Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,599 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/2/24: Watered the two plants by the door. Please remember the water heater is off at the switch ext to the tank, photo below.
8/2/24: Mail is being placed on the dining room table. All ceiling fans are on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/2/24: The car’s battery maintainer reads 100. Car cover was on correctly. The toilets have been Seran wrapped. I did not flush them as flushing displaces air and loosens the Seran wrap bond to the bowl.
8/2/24: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
8/2/24: All ceiling fans are off.
8/2/24: The garbage disposal is seized & im unable to free it. Wine cooler in kitchen was on & cold. Poured vinegar down both ac condensate drain lines for preventative maintenance.
8/2/24: I replaced the HVAC filter today.
8/2/24: Removed a full damp rid bag from the guest bedroom closet. The damp rid bags throughout the residence are not recommended as they are prone to leaking & causing irreversible damage. Large damp rid buckets are recommended. The master bathroom right side sink is tagged for leaking from underneath where the trap connects to the bottom of the sink while water is running through it. Client will address when they return. Portable dehumidifier in kitchen read 42. Checked all damp rid bags. Made sure to engage the lock on the front door when leaving.
8/2/24: All ceiling fans are off. Wine cooler in dining room read 13. Front load washing machine lid is open to prevent odors.
8/2/24: There are some perishable items inside the refrigerator. Betsy’s bedroom balcony door is locked. Master bedroom lanai door is locked. Ac system needs new air filter that fits correctly. Client is aware & addressing. The water heater has reached 10yrs of age & may need to be replaced soon. Client will address. Watered the plant on the lanai per the instructions provided.
8/2/24: There are literally hundreds of tiny droppings on the file cabinet in the MB photo below. I could not find any live pests in that area at all. I looked behind the tall dresser and saw what appeared to be more droppings but I am not sure. I would suggest a professional look this over. I replaced the HVAC air filter today.
8/2/24: Fern is outside the front door. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
8/2/24: Toilets are covered, did not flush. The smoke detector in the MB is chirping, which indicates the battery is low and should be replaced.
8/2/24: Wine chiller on lanai was on & cold. Ran water in sink on lanai. All ceiling fans are on. Screen door on front balcony is damaged. Humidistat on & off position are opposite.
8/2/24: Electrical panel has a note not to touch any breakers without first consulting the client. Note on thermostat to keep set at 80.
8/2/24: Wine cooler & both mini fridge’s were all on & cold. All ceiling fans are off. Storm shutters on lanai are closed.
8/2/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with water. I moved the humidistat down to 50 based on the inside humidity reading and the rainy weather that I anticipate we will have this next week.
8/2/24: There is 2 contractor employees from Broken Arrow Construction working the ceilings. Met Dan here as well, I believe he said he was a relative that will be doing some painting once this company is finished. He, Dan , mentioned to get photos of the floor and counters that are not covered, see below. The water remains on as I found it because they will need it today. The therm and humidistat settings have been changed by the contractors. Before I left, I instructed one of the contractors as to what the settings should be for the thermostat and humidistat.
8/2/24: Monitoring the new water stain on the front guest bathroom ceiling closely. Water stain has not changed in appearance since the last service call. Irrigation system is in the run position. Both lanai screen cage doors are unlocked.
8/2/24: The black foot prints appear to have been removed. There are still some darkened grout lines but that seems to be throughout the unit not just the area worked on. The shed remains unlocked.
8/2/24: Visual check of the car under the carport.
8/2/24: Removed a problem solved pest sign dated 7/23 from the front yard. Vines are starting to grow on the left side and top of the pool cage see photos below. The new storm shutter on the back left corner of the house appears to need to be fastened to the wall more extensively on both sides of the shutter. Client is aware & addressing the situation. Ceiling fan on lanai is on. All ceiling fans inside the residence are off. Air purifier by front door was on & read good. All old water stains have not changed in appearance. Will continue to monitor closely. Did not hear any toilets running. Did not find any water leaking anywhere. All storm shutters are closed & panels on. Put the key back in the lockbox when leaving.
8/2/24: Visual check of SUV. The kitchen sink trap leaks, reported previously and tagged as such. Photo below of the only piece of important mail.
8/2/24: All of the chlorine water leaking from the pool pump is causing the grass to die on the back left side of the house photos below. The pool water may also be leaching into the estuary along the back of the property. The lawn has several large brown spots on the left side of the house. Watered the potted plant on the lanai. The pipe connection on top of the pool pump appears to be leaking excessively now while the pool pump is running. All ceiling fans are off. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving. All storm shutters are closed.
8/2/24: Weeds are starting to grow in the pool pavers and deco drain on the lanai see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Photo of the pool below. Both pool cage screen doors are unlocked. Green slip in mailbox. All storm shutters are closed.
