Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,599 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/2/24: Excessive grass & weeds are growing in all the pool pavers & deco drain. Portable dehumidifier in kitchen read 44. Watered the three plants on the kitchen counter. All ceiling fans are off. Mesh storm shutter on lanai is closed. Lanai screen door has a small tear in the top screen. Section of storm damaged pool cage still waiting to be reconnected on lanai. Green slip in mailbox.
8/1/24: The portable dehumidifier has been removed from the kitchen & all storm shutters throughout the residence have been opened since the last service call. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
8/1/24: Closed the storm shutters on the lanai. All ceiling fans inside are on. Checked all damp rid buckets. Wine cooler in dining room read 50/61. All patio furniture cushions are inside. Do not paint lanai sign on front window. All storm shutters are closed.
8/1/24: Closed all storm shutters throughout the residence. The new water stains on the living room & dining room ceilings have not changed in appearance. The garbage disposal is tagged for leaking from the bottom when water is being ran through it. Valves are off. The disposal will need to be repaired or replaced by a licensed plumber at this time. All ceiling fans are on.
8/1/24: The plate on the car is expired see photo below. The building appears to be waiting on some siding to be installed.
8/1/24: Made sure all ceiling fans throughout the residence were on. The ac condenser area on front of the building appears to be waiting on new louvers to be installed. Watered all the plants & made sure the soil was dry before watering them. Will perform a drive by of the residence if excessive rain storms transpire. Portable dehumidifier upstairs read 55. Could not get any water out of the upstairs shower. Mini fridge in dining room is taped shut. All storm shutters are closed except for two in the front that will not go down. All storm shutter switches are in the neutral position. Do not paint signs on the lanai.
8/1/24: Ran the storm shutters up and down for preventative maintenance. The ac condenser area on the front of the building appears to be waiting on new louvers to be installed. All floors appeared to be clean. All ceiling fans are off. Will run the storm shutters individually every fourth service call. Closed the storm shutter over the front door when leaving as there may be a major storm soon. All storm shutters are closed. Water was on in #2004.
8/1/24: The damp rid buckets in the vehicle are full & need to be replaced. All of the storm shutters on the lanai are open, the storm shutter over the kitchen window is open, and the storm shutter in the guest bedroom is open. Some of the aluminum framework is still waiting to be repaired on the lanai. Some small tears in some of the front porch & lanai screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
8/1/24: The ac condenser area on the front of the building still appears to be waiting on some new louvers. The address numbers have been removed from the front door. New key provided by the office does not open the garage door. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
8/1/24: The front of the building still appears to be waiting on some new louvers. All plantation shutters are closed. All ceiling fans are off. One of the living room windows facing the pool has cracks in the glass. Storm shutters on lanai are closed.
8/1/24: The front of the building appears to still be waiting on some new louvers. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off. Used a key provided by Sandra cooper to gain access to the garage for now.
8/1/24: The inside of the residence will need to be deep cleaned soon. The lanai still needs to be cleaned, there is still a pile of insulation on the floor & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. Several faucets throughout the residence have extremely low water pressure. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
8/1/24: Closed the storm shutter over the front door when leaving as there may be an impending major storm coming soon. The small section of missing louvers on the front of the building have not been replaced yet. Alarm system is temporarily deactivated. Drop cloths placed on carpets for protection. All ceiling fans are off. Will replace the battery in the ring doorbell camera once per month. All storm shutters are closed.
8/1/24: Both plates on the vehicles appear to be expired. Building is still waiting on a small section of louvers to be installed in the front of the building. Wine cooler is off & door open. All storm shutters are closed. Turned the water on & off using the water main inside the residence.
8/1/24: Did not see any water or evidence of water leaks around the AC air handler in the hallway. The safety float switch must have turned the unit off like it was supposed to when the drain line clogged preventing any overflowing. All ceiling fans are off. Checked damp rid bucket in master bedroom closet. Storm shutters on lanai are closed.
8/1/24: Drive by. Got a temporary key from the front office to open the front door. Brought in the package of new AA batteries that was laying by the front door & installed four new AA batteries into the keypad restoring power to the keypad. Installed the new portable dehumidifier in the garage storage room and made sure it was on the correct settings. See photos below.
8/1/24: Mini fridge was on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
8/1/24: All six large damp rid buckets throughout the residence are full & need to be replaced. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm.
8/1/24: The AC system was back on and appeared to be working correctly again. The humidity level was below 60% inside the residence. I raised the thermostat to 76 for now to save energy. Will continue to monitor closely & adjust accordingly. All damp rid buckets throughout the residence are full and need to be replaced. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. Water was on in #603.
8/1/24: Mini fridge in kitchen is off & door open. Washer & dryer doors are cracked open for ventilation to prevent odors.
8/1/24: Storm shutters on lanai are closed.
8/1/24: I closed the storm shutters on lanai completely as there may be an impending storm. Will pour one bottle of Nuline down the ac condensate drain line every 90 days for preventative maintenance. All ceiling fans are off.
7/31/24: Weeds are growing from the cracks in the lanai.
7/31/24: Weeds growing from the cracks of the tiles on the lanai, reported previously.
7/31/24: The water heater and the recirculating pump are to remain on as discussed with homeowner.
