Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,769 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

3/31/26: Ran the storm shutters on a lanai up and down for preventative maintenance. Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.
3/31/26: The humidity level was still slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Mesh storm shutter on lanai is closed.
3/31/26: Brought in two notices from the county that were on the front door when I arrived concerning a recent water main break that occurred in the area recently & has been resolved photo below. The lawn has some browning starting on the front right side of the house Hause photo below. The humidity level inside the residence has been consistently low, so I raised a The humidity level inside the residence has been consistently low so I raised the thermostat to 76 for now to save energy. The humidity level inside the garage was over the acceptable level of 60% when I arrived. I lowered the garage thermostat to 76 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All of the ac air filters throughout the residence are dirty and need to be replaced again. Storm shutters on lanai are closed. All ceiling fans are off. Mini fridge on one eye is off and door propped open. Ran water in lanai sink. Irrigation timer appears to be on. Real estate sign in front yard.
3/31/26: Numerous sections of soffits from the back of the house over the lanai have fallen out & were laying on the ground when I arrived see photos below. Neighbor’s car is temporarily parked in driveway. Weeds are starting to build up in the landscape beds. Put all sales flyers in the trash can. Section of missing facia along roof on lanai is waiting to be replaced. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
3/27/26: All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
3/27/26: The pool water level was extremely low a couple inches below the top skimmer port when I arrived. I ran the hose in it during the service call and set the timer for 120 minutes to bring the water level back up. Brought in two pieces of mail with some sales flyers see photo below. Made sure the water heater, range and icemaker off. Removed the bag of trash from the freezer & the wraps & fruit from the refrigerator. Monitoring all old water stains on the ceilings closely. Patio furniture out on lanai. Both lanai screen cage doors are unlocked. All storm shutters are off/open. Made sure the garage overhead door was closed when leaving.
3/27/26: The real estate sign has been removed from the front yard since the last service call. The inside door handle on the living room sliding glass door is broken. Client is addressing. Water supply valve to water heater is off & the tank is drained. The plate on the mini van expires soon. All ceiling fans are off. The pool pump appears to be leaking while running again. The neighbor stated that it is being addressed. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
3/25/26: Drive by. Put both empty garbage cans back inside the garage through the side entry door. I made sure everything was closed & locked up when leaving.
3/25/26: Drive by. Brought all important mail to the post office for forwarding to the new address provided. Photo of the receipt with tracking number below.
3/24/26: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Lanai needs to be cleaned. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
3/24/26: Weeds are starting to build up in the landscape beds see photos below. Brought in five pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding to the new address provided. Section of missing facia along roof on lanai is waiting to be replaced. Monitoring the hole by the sea wall closely. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are off.
3/24/26: The smoke detector in the guest bedroom hallway appears to be defective and needs to be replaced. Ran water throughout the residence during the entire service call & did not smell any odors in the water. Shed door is locked.
3/24/26: There is an invasive tree growing out of the hibiscus bush that is starting to touch the soffits on the left side of the house that needs to be removed to see photos below. I did not see any live ants inside the residence during today’s service call. A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
3/24/26: Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater and range were off. All ceiling fans are off. Both lanai screen doors are locked. Shed door is locked. All storm shutter panels are on/closed.
3/24/26: Brought in one piece of mail see photo below. The living room TV was on. Both storage shed doors are locked. Hot tub is on. All gates are closed. All storm shutter panels are off except for one of the kitchen windows.
3/24/26: Monitoring the old water stains above the garage overhead door closely.
3/24/26: Made sure the water heater, range and icemaker were off. The white vinyl privacy fence, shed, exterior of the house, driveway & walkways all may need to be pressure washed soon. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
3/23/26: Removed a Johnny Bugs pest sign from the front yard. Weeds and grass are starting to grow in the landscape beds and walkway pavers photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Mini fridge on lanai is off. Ran water through the sink on the lanai. Visual check of the truck in the driveway. Visual check of the boat & jet skis photo below. Boat is covered. Checked the water level in the endless pool.
3/23/26: The white vinyl privacy fence may need to be pressure washed soon see photos below. The valance to the blinds over the dining room windows was laying on the floor when I arrived from what appears to be dry rotted plastic clips that are holding it up are starting to break photos below. Brought in two pieces of mail with some sales flyers see photo below. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
3/23/26: The old caulk repairs in the master bathroom shower are starting to separate & need to be re-caulked see photos below. All of the landscaping trees and bushes are touching the house and need to be trimmed soon. Put the key to the residence back inside the lockbox for now when leaving. Monitoring all old water stains on the ceilings closely. The exterior of the residence needs to be pressure washed at some point. There is a large step crack in the wall on the back of the house. There appears to be a large gopher tortoise digging a hole underneath the house along the front of the house behind the landscape bushes & on the back left corner of the house.
3/20/26: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
3/20/26: Checked all damp rid buckets. All ceiling fans are off. Did not run any water inside the residence. Lanai screen door is locked.
3/20/26: There were numerous tire marks in the driveway near the front of the garage overhead doors when I arrived photos below. Make sure the water heater, range and icemaker were off. Visual check of the large lithium battery on the living room floor. All ceiling fans are off. Monitoring the old water stains on the guest bedroom ceiling closely. Mini fridge on lanai is unplugged. Right side pool cage screen door is unlocked for the pool company. Photo of the pool below. Clear storm shutter panels are installed over the dining room & master bathroom shower windows.
3/18/26: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
