Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,597 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/31/24: The front guest bathroom toilet tank leaks when flushed, reported previously. The toilet water supply line off at the valve. It doesn’t appear that the mini-split in the garage is working. The browning in the yard appears to be the same and not improving.
7/31/24: Need an adapter to put up the iFlo on air handler.
7/31/24: The browning of the lawn has had little to no real improvement in my opinion. The lanai has weeds growing in the cracks, reported previously. The tree has out front has fallen down again, photo below. Fairly fresh attempted armadillo hole just to the left of the condensing unit, photo below. Hole partially obscured by the resent clippings from the bushes.
7/31/24: No charge contractor access. Met with Charlotte county inspector Micheal and let him into the residence for new AC system inspection. The inspector signed off on the permit & the new ac system passed inspection. I made sure everything was locked up & removed the lockbox from the front door when leaving.
7/31/24: I watered 3 of the plants on the outer pool deck, I watered 6 plants just inside the hurricane screen. I watered the 2 plants out front. Weeds growing in the cracks of the tile on the lanai/pool area, reported previously, appear to have been sprayed? Several are drying up and browning.
7/31/24: I poured 4oz of vinegar down the HVAC condensate tube chased by 8oz of water several minutes later.
7/30/24: Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
7/30/24: Brought in a three pack of new pleated ac air filters see photo below. I replaced the old air filter from October with one of the new air filters and wrote the date of installation on it. Front load washing machine door is cracked open to prevent odors. Floors are temporarily covered for protection. Lanai screen door is locked. Green slip in mailbox.
7/30/24: Checked all damp rids. Checked all light timers. No mailbox. Both door handles are unlocked.
7/30/24: All ceiling fans are off. Mini fridge on lanai is off & door open. Green slip in mailbox.
7/30/24: New underground powerline is waiting to be connected to the meter on the right side of the house. Weeds are growing by the pool see photos below. The pool water level was slightly low when I arrived. I ran the hose in it during the service call to help keep the water level up. Drywall texture falling off ceilings on front & back porch in various locations. Client will address when they return. Mini fridge in living room was on & cold. Dock is waiting to be repaired. All accordion storm shutters are closed. Breaker panel door has been unscrewed for easier access. Green slip in mailbox. Made sure the garage overhead door was closed when leaving.
7/30/24: The new underground powerline is still waiting to be connected to the meter on the right side of the house. There is some browning throughout the lawn. Client is aware. The irrigation timer is currently off. The doors on storage shed on the left side of the house are unlocked. Garbage cans on right side of house are full of water. Visual check of the boat photo below. Straps were tight.
7/30/24: Excessive weeds & grass are growing in all the landscape beds. Client will address. Swept around the security cameras on the lanai. The guest bathroom toilet is tagged for leaking between the tank, bowl & connections while the tank has water in it from deteriorated rubber washers. Tank is empty, and water supply valve is temporarily turned off. Client will address when they return. The bottom right side of the garage side entry door appears to be leaking during heavy rains. Client will address. All ceiling fans are off. Turned the water main off to the house only when leaving.
7/30/24: Weeds are growing in the cracks of the pavers on the lanai, photo below.
7/30/24: The hole that was previously filled in on the back right corner of the yard along the seawall appears to be starting to wash out again see photos below. Made sure the water heater & range were off. Brought in one piece of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Monitoring the filled in hole by the seawall closely. Lanai is fenced in. All storm shutter panels are on. The underground power line is still waiting to be connected to the meter on the right side of the house.
7/30/24: There is browning in the yard that no longer seems to be improving. Some weeds are growing in the cracks of the pavers on the lanai, reported previously. I moved the humidistat down to 50 due to the higher humidity inside past service calls.
7/30/24: The lawn appears to be getting better and just has some brown spots in various locations throughout the yard. Brought in a service invoice from amplified termite & pest control dated 7/24 see photo below. Made sure the water heater, range & ice maker were off. The large damp rid bucket in the truck is full and needs to be replaced. Irrigation system is in the run position. All ceiling fans are off. Visual check of the dock.
7/30/24: Photos of the plants on the lanai below. Browning in the yard has stopped improving in my opinion, phot example below.
7/30/24: Brought in four new large damp rid buckets & placed one of them in each vehicle for now see photo below. Lawn conditions have returned to normal. The pool water level was all the way to the top of the pool pavers so I did not run the hose in the pool at this time. Did not see any ants in the master bathroom. Mini fridge on lanai was locked. Sections of pool pavers appear to be slightly sinking on the right & back side of the pool. Visual check of the dock. Green slip in mailbox.
7/30/24: The browning in the yard is no longer improving in my opinion.
7/30/24: All of the weeds have been removed from the landscape beds and deco drain on the lanai since the last service call. Put both garbage cans down by the street for collection. Made sure the water heater, range & ice maker were off. Gutters are waiting to be installed on the front and sides of the house. The driveway is sunken & cracked all along the left side possibly from heavy machinery. Poured approximately 2ozs of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
7/30/24: Location flags are in the front yard for utilities work. The pool pump filter canister is still leaking while the pool pump is running. Monitoring the new sod along the seawall closley. The breaker to the microwave is off & the door temporarily open to prevent odors from building up. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on the left side of the house near the pool pump equipment.
7/30/24: Water is to remain off. Plants are doing well.
7/30/24: All of the weeds that were growing in the landscape beds have been sprayed/removed recently. Shed door is locked.
7/30/24: Both master bathroom sinks are tagged for leaking underneath when water is running. I poured a couple cups of water down each sink for now to keep the traps from drying out. Client will address when they return. All ceiling fans are off. Visual check of the boat & trailer. Lanai screen door is unlocked. Mailbox lid is taped closed.
