Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,904 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/25/22: Browning of the yard is better. The light fixture inside the screened front door area fell but didn’t shatter, see photos below. I brought the globe inside and set next tot the bench in the garage. Weeds growing I. The landscaping and bushes need trimmed, photos below.5/25/22: Watered the 1 interior plants. Watered all the plants on the exterior lanai area (4). Started the car and let it idle during the time I was there. Nothing seemed too important in the mail. Dead bugs in the fridge, see photo below.
5/25/22: The AC is running and cooling.
5/25/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important.
5/25/22: The browning in the front yard has improved a great deal. I spoke with the homeowner to see exactly where the roof leak was in the garage and so now I’ve noted that on the account. Someone had been in the bathroom and use the half bath toilet and was unsuccessful at flushing completely because the water was off. It was a bit of a mess there.
5/25/22: I watered all plants on the lanai as indicated by the moisture.
5/25/22: There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/25/22: Construction has started in the front yard see photo below. Brought in five pieces of mail with a stack of sales flyers see photos below. Will be bringing all important mail to the post office for forwarding. Made sure the water heater & range were off. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock.
5/24/22: Drive by. Brought all important mail to the post office for forwarding to the client. Photo of the receipt with tracking number below.
5/24/22: I poured vinegar down the HVAC condensate tube then chased it with water. This was the last of the vinegar. I found a package near the garage interior entry door. There is some digging around the AC condenser but it appears dormant see photo below.
5/24/22: I came back to pull the hose from the pool and to shut the water main off. The pool level is now about mid skimmer port.
5/24/22: I walked the house twice at the end to be sure all valves and showers were off. I also made sure the toilets were not running either. I do this because the water main is to remain on. I replaced the batteries in the front door lock. Some browning in the front yard, photo below.
5/24/22: The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
5/24/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
5/24/22: Some browning in the yard, reported previously. Ran water in the pool as I did other homes will come back later to shut the water off.
5/24/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. The ac system was off & the breaker was tripped. I reset the breaker & the ac system came back on. Will continue to monitor closely. Branches & leaves are starting to build up in the roof see photo below. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
5/24/22: The left sink in the master bathroom has both valves off. I turned the cold water on long enough to fill the trap but then I shut it off. The mini split is reading EC on the front. The water main valve is very rusted and about to snap off, report previously. Trap on right side of home and card in the front door. I see digging but fail to see a hole or den.
5/24/22: A Massey pest control technician arrived while I was at the residence to treat the inside. The ac thermostat has been removed from the wall. The ac air filter is extremely dirty & will need to be replaced when construction is complete. The entire inside of the residence has been gutted for remodel. The pool pump filter canister is still leaking from a pipe on the side of it. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

5/24/22: The section of loose screen on the lanai has been repaired since the last service call see photos below. Two of the queen palm trees in the front yard have been cut down & removed since the last service call see photos below. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
5/24/22: The water main was on upon arrival, I turned it off prior to departure. Browning of the lawn in the front yard, photo below.
5/24/22: Left the water main on when leaving per the client.
5/24/22: I turned off the exterior garage light off. The humidity in the home was 52.5%. Garage humidity was 66.7%.
5/24/22: The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/24/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning of the back lawn, reported previously. When I placed my truck keys on the valve near the water main the handle simply fell off, photo below. I could not find the nut in the mulch that holds it on even using a magnet. I brought the handle inside to the garage so it wouldn’t get lost.
