Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,891 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/24/22: The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose. Client advised that the roof is going to be replaced.
5/24/22: The humidity level inside the residence is over the acceptable level of 60%. Levels over 60% increases your chances of getting mold. The door between the garage & home is closed. No droppings were present on the lanai.
5/24/22: There are two garbage bags on the front porch see photo below. Brought in two pieces of mail with a water treatment maintenance slip see photos below. Made sure the water heater, range & ice maker were off. Put the Bio one in the master bathroom toilet per the clients instructions. Irrigation system is on. Several palm trees have pre-existing freeze damage. Both lanai screen doors are locked. Outbuilding is locked.
5/23/22: Picked up the new key. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Lanai door is locked. All storm shutters are closed.
5/23/22: Removed a Lawn care extraordinaire pest sign dated 5/12 from the front yard. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.
5/23/22: There are weeds growing in all the landscape beds see photos below. Brought in three pieces of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. There are two pipe connections corroded on top inside the plumbing manabloc system see photos below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will need another container of vinegar by next service call. All storm shutters are closed.
5/23/22: Removed a truly nolen pest sign dated 5/18 from the front yard. Brought in one piece of mail with some sales flyers see photo below. The fish pond looks clean & the water is at a good level photo below.
5/23/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
5/23/22: Kitchen remodel progress photos below. Checked the plumbing before turning on the water. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
5/23/22: Some grass & weeds are starting to pop up in the landscape beds see photos below. Picked up the check from the kitchen table. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
5/23/22: Removed a Hughes Exterminators pest sign dated 4/28 from the front yard. Brought in six pieces of mail see photo below. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rid buckets. Checked all light timers.

5/23/22: No charge drive by. Reset the tripped gfi outlet on the lanai enabling the outside security cameras to come back on.
5/23/22: Made sure the battery maintainer connected to the car wasn’t hot. Made sure the garage overhead door was locked & the opener was unplugged. The alarm system appeared to be working correctly. Checked the light timer by the front door.
5/23/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Did not have access to the water heater. Visual check of the boat, trailer & vehicle.
5/23/22: The shower head has been repaired since the last service call. Portable dehumidifier read 50.
5/23/22: Brought in one piece of mail see photo below. The living room sliding glass door handle needs to be replaced. Both valves for the pool auto filler were on.
5/23/22: The humidity level was well below 60% inside the residence. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rids throughout the residence. Photos of the boat & motor below.
5/23/22: The water stains above the dining room table have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Locked the deadbolt only on the front door when leaving.
5/23/22: Reset the modem per the client. Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence. I lowered the thermostat to 82 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The utility sink is tagged for leaking from the trap when water is running. Mini fridge in utility room is off & door is open. All of the storm shutters are open except for the windows facing the lanai in the tv room.
5/23/22: Did not run water in the shower per the client. I poured water down the drain to keep the trap from drying out. Visual check of the boat in the backyard photo below.
5/23/22: There were packages of new shingles laying on the roof when I arrived see photos below. Brought in fourteen pieces of mail & two packages with a stack of sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. Watered all the plants on the kitchen table per the clients instructions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is unlocked. Visual check of the vehicle in the driveway.
5/23/22: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. I ran water into the pool during the service call to help keep the water level up. Lamp in Florida room is on. Checked the shed in the backyard. Vacant lot is being maintained.
5/23/22: There is a large pile of dirt or sand on the bottom of the pool see photo below. Ran two cups of water through the refrigerator water dispenser.
5/23/22: There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn. Mud dauber nest are on both entryway ceilings.
