Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 27,021 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/18/20: Brought in a large stack of mail. Was unable to drive the suv or golf cart due to rain. Ran mesh storm shutters up & down. Weeds & grass are growing in all the landscape beds.
9/18/20: Was unable to pull the vehicles out of the garage due to the cabinet contractors box truck being in the driveway & it started raining see photo below. The water main was on when I arrived. Photos of remodel progress below. Ran mesh storm shutters up & down.
9/18/20: Mud daubers are on the entryway ceiling. Poured approximately 2ozs of vinegar down the ac condensate drain line for preventative maintenance.
9/18/20: Checked all damp rids, replaced full bags in both closets.
9/18/20: Threw away the census form per client.
9/18/20: Met with grand aire ac technician rj and let him into the residence for hvac maintenance, rj advised me it would take him at least 1.5hrs to complete the service. I called the client to get permission to leave the technician inside the residence & to lock the door handle when leaving. Brought in 4 boxes of damp rid bags & 1 large container of damp rid granules see photo below. Checked all damp rids, replaced 2 full bags upstairs & 1 full bag downstairs. Emptied & refilled the small damp rid buckets.
9/18/20: Found the ac thermostat set to 78 & the dehumidistat set to 55%. The humidity level is under 60% inside so no adjustments are needed at this time.
9/18/20: Started the suv & let it idle during the service call. Checked the attic space upstairs.
9/18/20: Opened the latch in the master bedroom closet to visually check the ac air handler.
9/18/20: There is a grand aire services hvac maintenance report on the kitchen counter see photo below. I removed the lockbox from the door. Watered the plant in the kitchen counter.
9/18/20: Master bathroom toilet water supply valve is corroded & has a drip leak when turned on, the valve is shut off & tagged as such. I have been pouring water down the toilet to ensure that the trap doesn't dry out.
9/18/20: There has been some activity in the residence since the last service call, a garbage can has been placed under the ceiling repair in the living room & the ceiling fans were on photo below. Watered the sago palm on the lanai.
9/18/20: Brought in a 2020 census notice that was on the front door see photo below. The ac air filter was dirty, I replaced it with a new one supplied next to the air handler & wrote the date of installation on it. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance.
9/18/20: Watered the 3 plants on the lanai.

9/18/20: Brought in a 2020 census notice that was on the front door see photo below. The guest bathroom toilet runs, the valve is off & It is tagged it as such. Turned valve on then back off to flush it.
9/18/20: Another smoke detector by the foot of the stairs on the first floor was chirping when I arrived, I replaced the battery with one new 9v battery & tested the smoke alarm after installing the battery. Only one smoke detector remains in the master bedroom that has not had its battery replaced yet. Lower level readings temp 82.7 and humidity 48.6%.
9/18/20: The garage door would not close with the keypad or the push button on the wall when leaving, I manually closed it by releasing the latch & locked it from the inside. I was able to exit the garage using the side door. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. The wine cooler & both mini fridges were all on & cold. The front balcony has droppings on the floor.
9/18/20: The residence appears to have been cleaned recently. I found the downstairs ac thermostat set to 78 & put it back to the original setting of 76. The master bedroom, downstairs guest bedroom & Florida room ceiling fans were off. I made sure the water heater & range breakers were off. Photos of landscaping below. All ceiling fans are back on. Landscape lighting is off.
9/17/20: Checked the residence throughly for any water leaks per client. No evidence of any water damage found except for the round window in the upstairs guest bedroom that has been tagged for leaking on a previous service call.
9/17/20: Set both dehumidistats to 54% per client.
9/17/20: Watered the plant in the kitchen sink. Made sure to close the refrigerator doors tight. Checked all damp rids. Poured capful of bleach into each toilet.
9/17/20: The ac was not working when I arrived, the air handler in the hallway closet was making a strange sound and had condensation on it. I could not feel any air blowing out of the vents. The master bathroom bathtub has no water pressure, it is tagged as such.
9/17/20: Dehumidifier in kitchen read 60. Checked all damp rids. The master bathroom right side sink is leaking from the handles when water is running only, I shut the valves off & tagged it as such. The stains on the master bedroom ceiling have not changed in appearance, will continue to monitor. The half bath sink still has very low water pressure.
9/17/20: Watered the live plant on the kitchen window sill.
