Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,330 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

10/14/20: Ac delta Electric was working inside the garage & on the dock when I arrived photos below. Removed another problem solved pest sign dated 10/13 from the front yard. The leaking pool filter canister lid has been replaced see photo below. The water main was on when I arrived. Brought in an affordable water invoice that was in the mailbox & a newspaper that was in the driveway see photos below. There appears to have been activity inside the residence since the last service call. The master & guest bedroom ceiling fans are on. Found the ac thermostat set to 78 and moved it back up to the previous setting of 79. Dehumidifier in laundry room read 55. Mini fridge on the lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Photo of dock construction progress below.
10/14/20: The citrus tree on the right side of the house may need to be trimmed back soon see photo below. The pool filter canister lid has not been repaired or replaced yet & is still leaking. Visual check of the boat photo below.
10/14/20: Brought in 11 pieces of mail photos below. Emptied & refilled both damp rid buckets. Weeds are growing in the deco drain by the pool. Made sure to use the water main with the green handles only.
10/14/20: The ac air filter was dirty, I replaced it with a new one that was provided underneath the air handler & wrote the date of installation on it. Watered all exterior potted plants. The master bathroom toilet leaks from between the base & the floor when flushed, the valve is off & it is tagged as such. Valves are off on all toilets. Mini fridge on the lanai is off.
10/14/20: The ac air filter is still really clean & does not need to be changed at this time. Did not turn on the master bathroom shower per client.
10/13/20: Exterior good, pool with debris on bottom, water level good, pictures below, interior clean and humidity good.
10/13/20: Cleaned up spider webs along baseboards & in the garage. The kitchen sink faucet leaks from underneath when water is running, the valves are shut off & it has been tagged as such. Did not run water in the master bathroom shower until repairs are completed.
10/13/20: Exterior weeds, vines and bushes in need of trim, pictures below, pool clean and water level good, interior clean and humidity very good, no problems observed
10/13/20: The ac air filter is dirty & needs to be replaced size 17 1/2” x 23 1/2” x 1”. The master bathroom shower has tiles starting to fall out of the wall. The roof has leaves building up on it from the oak trees photo below. Checked all light timers. No mailbox.
10/13/20: The front guest bedroom has a crack in the ceiling in front of the closet. The metal water main handle outside is broken & may need to be replaced soon. Both bathroom faucets are leaking from the traps when water is running, I have tagged them as such. The bathroom bathtub faucet handles drip when water is running, I have tagged them as such.
10/13/20: Exterior good, some weeds in pavers front, interior clean and humidity good, poured vinegar down HVAC tube.
10/13/20: The ac air filter was dirty, I replaced it with a new one provided in the hallway closet & wrote the date of installation on it. Visual check of the boat & trailer. The master bathroom sink drains slowly, it is tagged as such.
10/13/20: Exterior good, garage spots observed on ceiling, picture below, interior clean and humidity good, poured milk down sink , rinsed and disposed of, poured vinegar down HVAC tube, splash of bleach in each toilet
10/13/20: The ac air filter is dirty & needs to be replaced size 18x30x1. Brought in a stack of junk mail. The ac condensate drain line on the right side of the house by the condenser is full of algae & may need to be serviced soon. Wine chiller in kitchen was on & read 53. Watered the plant in the living room.
10/13/20: Exterior many spider nests on soffits, pictures below, interior clean, poured vinegar down HVAC tube, turned disposal on and off to run, humidity very good.
10/13/20: There is a hole in one of the pool cage screens on top see photo below. The palm tree on the back left side of the house is touching the soffits & pool cage & may need to be trimmed soon photo below. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The Jeep has been removed from the garage by the client.
10/13/20: Exterior good, pool clean and water level 2/3 skimmer port, pictures below interior clean but notice cracks in drywall ceiling master bedroom into living area, no water stains? Poured vinegar down HVAC tube, humidity good.
10/13/20: Watered the two plants on the lanai. Weeds are growing in the landscape beds & pool pavers. Ran water slowly in the master bathroom sink with leaking trap.
10/13/20: Exterior 1 Palm branch down in back, dead plant in front, interior clean, humidity good
10/13/20: The house, pool cage, screens & deck may need to be pressure washed soon see photos below. Brought in 2 pool service cards dated 9/30 & 10/7. Both pool cage doors are locked.
10/13/20: Exterior good, picture birds in back, interior several dead insects disposed of them, humidity good, pictures below.
10/13/20: The carport & dock had duck droppings photos below. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below.
10/13/20: Exterior pool finished and landscaping underway, pool clean and water level good, interior clean and humidity good.
10/13/20: Cleaned up gecko droppings from the dining room, kitchen & living room floors.
10/12/20: Exterior new neighbors soon? Spider webs and insect dropping on and around the front door, vacuumed off. Interior clean and humidity good, noticed dark spot on ceiling in dining area but not wet nor does it look like a roof leak. Will take another picture next service call.
