanai floor & furniture when I arrived. I found the lanai has a large crack in the ceiling on the south end which appears to be a section of drywall separating from the ceiling see photos below. It is currently dry & does not appear to be from water damage. I swept up all the insulation pieces to keep it from going into the pool. Will contact the client & advise them of the situation. There is a raised roof shingle on the front left side of the house see photos below.
3/15/22: The humidity level has been well below 60% inside the residence for several service calls. I raised the ac thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
3/14/22: Made sure the water heater, range & ice maker were off. Adjusted all light timers for dst.
