Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,113 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

4/25/24: Do not paint lanai signs on the front porch & sliding glass doors. Portable dehumidifier in kitchen read 45. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance. The storm shutters on the front, dining room & living room windows are currently open. Storm shutters on lanai are cracked open for ventilation.
4/25/24: Made sure the water heater, range & ice maker were off. The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Wine cooler in dining room read 50/61. All storm shutters are closed & shutters on lanai cracked open for ventilation. All patio furniture cushions are inside.
4/25/24: A realtor was leaving the residence after a showing when i arrived. Made sure the water heater & range were off. The garbage disposal started leaking excessively from the bottom after being turned on & water being ran through it see photos below. I cleaned up the water, unplugged the disposal, shut the valves off to the sink & tagged it as such. The living room & dining room ceilings have been repaired since the last service call see photos below. Storm shutters on lanai are closed.
4/25/24: Exterior building painting progress photos below. More prep work has been conducted since the last service call. All storm shutters are temporarily open for painting of building. One of the refrigerator door seals is torn & tagged as such. Several tears in some of the front porch screens. The wine cooler in the dining room was on & reading 41/50. Tag on vehicle appears expired.
4/25/24: Half of the storm shutters on the lanai are still temporarily open for the painting of the exterior of the building. New key provided by the office does not open the garage door. Garage door is temporarily unlocked for access. Checked the water pan in the ac return vent.
4/25/24: New key provided does not open the garage door. Made sure the water heater, range & ice maker were off. Ran two cups of water through the fridge door. All ceiling fans are off. Storm shutters on lanai are closed. Drained water from system after water was turned off.
4/25/24: Drive by. Client advised that the water company alerted them to high water usage at the residence. The water main was on when i arrived but i did not find any water running anywhere. No toilets were running & the pool was not overflowing. I ran all zones on the irrigation system & did not see any damaged sprinkler heads or broken lines in the lawn. All of the irrigation zone run times were correct as well. I made sure the water heater, oven & ice maker were off. Made sure everything was locked up, turned off the water main & put the key back in the lockbox when leaving. Will contact the client & advise them of the situation. 2:30pm-4:30pm
4/25/24: A whole home dehumidifier has been installed upstairs next to the air handler since the last service call see photos below. The lanai still needs to be cleaned, there is still a pile of insulation on the floor & the few spots of paint cleaned off the tile by the sliding glass doors. Client advised these will all be addressed during the next walkthrough. The humidity level is consistently over the acceptable level of 60% inside the residence. Client advised a dehumidifier will be installed soon. The new kitchen sink faucet has extremely low water pressure. All of the supply valves underneath the sink appear to be open. I have tagged it as such. New roof construction has not changed in appearance since the last service call. Mini fridge in the dining room was on & cold. Did not see any evidence of bees on the inside of the lanai. Exterior of car is dirty & will need to be washed when client returns.
4/25/24: The dehumidifier read 40%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
4/25/24: The dehumidifier in the kitchen read 50 and had some condensation in the evac tube. The dehumidifier in the bathroom read 51 and did not have condensation in the evac tube.
4/25/24: I poured 4 oz of vinegar down the HAVC air handler condensate tube. The front door knob was locked but not the deadbolt.
4/25/24: Drive by. Turned the water main inside the garage back off & made sure everything was locked up when leaving. Palm trees appear healthy. Weeds are starting to grow in the landscape beds.
4/25/24: Almost every circuit breaker is off with the exception of the AC system. The air filter for the air handler should be replaced, reported previously. I could not find any so if you’d like I could pick one up. Both toilets are leaking at the gasket between the tank and the stool. This is not an immediate issue as they only leak when flushed and the water main is off. I found evidence of pests in the front bedroom closet appears to be ants working along the carpeting. And also in the air conditioning/water heater cabinet. The ledge has hundreds of droppings from small pests, photos are below.
4/25/24: Poured 2oz of bleach in each toilet.
4/25/24: Water main was on upon arrival, off upon departure. The water heater was on, I turned it off at the switch next to the water heater. The table top on the patio was removed before I arrived.
4/25/24: I moved the thermostat down from 78° to 77° to mitigate the slightly higher humidity.
4/25/24: I poured 4oz of vinegar down the HVAC condensate tube and then chased with an entire cup of water. I removed the lock box.
4/25/24: Brought two new air dryers & installed one in each vehicle for mold prevention see photos below. I put the extended warranty information & instruction manuals on the kitchen counter for now. Made sure the water heater, range & ice maker were off. The humidity level was slightly over the acceptable level of 60% inside the residence when i arrived from the ac system staying idle for too long. I lowered the thermostat to 76 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge was on & cold. All ceiling fans are off. Shutters on lanai are closed.
4/25/24: There are several spots where the drywall is being worked upon. One in the dining room, living room area, and one in each bedroom, photos below. Ceiling fans are running.
4/25/24: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. All ceiling fans are off. Checked attic space upstairs. Section of lanai floor is still damaged from storm. The vehicle will need to be professionally cleaned by a detailer. Jennifer can arrange a mobile detailer or we can drop the vehicle off somewhere.
4/25/24: The humidity level was below 60% inside the residence again when i arrived. I raised the thermostat to 74 for now to save energy. Will continue to monitor closely & adjust accordingly. The dining room & living room windows both have a thick white haze on them. Torn window screen has not been replaced yet. The garage overhead door needs new weather stripping on the bottom as light is starting to shine through allowing leaves etc to pass underneath the door. Checked all damp rid buckets. Water was on in #603.
4/25/24: Was able to open the door to the water heater room today with the new key provided by the client to inspect the water heater going forward. The humidity level was back under 60% inside the residence when I arrived after making the last adjustment. Will continue to monitor closely & adjust accordingly. All ceiling fans are off. A section of screen on the front porch is starting to detach from the top. Client will address. A section of the front porch tile floor is damaged. Client will address. Storm shutters are partially open for ventilation.
4/25/24: Pool house temperature is 75.5 and humidity is 49.9%. Water heater is an on demand unit. The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud.
4/25/24: Weeds & grass are starting to grow in the landscape beds & sidewalks see photos below. Checked light timer in living room. Mini fridge in Florida room was on & cold. Breaker to boat lift is off. Visual check of the boat photo below. Straps were tight. Watered the plants during the entire service call & set the water timer for 120mins. Will return later today to turn the water main inside the garage back off.
4/24/24: The pool pump is set to pull water from the bottom center drain. I brought my blower to blow off the pool deck and front screened entrance area from the debris that had gathered over the past several weeks.
