Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,125 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/29/20: The security system updated its firmware while I was inside the residence photo below. Watered the two plants on the lanai. Weeds are growing in the pool pavers. Ran water slowly in the master bathroom sink with leaking trap.
9/29/20: Exterior good, interior clean, humidity very good, poured vinegar down HVAC, no problems observed
9/29/20: The lawn was being mowed when I arrived.
9/29/20: Exterior good, interior clean, splash bleach in toilets, poured vinegar down HVAC tube, no problems observed
9/29/20: Brought in a h2o pool service card dated 9/23. Both pool cage doors are locked.
9/29/20: The pool cage screens have been repaired photos below. Brought in 4 pool slips from the lanai dated 9/2-9/23. Weeds & grass are growing in all the landscape beds.
9/29/20: Exterior good, interior clean, poured vinegar down HVAC tube, turned disposal on and off to run, no problems observed. Picture below

9/29/20: An mrt lawn center truck was in the driveway when I arrived. Found one of the water valve handles next to the water main on the left side of the house is leaking see photos below. The entire lawn appears to have been sprayed recently see photos below. Photo of lanai tile work progress below. Left the water main on when leaving.

9/29/20: The dock is covered in duck droppings. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
9/29/20: Exterior good, pool clean and water level 1/2 skimmer port, keys left in pool cage door, brought keys to kitchen counter, doors unlocked to pool cage, interior clean, humidity good, poured vinegar down HVAC tube, filter light on fridge, pictures below
9/29/20: The ac air filter is dirty & needs to be replaced size 16x20x1, I could not find any replacements inside the residence. The kitchen sink leaks from the trap when water is running, the valves are shut off & it has been tagged as such. The guest bathroom sink leaks from underneath when water is running, the valves are shut off & it has been tagged as such. The water supply valves are corroded in both bathrooms.
9/29/20: Sprayed an active hornet nest on the soffits of the shed.

9/28/20: There are 2 sets of spare keys hanging on the kitchen cabinet which i tested & confirmed see photo below. The WiFi is working which I confirmed on my phone & the info binder is on the kitchen counter see photo below. Brought in 1 piece of mail photo below. The ac air filter is dirty & needs replaced size 18x24x1. Weeds are growing in the landscape beds. Turned water main off to the house only.
9/28/20: Brought in 1 piece of mail photo below. Wasp nest & mud daubers are on the entryway ceiling. Paint is peeling on the exterior left side front door just below the glass. The fish pond looks clean & the water is at a good level photo below.
9/28/20: Removed an arrow pesticide sign dated 9/17 from the front yard. The new ac has been installed & appears to be working correctly photos below. Photo of pool below. Watered the plant next to the front door on the inside. Poured capful of bleach into each toilet.
9/28/20: Exterior just mowed, pool clean but little low added water to 1/3 skimmer port, pictures below, interior clean, garage ceiling wet? Inspected attic and pan has come loose from hook causing water to drain over end, should not have had water in it but needs Ac tech, some mold on access door, pictures below
9/28/20: Both front tires on the car were starting to get a little low from sitting, I put some air into them using my cordless inflator photo below. There is brown liquid on the floor underneath the front of the car.
9/28/20: The honey bees are still going in & out of the soffits on the front of the house. The guest bathroom sink leaks underneath when water is running, the valves are shut off & it is tagged as such.
