Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 26,902 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/14/20: Exterior good, interior clean, humidity acceptable, all good
9/14/20: Swept dead bugs off the front porch. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Poured capful of bleach into each toilet. Checked all damp rid buckets which are currently at 50% full. Checked light timers. The guest bathroom sink leaks from underneath when water is running, the valves are shut off & it has been tagged as such.
9/14/20: Was able to start the car & let it idle during the service call by putting the key fob directly next to the start button. Removed a pesticide application sign from the front yard. The weeds in the landscape beds all appear to have been sprayed recently. The guest bathroom toilet runs, the valve is shut off & it is tagged as such. I turn the valve on to flush it then turn it back off. The master bathroom shower light switch is broken.
9/14/20: Exterior good, pool with debris on bottom, interior clean, possible leak in same stain spot on ceiling in master bedroom, pictures below
9/14/20: The ac appeared to be working correctly since being serviced. Brought in a 1 gallon container of vinegar to pour down the ac condensate drain line for preventative maintenance see photo below. Checked all light timers. Weeds are growing in the landscape bed in front & the back patio pavers.
9/14/20: Exterior good, interior clean, humidity good, light on fridge for new filter on, pictures below
9/14/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 77 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Cleaned up dead ants on the master bathroom floor. Visual check of the boat, trailer & vehicle.
9/14/20: Exterior good, interior clean, humidity little high but very humid outside today, still acceptable, no other problems observed
9/14/20: Exterior good, pool clean and water level 1/2 skimmer port, interior clean, no problems observed.

9/14/20: The humidity level was over the acceptable level of 60% inside the residence when I arrived, I lowered the ac thermostat to 80 to help mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Visual check of car in the driveway.
9/14/20: Brought in a 2020 census notice that was on the front door see photo below. Sprayed several active hornets nest on the soffits in various locations. Visual check of the boat in the backyard photo below.
9/14/20: Exterior good, pool clean and water level 1/2 skimmer port, interior clean and no workers present yet this morning,pictures below
9/14/20: Exterior good, some storm debris, pool clean and water level 1/3 skimmer port, interior clean, stove still out in floor in kitchen, dehumidifier running at 50
9/14/20: The ac air filter was finally ready to be replaced, I replaced it with the new one supplied next to the thermostat & wrote the date of installation on it. Weeds & grass are growing in all the landscape beds. The podocarpus bushes on each corner of the front of the house are growing into the soffits. The empty lot behind the residence is being maintained. Checked the shed in back.
9/14/20: Exterior mostly good, time to trim bushes, pool clean and water level 1/2 skimmer port, leak in gutter above pool in corner causing stain on coping, pictures below, interior clean and humidity little high but have had a lot of rain and high humidity today,
9/14/20: The ac thermostat had a blank screen & I couldn’t get it to turn on when I arrived, I checked for batteries which it does not use any & I could not find any tripped breakers. Could not drive the vehicle today due to rain but did start it & let it idle during the service call. The spa water level is back up to an optimal level. Mud dauber nest on both outside entryway ceilings. The stain on the master bathroom ceiling has not changed in appearance, will continue to monitor closely. Photo of the stains on the master bathroom ceiling below. Guest bathroom cushioned toilet seat has tears. The guest bathroom shower has missing grout in the corners.
9/12/20: Brought all the lanai furniture inside, moved the grill & put the storm shutters in the up position for pressure washing preparation of the exterior building.
9/11/20: Both ac air filters were dirty, I replaced each one with a new one supplied from the guest bedroom closet & wrote the dates of installation on them. Lanai has a puddle from rain. Poured capful of bleach into each toilet. Made sure light in garage didn’t stay on.
9/11/20: Brought in a 2020 census notice that was on the front door see photo below. The plant on the lanai appears to be strong & healthy see photo below. Mini fridge in dining room was on & cold. Poured capful of bleach into each toilet. Watered the plant on the lanai using the garden hose next to it & made sure to use the right side slider only.
9/11/20: Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Checked all damp rid bags. The stain on the ceiling in the den has not changed in appearance, will continue to monitor closely.
9/11/20: Water to remain off per client.
9/11/20: The ac air filter was dirty, I replaced it with a new one supplied next to the air handler & wrote the date of installation on it.
9/11/20: Brought in a 2020 census notice that was on the front door see photo below. Dehumidifier in kitchen read 48.
