Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 35,011 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/15/26: Ran all faucets & showers on the hot side during the entire service call to try & prevent odors from building up in the water heater. All ceiling fans are off.
5/15/26: Made sure the water heater, range and icemaker were off. Mini fridge in kitchen is off and door propped open.
5/15/26: Removed the perishable food items from the kitchen pantry. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Monitoring the guest bathroom faucet and vanity closely. Checked all damp rid buckets throughout the residence. All ceiling fans are off.
5/15/26: Made sure the water heater, range and icemaker were off. All ceiling fans are off. Lanai screen door is locked.
5/15/26: Made sure the water heater, range and icemaker were off. All ceiling fans are off. Monitoring the old water stain on the master bathroom ceiling closely.
5/15/26: Made sure the water heater, range and icemaker off. All ceiling fans are off. Storage room on breezeway is locked.
5/15/26: The humidity level was back under 60% inside the residence. I raised the Humidistat back up to 55% for now to save energy. Will continue to monitor closely and adjust accordingly. Front load washing machine doors propped open to prevent mildew and odors. The door frame inside the garage is rotted on the bottom of each side of the garage entry door see photos below. All ceiling fans are off.
5/15/26: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
5/15/26: Wine chiller in kitchen is off. All ceiling fans are off. Poured several ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
5/15/26: Made sure the water heater, range and icemaker were off. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the thermostat fan in the incorrect position of on and set it to the correct position of auto. The fan being in the on position makes it run continuously causing the humidity level to rise. Will continue to monitor closely and adjust accordingly. Lanai screen door is locked.
5/15/26: Ceiling fan in living room is on.
5/15/26: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
5/15/26: Checked all damp rid buckets. All ceiling fans are off. Poured approximately one cup each of vinegar & water down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
5/15/26: Portable dehumidifier in kitchen is off. Checked light timer in living room. Lanai screen door is locked.
5/15/26: Made sure the water heater and range were off. The lock on the right side living room sliding glass door handle does not work. The secondary lock is engaged. Client is aware. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
5/15/26: Removed the milk container from the refrigerator, emptied it and put the empty container in the recycling bin. Made sure the water heater, range and icemaker were off. The lawn has some browning throughout the entire yard. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
5/15/26: Made sure the water heater and range were off. Watered the new palm tree in the backyard with several gallons of water. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Windows on the middle lanai are slightly cracked open for ventilation. Lanai screen door is locked. Clamshell storm shutter on right side of house is closed. Bahama shutters are open. Green forwarding slip in mailbox.
5/15/26: The exterior light on the front of the residence was on in the daylight when I arrived photo below. The photo eye sensor for the light in the soffits on the front right corner of the residence was making noise. I shined my flashlight on it but it would still not turn off the light & appears to not be working correctly. Checked all damp rid buckets. All ceiling fans are off. Did not run any water inside the residence. Lanai screen door is locked.
5/15/26: Watered the plant on the lanai and made sure to use the right side slider only. The exterior of the residence may need to be pressure washed soon. Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
5/15/26: Photos of the new roof below. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water solution down the hvac condensate drain line for preventative maintenance. The plate on the Toyota expires soon photo below. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
5/14/26: Ran the hose in the pool during the service call to help bring the water level up. There is an invasive Brazilian pepper tree that needs to be removed growing behind the hibiscus bush on the front of the house. Client is addressing. Watered the two plants by the front door. Ro water system underneath the kitchen sink is unplugged. All ceiling fans are off. Water softener salt container is full. Shed door is locked. All storm shutter panels are on.
5/14/26: All of the solar panels have been reinstalled on the new roof since the last service call photos below. The lawn has some browning throughout the yard photo below. Monitoring the water damaged dining room ceiling closely. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed except for the shutter over the front door.
5/13/26: Drive by. Brought the TV remote to the post office for forwarding to the clients northern address. Photo of the receipt with tracking number below.
