Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,033 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/26/24: The irrigation circuit breaker was tripped again. Trees out back are still leaning over from the storms.12/26/24: There are some perishable items inside the refrigerator. The parking garage storage room has been remediated recently & is waiting on new walls & a door to be installed. All ceiling fans are off. Watered the plants on the front porch. Will run the storm shutters individually every fourth service call. Storm shutters on the lanai are partially open. Water was on in #2004.
12/26/24: The address numbers have not been placed back on the front door yet. The left side dining room window is tagged for having a water intrusion underneath the window sill during both hurricanes & is being addressed by the client. The carpet & wall are currently dry underneath the window. Garage key is not needed at this time as nothing is being stored in the garage. Front of building has soffit damage. Checked the water pan in the ac return vent. All storm shutters on the lanai are closed.
12/26/24: The humidity level was over the acceptable level of 60% on both floors when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the downstairs humidistat to 60% & the upstairs humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Faint water stains on dining room and living room ceilings have not changed in appearance since the last service call. Computer upstairs is off. All ceiling fans are off. All storm shutters are closed. Closed the shutter over the front door when leaving. The left side of the front door storm shutter is sticking when going down.
12/26/24: Brought in two pieces of mail see photo below. Some large cracks have developed in the stucco & tiles along the back of the pool cage. There is a drywall joint that needs repair on the lanai ceiling above the dining room windows. It is not currently wet & appears to be the tape coming loose. Client will address. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Gutter downspout damaged on front left corner of house is waiting to be replaced. Client is addressing. SE screen door is locked. Left the water main on when leaving for the pool water auto filler.
12/26/24: More Nuline will be needed for the ac condensate drain by the next service call. The humidity level was over the acceptable level of 60% inside the residence when I arrived from the ac not turning on enough throughout the day due to lower outside temperatures. I lowered the thermostat to 70 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. There are some perishable items inside the refrigerator. I had to remove some more items from the refrigerator that were starting to perish photos below. The electrical junction box behind the guest bedroom door is still waiting on a cover & the wires to be addressed. Will pour one bottle of Nuline down the ac condensate drain line once every 90 days if applicable. All ceiling fans are off. Put the mailbox key back in the kitchen drawer.
12/26/24: Poured approximately .5oz of algae guard down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked the light timer in the living room. All ceiling fans are off. All the clear panels on the lanai are off. Breezeway ceilings are still waiting to be painted. Left everything show ready & turned off all water main handles when leaving.
12/24/24: I checked the golf course side windows for damage, there was none. I placed the 2 packages I found at the front door (photo below) inside the storage room.
12/24/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Watered the orchid on the kitchen counter per the instructions provided. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
12/24/24: I poured 1/4 cup of vinegar down the AC drain as requested.
12/24/24: The pool pump is set to pull from the bottom center drain. The pool heater unit is/was running? I’m not sure why however the pool water is cold. Maybe it needs to be circulated every so often? I just don’t know much about pool equipment maintenance.
12/24/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. There appears to be a strip of missing roof shingles along the ridge on the left side of the roof next to the ridge vent. Client is addressing. Brought in to four pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be taking all important mail to the post office for forwarding. The hole previously filled in by the seawall has washout transpiring. Client will address. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on.
12/24/24: Some plants remain bent over a bit, they will require re-staking.
12/24/24: Raised and lowered the hurricane shutter out back. Pool cage is down, reported previously. The pool is clearing up but has a great deal of debris on the bottom, photo below.
12/24/24: The garage appears to have had water go several feet into the garage during the hurricane but is currently dry. The walls on the front of the garage are drywall & may need to be remediated. The main drain pipe underneath the kitchen is tagged for leaking when water is running through it. Client will address when they return. The master bathroom right side sink is tagged for leaking from the drain stop connection on the trap when water is running through it. Client will address. Monitoring the old water stain repair on the guest bathroom ceiling. Mini fridge in kitchen is off & doors open. Storm shutter on lanai is closed.
12/24/24: I placed the mail in the blue recycling bin in the garage as requested.
12/24/24: The garage has not been sanitized yet & the car is temporarily parked in the parking lot for now. The car will be returned to the garage once it is finished being sanitized. Both guest bedroom windows are still waiting for new screens. Facade of building & some damaged soffits are still waiting to be repaired. Client advised that the soffits & building facade will be repaired soon. Storm shutters on lanai are closed. Left everything show ready when leaving.
12/24/24: I poured a few ounces of bleach in each toilet. The valve inside the garage will not turn to completely off, reported previously. This means there would still be water pressure on the lines so I turned it off as well outside. The refrigerator is not cooling or freezing so I’ve turned off the circuit breaker. The receptacle the car battery maintainer is using is a GFI and it was tripped, I reset it.
12/24/24: All of the new drywall has been texturized since the last service call sees photos below. The inside of the residence will need to be throughly cleaned when renovations are completed. The garage appears to have had several inches of water in it during the hurricane but is currently dry. The walls on the front & the back of the garage are not concrete & may need to be remediated. Client is addressing. All ceiling fans are off. Mesh storm shutter on lanai is closed.

I lowered the thermostat to 71 for now to circulate air and mitigate the high humidity level. Two large sections of pool cage screens are torn. The plates on both cars expire soon. Several inches of water appear to have entered the garage several feet into the garage during the hurricane but everything is currently dry & the cars are ok. Storm shutters on lanai are closed. Mini fridge in lanai storage room is off & doors open. All ceiling fans are off. Mini fridge on lanai is off & door open. Ran water in lanai sink.
12/24/24: I brought in a pool slip from the lanai dated 12/19. The old softener equipment is still here. The door between the house and the garage I locked today to follow what was done during the summer. There is no front screen door. One important piece of mail photo below. I watered all the plants on the lanai/pool area.
12/24/24: The pool water level was extremely low again below the top skimmer port & the pool pump was running dry when I arrived. I turned off the pool pump, turned on the water hose & set the timer for 120 minutes to bring the water level back up. Brought in two pieces of mail with a stack of sales flyers see photo below. Rust stains on both the kitchen & utility sink’s accidentally caused by the client. Client advised they will address the situation when they return. There is a small section of soffits slightly damaged on the back of the house over the master bedroom window. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
12/24/24: The toilet in the bath with the shower runs continuously when the water main is on. Neither of these are an issue when the water main is off. The front right corner irrigation head that is in the landscaping fell off, photo below. I did not screw it back in because there is debris in the line it needs to be flushed first.
12/24/24: Some plants are blown over and wind whipped, both reported previously. The smoke detector in the living room is chirping indicating a low battery.
12/24/24: There are some oil stains on the driveway pavers & an oil drain container laying outside the garage. Some of the landscape lighting appears to be damaged around the exterior of the residence. Water softener salt container is full. Irrigation system is in auto position. Mesh storm shutters are closed. Visual check of the boat photo below. Watered the plants on the lanai.
