Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,835 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/15/22: Checked all damp rid bags. Lanai screen door is locked. All storm shutters are closed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.7/15/22: The gfi outlet above the workbench in the garage has been repaired since the last service call see photo below. Left everything on & put the keys back in the lockbox when leaving.
7/15/22: Met with Electrician Rich from ASAP electric & let him into the residence for breaker panel inspection. The breaker panel was not making a buzzing sound when I arrived & did not make a buzzing sound while being inspected. I stayed with Rich until he was finished inspecting the breaker panel & made sure everything was put back together correctly. The electrician stated that he did not find anything wrong with the breaker panel & that it could possibly be an older ac system creating a larger draw on the breaker panel intermittently. The client contacted me & I advised him of the situation. Made sure everything was locked when leaving. 8:30am-9:30am.
7/14/22: Poured vinegar down the HVAC condensate tube and chased with water.
7/14/22: The lawn company was mowing the lawn when I arrived. The back guest bathroom toilet is tagged for a broken handle.
7/14/22: I was here when there was a short power failure all three of the lights that are in the ceiling fans came on I had to shut them off.
7/14/22: Was unable to run any water inside the residence today. There was no running water to the residence. All water valves were open but I could not get any water to the residence. Will contact the client & advise them off the situation. Checked all damp rids.
7/14/22: The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
7/14/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with water. Found evidence of a gecko (droppings) but no gecko was seen.
7/14/22: The humidity level was well below 60% inside the residence on both floors again. I raised both thermostats to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
7/14/22: The smoke detector in the bedroom is chirping indicating the battery is low and needs replaced.
7/14/22: Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 40. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/14/22: Humidity at the far point of the living room almost to the large windows 49.9 temperature 83.2
7/14/22: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 77 for now to save energy. Will continue to monitor closely & adjust accordingly. The half bathroom toilet is tagged for leaking between the tank & bowl when being flushed. Valve is off. I pour water into using a bucket to keep the trap from drying out.
7/14/22: Poured vinegar down the HVAC condensation evac tube and then chased with water. Found one gecko dripping I. The utility closet but did not see a gecko, photo below.
7/14/22: The upstairs ac was back on & appeared to be working correctly since being repaired after the last service call. The upstairs humidity level was over the acceptable level of 60%. I found the humidistat had been raised to 55% & lowered it to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
7/14/22: The battery maintainer photo below. Both locks are locked. Did not touch thermostat. All water is off. Evidence of a gecko, photo of droppings I. The living room.
7/14/22: Water was on at 2004.
7/14/22: Picture of the carport below. The accumulation of things continues to be more and more each service call. Not sure if you are aware or even care but I felt I needed to show you. Found some sand piles just to the right of the slider, generally this is an indication of any activity however I could not find any ants at all.
7/14/22: Checked the water pan in the ac return vent.
7/14/22: The garbage disposal was seized when i arrived. I was able to free it using a disposal hex key. The disposal blades appear to be rusted causing them to seize.
7/14/22: Car covered under the carport, green light on battery maintainer. As soon as I open the door there was a small cockroach that straight away from the front doormat I caught it and killed it. I found a live Millipede crawling up the wall at the headboards of the twin beds photo below. I found one live ant on the floor next to the sofa and another on the wall in the primary bathroom, I killed both.
7/14/22: Drive by. Reconfigured the extension cords going to the car to comply with fire code. Was unable to put the hardtop on the vehicle. Will contact the client & advise them of the situation.
7/14/22: Storm shutters on lanai are closed. The left side of the front door storm shutter is sticking when going down. Put the storm shutter over the front door back down when leaving.
7/14/22: MB toilet runs constantly, I tried to shut it off at the tank as a secondary safety step however I could not turn the valve. A frog made its way inside and died but not until he tried to get out and left what I believe is dried blood. You see he had a hole in his stomach area.
