Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 35,445 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/30/26: The strut holding the hood up on the car is broken. Client will address when they return. All ceiling fans are off. Checked all light timers. No mailbox.6/30/26: Brought in a package that was laying by the front door when I arrived see photo below. There is some underground utility work being conducted in the front yard on the right side of the driveway. Watered the three plants on the kitchen counter. Front load washing machine door is propped open to prevent mildew and odors. All ceiling fans are on. Will pour a bottle of the Nuline drain cleaner down the hvac condensate drain line every 90 days for preventative maintenance if applicable. Lanai screen door is unlocked. All storm shutter panels are on.
6/30/26: Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
6/30/26: Brought in one piece of mail with some sales flyers see photo below. Front load washing machine door is cracked open to prevent odors. Lanai screen door is locked.
6/30/26: Weeds are starting to build up in all the Landscape beds. The electrical outlet on the garage ceiling is no longer working and is temporarily being bypassed with an extension cord. Client will address when they return. Removed cobwebs from around the security cameras on the lanai. All ceiling fans are off. Turned the water main off to the house only when leaving.
6/30/26: Road construction was being conducted on the entire street when I arrived photos below. Brought in two pieces of mail with some sales flyers see photo below. Removed the note from the garage overhead door.
6/30/26: The smoke detector in the guest house was chirping when I arrived. I replaced the battery with a new 9V battery provided from the kitchen counter and made sure to test it after installing the new battery. Ran the hose in the pool during the service call to help offset evaporation. Weeds are starting to build up in all the Landscape beds and Lanai pavers. The lawn has some browning throughout the yard. Wine chiller in kitchen was on and cold. Deep freezer in laundry room was on and cold. Mini fridge in master bedroom is off. Refrigerator and freezer on lanai were both on and cold. Order of AC thermostats are as follows #1-kitchen. #2-Hallway. #3- Master bedroom. #4-Guest house. Guest house thermostat #4 readings were 80/80. Handheld digital hydrometer readings were 80.8 & 48.7%. Large propane tank for generator read 65.
6/30/26: All of the weeds appear to have been sprayed recently. The small garage overhead door opener was beeping intermittently when I arrived. There was an alert on the garage door opener concerning the backup battery photo below. Brought in two pieces of mail with some sales flyers see photo below. Brought in one pool boy service slip dated 6/23. The lawn has some browning throughout the entire yard. Client is aware. All ceiling fans are on. Wine chiller in kitchen was on and cold. Irrigation system is in the run position. Whole home generator gas level was at 58. Watered the two plants on the lanai. Mini fridge on lanai was on and cold. Ran water in sink on the lanai. Mesh storm shutters on lanai are closed. Thermostat #1-Kitchen. Thermostat #2-Master bedroom. Thermostat #3- Guest bedroom.
6/30/26: Removed a problem solved pest sign from the front yard. The pool pump filter canister lid was leaking and the screws securing it to the concrete are excessively rusted photos below. Adjusted the irrigation timer to run on Wednesdays and Saturdays. The lawn has some brown spots throughout the entire yard. Large propane tank on left side of house has 70lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client is addressing. Mini fridge on lanai is off. 6/30/26: The pool cage has spiderwebs starting to build up all along the top on the inside. Weeds are starting to build up in the Landscape beds again. Poured approximately several ounces of viper down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. All storm shutter panels are off.
6/30/26: All weeds appear to have been sprayed recently. The lawn has some slight browning throughout the yard. Irrigation timer is on. All ceiling fans are off. Ran all faucets & showers on the hot side during the entire service call to prevent odors from building up in the water heater. Storm shutter on lanai is open. Both screen doors are unlocked. There are several hairline step cracks in the exterior wall on both side sides of the house. Green forwarding slip in mailbox.
6/30/26: The AC air filter was dirty and ready to be replaced. I replaced it with one of the new air filters provided and wrote the date of installation on it. The small section of screen on the bottom of the screen door is torn from dry rot. I temporarily covered it with painters tape to keep bugs & dirt from getting into the front porch. Temporarily affixed no soliciting and no trespassing signs on the front of the house. The defective smoke detector in the guest bedroom hallway has been removed from the ceiling. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked. Green forwarding slip in mailbox.
6/30/26: A white Dodge truck was parked in the driveway when I arrived photo below. The lawn has been mowed since the last service call but excessive weeds are still growing in all the Landscape beds. I ran the hose in the pool during the service call to help offset evaporation. Internet modem was on. Poured the vinegar & water solution down the ac condensate drain line per the instructions given for preventative maintenance. All ceiling fans are off. Mailbox lid is taped shut. Electric pole in backyard is leaning. Fpl will be addressing. Ran the outside shower. Both lanai screen doors are locked.
6/30/26: The lawn has a few brown spots throughout the yard again. Mini fridge on lanai was on and cold. One of the travertine tiles by the pool is sinking. The gutter downspout drain on the front left corner of the house appears to be leaking underneath the walkway pavers appear to be sinking. Visual check of the boat photo below. All straps were tight. Green forwarding slip in mailbox. Left the water main on for the pool water auto filler when leaving.
6/30/26: Some of the new plants in the front yard appear to have died. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Water the plants using some of the water jugs provided.
6/30/26: Excessive weeds are growing in the driveway pavers. I did not see any live ants inside the residence during today’s service call. All ceiling fans are off. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green forwarding slip in mailbox.

6/30/26: Removed Tru green signs from the yard. ADT security system display panel has an alert concerning the WiFi. There appears to be no Internet coming into the residence. Client is addressing. Brought in two pieces of mail with some sales flyers see photo below. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Client is addressing. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
6/29/26: The pool water level was a little low when I arrived. I ran the hose in it during the service call to help bring the water level up. There are hairline step cracks in the stucco in several locations on the left side of the house photos below. There is a broken irrigation sprinkler head on the front left corner of the house causing a washout photos below. Made sure the water heater, range and icemaker were off. All ceiling fans are off. Will pour 8ozs of Nuline down the ac condensate drain line every 90days for preventative maintenance if applicable. Monitoring the old water stain on the master bathroom ceiling closely.
6/29/26: Removed a Johnny Bugs pest sign from the front yard. Weeds are starting to grow in the Landscape beds. Brought in one piece of mail with some sales flyers see photo below. Mini fridge on lanai is off. Ran water through the sink on the lanai. Visual check of the truck in the driveway. Checked the water level in the endless pool.
6/29/26: The pool water level was low when I arrived. I ran the hose in it during the service call to help bring the water level up. A water timer is recommended for the hose running to the pool. Client is addressing. The pipe connections on top of the water manabloc in the garage are corroded. All ceiling fans are off. Monitoring all old water stains in the ceilings closely. Checked all damp rids. Left the mail in the mailbox per the client. All storm shutter panels are up & mesh shutters closed. Visual check of the boat photo below.
6/29/26: Brought in two pieces of mail with some sales flyers see photo below. The pool water level was a little low. I ran the hose in it during the service call to help bring the water level back up. Dock is unable to get power to the boat lift equipment as the GFI outlet on the pole all the dock equipment is attached to appears to not be working and needs to be replaced. Client is addressing. I did not see any live bugs inside the residence. The white vinyl privacy fence may need to be pressure washed soon. Client is addressing. The valance to the blinds over the dining room windows is laying on the floor due to some of the dry rotted plastic clips holding it up breaking. Client is addressing. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
6/29/26: Brought in one piece of mail see photo below. The lawn has some slight browning throughout the yard. I ran the hose in the pool during the service call to help keep the water level up. Irrigation system is in the run position. All ceiling fans are off. There is an alert on the alarm system keypad. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight. Storm shutters over front door and lanai are closed.
6/29/26: Weeds are starting to build up in all the Landscape beds again. Installed a new water timer on the hose spigot by the pool and set the timer for 120 minutes to bring the water level back up photo below. Master bedroom owners closet is locked. All ceiling fans are off. Pool pump is scheduled to run between 9am-5:30pm. Visual check of the dock & irrigation float in canal. All Storm shutters are closed. Left the water main on for the pool company when leaving.
6/29/26: The lawn has some slight browning throughout the entire yard. The pool water level was low when I arrived. I ran the hose in it during the entire service call & set the water timer for 60mins when leaving to help bring the water level back up. The irrigation timer box is locked. All ac thermostats were set to 80. Guest wing hallway temps were 80.1 degrees & 49.5% humidity. Master bath hall temps were 80.5 degrees & 54.8% humidity.
