Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,378 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/16/22: No car under the carport.
6/16/22: The furniture on both lanai’s has been brought inside. Brought in one piece of mail with some sales flyers see photo below. Replaced the ac air filter with a new filter provided next to the air handler & wrote the date of installation on it. The inside of the residence appears to have been cleaned since the last service call. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on.
6/16/22: The alarm did not sound when I walked through the front door but it went off when I went out the back door. The lawn is very very long and should be cut photo below. Each of the toilets had to be flesh several times as the water was sort of brownish tinted. The water main was on on arrival I turned it off upon departure. There were several pieces of mail I thought you should see so I’ve got photos below. The garbage disposal is very loud and we going to probably not run that it’s so loud. I found two live ghost ants on the kitchen counter, I killed them. I idled the car during the service call.
6/16/22: Absolute Aluminum arrived to repair the gutter downspout’s as I was leaving. There appears to be some type of yellowish stain coming from the pool tiles that’s running down onto the stucco beneath see photos below. The gutter downspout extension’s on each side of the house have not been repaired yet. I put the damaged pieces back on temporarily for now see photos below. They will need to be professionally repaired. Made sure the water heater, oven & ice maker were off. The guest bathroom bathtub is tagged for a clogged drain. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Both lanai screen doors are locked.
6/16/22: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
6/16/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
6/16/22: Poured vinegar down the HVAC condensate line and chased with water as requested.
6/16/22: Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 7/1 per the client. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
6/16/22: Couldn’t run water through exterior fridge door it just wouldn’t come out. Did not run water through garbage disposal but did run the disposal for 2 seconds.
6/16/22: The backyard is twice as long as the front yard and needs to be cut.
6/15/22: Kitchen wine cooler is working, utility room wine cooler is off. Weeds growing on the lanai.
6/15/22: Weeds growing on the lanai. The one lanai screen door without a key lock was not locked.
6/15/22: Brought in three pieces of mail see photo below. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/15/22: The water main valve was on upon arrival, I turned it off upon departure. The glue traps I put down the other day did their job Mr. Gecko will not be crawling across any alarm sensors.
6/15/22: There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. Mini fridge in dining room is off & door propped open.
6/15/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
6/15/22: No refrigerator was in the kitchen. No alarm sounded during my service call. The small package from Simply Safe that I brought in last service call is still on the kitchen island. I touched the carpeting under each bedroom window, i could not feel any moisture. I made sure the water heater was on its lowest setting as requested.
6/15/22: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 9/1.
6/15/22: I watered both plants in the kitchen, I put 2 glasses of water in the plant on the counter and it overflowed. The one on the floor is down to 1 leaf. I poured3 glasses of water in the plant on the floor.
6/15/22: Turned the upstairs thermostat up 1° to 79° based on the humidity level humidity upstairs today. The master bathroom toilet will not stop running, the sleeve inside floats instead of staying down in order to seal off the bottom so water can accumulate in the tank. I shut this toilet off at the valve because I wouldn’t want somebody to come along and leave the water on accidentally in the toilet would continue to run wasting water.
6/15/22: Brought in four pieces of mail with some sales flyers see photo below. The alarm system keypad had two warning messages on the display. Wine chiller in kitchen area read 55. Mini fridge on lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.
6/15/22: I walked the house twice at the end of the service call just to make sure there were no faucets or toilets running due to the fact we’re leaving the water main on for the pool auto fill. Some recent pest digging in the front landscaping still appears fresh. Weeds growing along the inside of the pool cage, photo below. GardenMasters signs in front and back, photos below.
6/15/22: The water supply valve to the water heater has some corrosion on it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
6/15/22: Visual check of the car, battery maintainer lights were on. I turned the thermostat to 79 degrees based on the humidity level inside today. The water main valve is leaking again but just a little while it is open, once it was closed it does not leak.
6/15/22: Photos of the new sod below. It has not been cut & there are some brown squares on the left side of the driveway see photos below. Weeds are starting to grow in the landscape beds see photo below. Ran the storm shutters up & down for preventative maintenance. All storm shutters are closed & panels up. Visual check of the boat photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Turned off the water main to the house only when leaving.
