Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/20/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
5/20/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off at unit #201.
5/20/22: The leaf guard has been removed from the ac condenser photo below. Poured capful of bleach into each toilet.
5/20/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
5/20/22: Contractor Tom was not at the residence when I arrived. I checked the plumbing first before turning the water on. Kitchen remodel progress photos below. The humidity level was over the acceptable level of 60% inside the residence again. I found all the settings have been raised again since the last service call. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/20/22: Did not activate alarm upon departure.
5/20/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/20/22: Made sure the water heater, range & ice maker were off. Put the humidity & temp monitor in front of the camera per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the orchid on kitchen sink.
5/20/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
5/20/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 41. Checked the light timer in the living room.
5/20/22: I plugged the water softener back in to let it complete its purge cycle. The water softener quit purging after finishing the cycle. Monitoring all previous water stains on the ceilings closely.
5/20/22: Made sure the water heater, range & ice maker were off. There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Checked all damp rids throughout the residence. Bug zapper on lanai is plugged in. Water is to remain off per the client.
5/20/22: Checked all damp rid buckets. Made sure light in garage wasn’t on.
5/20/22: Mini fridge in dining room was on & cold.
5/20/22: Removed a Tru Green sign from the front yard. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
5/20/22: Will change the ac air filter on July 1st per the client. Made sure the front door was completely closed & locked when leaving.
5/20/22: Checked all damp rid bags. All damp rid bags were full throughout the residence & had to be replaced with some of the damp rid bags provided on the kitchen counter.
5/19/22: There is browning of the yard, see photos below.
5/19/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
5/19/22: Poured vinegar down the HVAC condensate line and chased with water as requested.
5/19/22: Picked up the check & the front door key from the kitchen counter. Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/19/22: Photos of the yard below. I found the timer box for the irrigation system it’s outside, see photo below. Could it be they need it and to shut the breaker off before they change the box? That breaker by the way is number 29 and it is not tripped I checked it. It appears to me that you have Bahia grass, if that’s the case he can brown and still come back just as green as ever. However I’m not a lawn expert he just appears to be Bahia to me.
5/19/22: Brought in a package of new pleated ac air filters & a box of tablets for the washing machine see photos below. I replaced the dirty air filter & wrote the date of installation on the new filter. The plastic handle for the back guest bathroom toilet is broken inside the tank & needs to be replaced.
5/19/22: The water main was on upon arrival, off upon departure. The alarm was off upon entry and armed prior to my departure.
5/19/22: Made sure the water heater, range & ice maker were off. Checked all damp rids.
