Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,482 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/30/22: Brought in two pieces of mail. Used 306kwh from last Wed to this Wed. At $.12/per kWh that would be $37.67 of usage for the week. Met the service technician from 3rd Nail so he could begin his project.
3/29/22: Drive by. Put both empty garbage cans back in the garage using the code for the overhead door provided by the client.
3/29/22: The humidity level was well below 60% inside the residence when I arrived. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
3/29/22: Put the empty garbage cans back in the garage. The damp rid bucket has been removed & there appears to be damage to the back of the white car see photos below. Left the water main on when leaving per the client.
3/29/22: The humidity level was well below 60% inside the residence when I arrived again. I raised the thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
3/29/22: Put the empty garbage can back in the garage. Removed an active hornets nest from the soffits by the front entrance. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
3/29/22: The lanai ceiling has not been repaired yet & has changed in appearance since the last service call photo below. There is a raised roof shingle on the front left side of the house.
3/29/22: There appears to be some facia & soffit damage in several locations around the outside of the house see photos below. Made sure the water heater was off. Checked all light timers. Photos of painting progress below. I found the nest ac thermostat had a schedule turned on as well as eco mode which was causing it to change temperature settings. I turned off the schedule & eco modes then set the temperature to 74 which it should hold going forward. Will continue to monitor closely & adjust accordingly. The ac air filter appears to be covered in overspray from white paint & needs to be replaced size 18x30x1 photo below. Both the sunroom sliding glass doors were unlocked. I made sure they were locked. Watered the potted Bougainvillea plant by the back lanai with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client.
3/29/22: Warren & Sam were in the driveway when I arrived photo below. They stated they were friends of the Ziegler’s & were just looking around. They left the property after I arrived. The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below. There was some duck droppings on the dock.
3/29/22: Sprayed several active hornets nests under the carport & along the soffits. Made sure the water heater & range were off. The ac air filter is dirty & needs to be replaced size 20x20x2. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
3/29/22: Made sure the water heater & range were off. Removed several active hornets nests from the soffits. Both screen doors on the lanai are locked.
3/29/22: All the landscaping has been trimmed & the driveway has been pressure washed since the last service call see photos below. The humidity level was below 60% inside the residence again. I raised the thermostat to 73 for now to save energy. Will continue to monitor closely & adjust accordingly. Adjusted all light timers for dst. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A new air filter is recommended size 19.5 x 23 x1. The master bathroom toilet fill valve has quit working. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
3/28/22: Did guest turnover sheet for guest arrival 3/28/22 at 3pm.
3/28/22: Drive by. Went back to the residence to turn the water hose off & check the water level in the pool which is now back up to an optimal level. I disconnected the hose, rolled it up & left it on the lanai for now. Made sure the water main was back off when leaving.
3/28/22: Christmas lights are still on the front of the house. Made sure the water heater, range & ice maker were off. The garbage disposal was seized when I arrived. I found several metal bottle caps in the disposal & removed them allowing the disposal to work properly again see photo below. The master bathroom bathtub has a clogged drain. I have tagged it as such. The front guest bathroom sink has a slow drain. I have tagged it as such. The front loading washing machine door has mildew buildup on the door seals causing an odor see photo below. The humidity level was well below 60% inside the residence. I raised the ac thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. The ac air filter is dirty & needs to be replaced size 18x24x1. The plastic water main handle is broken & does not work correctly see photos below.
3/28/22: Made sure the water heater & range were off. Did not run water in the guest bathroom shower per the client. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai. Left a lockbox on the front door with a key to the residence inside when leaving for Babes plumbing.
3/28/22: Made sure the lanai screen door is locked. Checked all light timers.
3/28/22: The cleaners were inside cleaning when I arrived. Portable dehumidifier read 57. Left the water main on when leaving.
3/28/22: Both garbage cans are 3/4 full & are emitting a foul odor see photos below. I put both cans down by the street for collection. The pool auto filler is on photo below. Made sure the ac thermostat was set to 79. Did not have access to the front garage storage room but was able to open the back storage room. Brought in one piece of mail see photo below. Back storage room humidity & temperature readings: 62.2% & 76.2. The water main was on & the house cleaners were present when I arrived. I left the water main on when leaving.
3/28/22: Checked all damp rids throughout the residence. Photos of the boat & motor below.
3/28/22: Turned off the oven breaker. Did not have access to the water heater. Visual check of the boat, trailer & vehicle. There were several rabbits in the yard.
3/28/22: Brought in one piece of mail see photo below. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the hallway closet & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all light timers.
3/28/22: The pool water level was extremely low almost to the bottom of the top skimmer port when I arrived due to evaporation from lack of rain. I found a water hose in the garage & connected it to the hose spigot on the right side of the house by the water main. I ran water into the pool during the service call but it will need to be ran for at least three hours to fill the pool back up to the optimal level of the middle of the skimmer port. Will contact the client and advise them of the situation. Client gave permission to leave the hose running in the pool, will return in a few hours to check the water level in the pool & turn the water hose off. Ran two cups of water through the refrigerator water dispenser.
3/28/22: The living room right side sliding glass door was unlocked when I arrived. The lock was set but it doesn’t appear to be latching due to the latch being set to high. I tried to lower the latch but it doesn’t allow for it. I placed a piece of wood from the garage in the track of the sliding glass door for a temporary lock for now see photo below. Turned on the water heater, range, ice maker & left the water main on when leaving per the clients. Poured approximately 2-3ozs of vinegar down the hvac condensate drain line for preventative maintenance.
3/27/22: Drive by. Put both garbage cans down by the street for collection. Will put the empty garbage cans back in the garage during Tuesday’s service call.
