Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,571 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

12/23/25: Both guest bedroom windows are still waiting for new screens. Storm shutters on lanai are closed.12/23/25: Façade renovation on the building appears to have been completed photo below. The plantation shutter is waiting to be reattached to the inside of the new master bedroom lanai door. It appears the workers accidentally broke the big clock hanging on the wall in the kitchen & some other items in the kitchen. All ceiling fans are off. Mesh storm shutter on lanai is closed.
12/23/25: Brought in a couple pieces of important mail with a stack of sales flyers. I put the prepaid envelope in the mailbox to be forwarded to the client. The humidity level was over acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 74 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. The lawn is starting to look better.
12/23/25: The lanai south end screen door has a torn screen on the bottom. The white Toyota Camry is in the driveway. Checked all damp rid buckets. Front load washing machine door is cracked open to prevent odors. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Green slip in mailbox. Left the hose spigot for the pool water auto filler on when leaving.
12/23/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. The plate on the vehicle is expired. More vinegar will be needed for the AC condensate drain line. The water heater is 10yrs of age & may need to be replaced soon. All ceiling fans are off.
12/23/25: There has been some activity inside the residence and it appears to have been cleaned since the last service call. The humidity level was over the acceptable level of 60% inside the residence again from the thermostat being raised to 79 by the cleaning personnel. I lowered the thermostat to 70 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All ceiling fans are off. Master bathroom toilet has a hairline crack in the bowl.
12/23/25: The humidity level was was over the acceptable level of 60% inside the residence again. I lowered the thermostat to 71 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. More vinegar will need to be provided for the AC condensate drain line. One of the lanai screens & both of the living room screens have some small tears in them. One of the guest bedroom windows is missing the entire screen frame. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Made sure to turn off all water mains when leaving.
12/19/25: A new AC thermostat has been installed and the AC system was back on and appeared to be working correctly again since being repaired after the last service call. The humidity level was over the acceptable level of 60% inside the residence as the AC technician raised the thermostat to 78. I lowered the thermostat back to the original setting of 75 to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
12/19/25: Some mail has been placed on the table in the kitchen photo below. All ceiling fans are on. Checked all damp rids. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
12/19/25: The car had some alerts on the dash concerning an oil change & a tire pressure sensor when I started the car see photos below. I put the key back inside the soapbox & locked the storage room door. Yellow spots on den ceiling. Client is addressing. All ceiling fans are on. Washer and dryer doors are cracked open for ventilation.
12/19/25: All ceiling fans are off. Watered the plants on the table & rotated 1/4.
12/19/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
12/19/25: Fern is outside the front door & appeared ok. The neighbor previously advised that she looks after the fern. All ceiling fans are off. Mini fridge on lanai was on & cold. Ran water through sink on lanai.
12/19/25: All ceiling fans are off. All storm shutters are open. Put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.
12/18/25: Contractor access. Ed from Charlotte exterminators was treating the exterior of the residence when I arrived. I let him into the residence & stayed with him while he treated the inside of the residence for ants. I made sure everything was closed & locked up when leaving. 10:30am-11:30am
12/16/25: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely and adjust accordingly. The plate on the car is expired. Client will address. All ceiling fans are off. Checked all light timers. No mailbox.

12/16/25: The humidity level was back under 60% inside the garage after making the last adjustment. Will continue to monitor and adjust accordingly. The plate on the Range Rover expires soon. Large propane tank on left side of house has 75lbs of propane. Did not see any ants in the master bathroom. Sections of pool pavers are sinking in numerous areas around the pool. Client will address. Mini fridge on lanai is unplugged.
12/16/25: A new Water main handle has been installed recently on the back left side of the house & some activity in the residence photo below. The humidity level was back under 60% inside the residence. Will continue to monitor closely and adjust accordingly. Swept up some dead bugs off the floors. A section of soffits is pushed up on the front left corner of the house. Made sure to re-engage the safety clips on the refrigerator doors. Mini split ac thermostat is set to 78. Checked all light timers. A window is broken in the Florida room & is temporarily covered. Old water damage on garage ceiling. Did not run any water inside the residence per the client. Watered the plants with some of the water jugs provided.
12/16/25: There were some live ants in the bedroom behind the living room. Client is addressing. Previous evidence of big headed ants in the living room by the sliding glass doors. A section of ceiling panel has fallen on the lanai. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to run water throughout the entire residence during the entire service call. Lanai screen door is unlocked. Visual check of the dock & boat ramp photos below. All Storm shutter panels are on. Green slip in mailbox.
12/16/25: Both storage shed doors are locked. Hot tub is plugged in. All gates are closed. All storm shutter panels are on.
12/16/25: Monitoring the old water stains above the garage overhead door closely.
12/16/25: The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 73 for now to circulate air and mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Made sure all garden hoses were in the off position. All ceiling fans are off. Salt container for water softener is empty. Pool safety fence is installed. Both lanai screen doors are unlocked. All storm shutters are closed. Shed door is locked.
12/15/25: Brought in two pieces of mail and will be bringing the mail documents request requested to the post office for forwarding per the client. Several pavers along the dock are starting to sink when being walked on. Client will address. Visual check of the suv. Visual check of the boat, outbuilding & trailers.
12/15/25: Irrigation system is in the run position. All ceiling fans are off. Poured approximately 1/4 gallon of the premixed ac drain line cleaner down the ac condensate drain line for preventative maintenance. Visual check of the boat photo below. Strap was tight.
