Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 33,033 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/31/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. I turned the valve to each toilet tank off because the client wants to leave the water main on.5/31/22: I watered all but 3 plants on the lanai as indicated by the moisture. A photo below will show you the 3 that didn’t need watering. A painter was already here when I arrived and getting set up. The water was on and he had been using the hose on the right side of the garage. I did not turn the water off as he will need it today.
5/31/22: The pool water level was back up to the optimal level of half the skimmer port since the last service call. I ran the hose in it during the entire service call to help keep the water level up. Removed an undated Truly Nolen sign from the front yard. Brought in one piece of mail see photo below. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
5/31/22: Made sure the refrigerator was on vacation mode on per the client see photo below. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
5/31/22: There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the left side of the house. Visual check of the boat photo below.
5/31/22: Removed a Brock 360 pest sign dated 5/27 from the front yard. Brought in a package that was laying by the front door see photo below. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked the straps on the boat photo below. Left the alarm system off & turned the water main off when leaving.
5/31/22: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the thermostat to 80 for now to save energy. Will continue to monitor closely & adjust accordingly. Portable dehumidifier in kitchen read 55. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
5/27/22: Drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
5/27/22: The plastic purge line for the kinetico water system on the left side of the house is cracked in half on the top see photos below. Removed a trugreen sign from the front yard. The lawn is starting to look better since the last service call. There are large cracks in the stucco on the left side of the house by the pool pump equipment.
5/27/22: A pallet with new ceiling fans has been placed behind the golf cart since the last service call see photo below.
5/27/22: Storm shutters are open. Made sure to put the key back in the cabinet next to the garage door & left the water main on to the house when leaving.

5/27/22: Drive by. Removed several roofing nails from the driveway. Put the car back in the driveway. Photos of the new roof below. Brought in two pieces of mail with a package & an envelope from Janney Roofing see photos below. Left all mail on the kitchen counter for the clients return.
5/27/22: Made sure the water heater, range & ice maker were off. The master bedroom right side sliding glass door was unlocked. The ac air filter was dirty & needed to be replaced. I replaced it with a new filter provided in the under stairs storage room & wrote the date of installation on it. Some of the water supply valves for the sinks & toilets throughout the residence have corrosion on them photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/27/22: Both toilets have excessive iron buildup in the tanks from the city water causing the water to come out orange & can potentially stain the bowl see photos below. Iron out tablets are recommended for iron buildup prevention. The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
5/27/22: Checked all damp rids. Made sure to turn off both water mains when leaving.

5/27/22: The humidity level was over the acceptable level of 60% inside the residence on both floors. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered the plant on the kitchen table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked attic space upstairs. Put the key back in the lockbox when leaving.
5/27/22: Raised the ac thermostat to 78 & the humidistat to the previous setting of 55%. Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
5/27/22: Brought in one piece of mail that was on the front door when I arrived see photo below. Swept dead millipede worms off the front porch. Checked carport storage room.
5/27/22: Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
5/27/22: Brought in the package with three toilet bowl cleaner containers see photo below. The humidity level was back under 60% inside the residence. Will continue to monitor closely & adjust accordingly.
