Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,599 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/3/24: Drive by. Rebooted the internet modem several times & tried to troubleshoot the internet connection issue with the client over the phone. All of the internet equipment had power & I did not see any issues with the cable lines on the side of the house. The client sent a signal to the modem remotely & determined that an Xfinity technician is needed to resolve the issue at this time. All of the bushes, trees & Vines have been cut back from the pool cage since the last service call. Made sure everything was locked up and put the key back in the lock box when leaving.
8/3/24: Weeds growing in the landscaping, reported previously. I turned the water main off as requested.
8/3/24: Very few droppings behind the toilet this time. The glue trap caught a roach and a small gecko so we’ll see if that clears the issue up.
8/3/24: I poured 4oz of vinegar down the HVAC condensate tube filled by 8oz of water. I picked up the new front door key.
8/3/24: I poured 4 oz of vinegar down the HAVC air handler condensate tube.and chased with 10oz of water.
8/3/24: Almost every circuit breaker is off with the exception of the AC system, reported previously. The air filter for the air handler should be replaced, reported previously. The guest bathroom toilet is leaking at the gasket between the tank and the stool only when flushed, reported previously. This is not an immediate issue as the water main is off. I found evidence of pests in the front bedroom closet appears to be ants working along the carpeting and also in the air conditioning/water heater cabinet. The ledge has hundreds of droppings from small pests, reported previously. Knob for hot water in MB sink fell apart in my hands when I went to turn it on, reported previously. There is evidence of new pest activity in the guest bathroom, reported previously.
8/3/24: Drive by storm preparations. Brought in all furniture and items from the lanai for storm preparation photos below. I removed all items from the walls that could potentially fly around and turned the table upside down. Made sure everything was locked up and put the key back in the lock box when leaving.
8/3/24: The dehumidifier in the kitchen read 52 and had some condensation in the condensation tube. The dehumidifier in the bathroom read 56 and it had condensation in the condensation tube.
8/3/24: Drive by storm preparations. Brought all the plants and furniture from the front porch inside and made sure all storm shutters were closed. Closed the storm shutter over the front door when leaving & left the crank handle for the shutter on the front porch.
8/3/24: The dehumidifier read 45%. I poured 4oz of vinegar down the AC drain tube chased by 10oz of water. Front door has a lockbox on it.
8/3/24: Drive by storm preparation. Closed all the storm shutters on the lanai that have recently been opened. Made sure all the Storm shutter switches were in the neutral position. The plate on the car appears to be expired as well.
8/2/24: The trap on the guest bathroom sink is tagged for leaking at the drain stop connection when water is running through it. Client will address. All interior doors are open for air circulation. The water supply valve to the ice maker under the kitchen sink is off. Lanai door is locked & all the clear panels are closed. Put the key back in the lock box & put the lock back on the water main when leaving.
8/2/24: Made sure the water heater, range & ice maker were off. All of the furniture that was on the front porch has been brought inside. Watered all three plants. Checked damp rid bag in lanai closet. Clear panels on lanai are closed. Put the key back inside the lockbox when leaving.
8/2/24: I poured 4oz of vinegar down the HVAC condensate tube chased by 10 oz of water. I swept up the gecko droppings. I moved the humidistat back to 55 based on the past to humidity readings.
8/2/24: All ceiling fans are on. Plastic panels on lanai are closed. Turned off both water main handles when leaving.
8/2/24: Toilets are Seran wrapped so I did not flush them. Flushing displaces air which will loosen the seal on the toilet seat. I will monitor and flush only when the water level requires it. The living room looks to be ready to be painted, see photo below. I was unable to get to the kitchen, see photo below.
8/2/24: Lamps in living room are on. Watered the plant by the front door. Checked all damp rids. Will replace ac air filters as needed. All ceiling fans are off. Clear panels on lanai are closed.
8/2/24: Items in guest shower so I poured 32oz of water down the drain rather than running the shower. The guest bathroom toilet fill cylinder (flapper) will not seat properly so it does not fill, reported previously. I have shut the water valve off to the tank. I am filling the toilet bowl manually.
8/2/24: The outer room readings are 48.5% humidity and 84.7°.
8/2/24: Watered both plants in the kitchen per the instructions provided. All ceiling fans are off. Clear panels are closed on the lanai. Turned off both water main handles & put the lock back on the water main when leaving.
8/2/24: I poured vinegar down the HVAC condensate tube and then chased with water.
8/2/24: All ceiling fans are off. Lanai screen door is locked. Will start the car every other service call.
8/2/24: I found about a dozen dead, tiny ants around the door jam, heading into the MB and about 6 live ants of the same type, photo below. I found about a dozen dead, tiny ants around the door jam, heading into the guest bathroom and about six live ants same type. I killed the live ones and picked them all up and disposed of them. I looked around the entire rest of the condo and couldn’t find any others, but it’s strange that they were just at the door jam.
8/2/24: All ceiling fans are off. Did not run water in the master bathroom shower per the client. I poured water down the drain using the water jug provided.
