Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,887 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

5/19/22: Brought in a package that was by the front door when I arrived see photo below. The humidity level was back under 60% inside the residence after making the last adjustments. Will continue to monitor closely & adjust accordingly. The upstairs bathroom sink is tagged for a leaking trap. Closed the storm shutter over the front door when leaving.
5/19/22: Rebooted the Wi-Fi network, then deleted the thermostat from the system and added it again. IThe thermostat was connected to the Wi-Fi when I left.
5/19/22: Made sure the water heater, oven & ice maker were off. The refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 45. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/19/22: The sink in the bathroom with the shower drains quite slowly, see photo below. Below is a photo of the battery maintainer.
5/19/22: Brought a new air dryer for the car & a package of toilet bowl cleaner for the bathrooms see photos below. I connected the new air dryer to the car & put the box with the warranty information on the kitchen counter. The railings & screens appear to be finished on the lanai photos below.
5/19/22: Paper towel was stuffed in the kitchen sink drains.
5/19/22: No vehicle under the carport.
5/19/22: Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
5/19/22: Most of the furniture from the living room and dining room have been removed and placed into the guest bedroom. I could not walk into the guest bedroom to do a thorough inspection. The hall light leading to the master bathroom was on, I turned it off.
5/19/22: Water was on at 2004.
5/19/22: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Checked the water pan in the ac return vent.
5/19/22: Made sure the water heater, range & ice maker were off.

5/19/22: There are sections of new sod in the backyard around the pool see photos below. Brought in two pieces of mail see photo below. The refrigerator has some perishable food items inside. The guest bathroom bathtub is tagged for a clogged drain. The master bathroom left side sink has been turned off by the clients. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
5/19/22: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
5/19/22: Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 7/1 per the client. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
5/18/22: I removed a Turner pest control sign from the front dated 5/13/22, photo below.
5/18/22: The medicine cabinet was moved from the bathroom to the bedroom, so I know someone has been inside. I found all the toilet seats down, I left them up last service call to prevent mold growth. The master bathroom toilet had mold growing inside I cleaned as best I could but there is no toilet brush. I took photos of the medicine cabinet and the hole so I can send to my handyman so he can see what the job entails.
5/18/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly.
5/18/22: Poured 2oz of bleach in each toilet.
5/18/22: Made sure the water heater, range & ice maker were off. There are perishable food items in the refrigerator see photo below. Wine chiller in kitchen area read 55. Mini fridge on lanai was on & cold. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of both boats see photo below.
5/18/22: The pool level was down to about a third of the skimmer port so I ran water in it all the time I was here. I brought in the blue recycling container and placed it in the garage.
5/18/22: The humidity level was back under 60% inside the residence after making the last adjustment. I raised the humidistat back up to 55% for now. Will continue to monitor closely & adjust accordingly. The water supply valve to the water heater has some corrosion on it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below.
5/18/22: The right side kitchen sink trap is leaking at the top plastic nut. I tried tightening it but it did not make a difference. That generally indicates we have a flange nut washer that has degraded and needs replaced. I made sure I cleaned up the water that had fallen to the cabinet base and then I left he double a piece of paper towel for anything that may drip yet. Both the faucet and the trap are tagged to indicate this problem, photo below.
5/18/22: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. Did not see any ants during today’s service call.
