Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,919 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/6/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lamp in Florida room is on. Checked the shed in the backyard. Vacant lot is being maintained.
6/6/22: There is a large pile of dirt or sand on the bottom of the pool. Ran two cups of water through the refrigerator water dispenser.
6/6/22: Brought in a package of toilet bowl cleaner for the bathrooms see photo below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Lanai door is locked. All storm shutters are closed.
6/6/22: New plants have been added to the lanai since the last service call photo below. There is a section of landscape curbing pulled up on the left side of the house. It appears there is an irrigation sprinkler head underneath the curbing. There is an animal digging a hole in the landscaping on the left side of the house by the air conditioner & is also starting to dig up the lawn. Mud dauber nest are on both entryway ceilings.
6/6/22: Was unable to perform an inspection of the residence as the garage overhead door would not open when I arrived. The garage overhead door would attempt to open approximately 1/8” when the code was entered but the garage door opener would start beeping & the door would not move. The overhead door appears to be stuck somewhere. I found that the left side weather stripping trim piece was recently painted & the overhead door is stuck to the trim piece with dry paint see photos below. Will contact the client & advise them of the situation.
6/4/22: Storm prep. Put up all the clear storm shutters over the front windows. Closed & locked all accordion storm shutters see photos below.

6/4/22: Storm prep. Put the leather couch & the curtains from the lanai inside the house. Put all patio furniture & related items inside the covered lanai. Put the empty garbage cans inside the garage. Closed all accordion & mesh storm shutters see photos below.
6/3/22: There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Checked all damp rids throughout the residence. Bug zapper on lanai is plugged in. Water is to remain off per the client.
6/3/22: The alarm keypad was beeping when I arrived. I was able to silence it by pressing the off button. Monitoring all previous water stains on the ceilings closely.
6/3/22: Removed an undated pest sign from the front yard. Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
6/3/22: Brought in one pool service slip dated 5/30. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Storm shutters are up.
6/3/22: Turned off the irrigation system per the client photo below. Brought in a package that was laying by the front door when I arrived see photo below. Was unable to pull the car out of the garage during today’s service call due to it raining but did start it & let it idle in the garage during the service call. Photo of the front yard utilities work below. Added a bag of salt to the softener. Weeds are growing in the landscape bed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

6/3/22: Made sure the water heater, range & ice maker were off.
6/3/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was on at unit #201.
6/3/22: The leaf guard on the ac condenser has not been replaced yet. Poured capful of bleach into each toilet.

6/3/22: Contractor Tom was not at the residence when I arrived. I checked the plumbing first before turning the water on. Kitchen remodel progress photos below. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/3/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/3/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the orchid on kitchen sink.
6/3/22: The wood manatee near the guest bathroom was laying on the floor when i arrived see photos below. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the humidistat to 50% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
6/3/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 41. Checked the light timer in the living room.
6/3/22: Checked all damp rid buckets. Made sure light in garage wasn’t on.
6/3/22: Watered the plant on the lanai using the right side slider only. Mini fridge in dining room was on & cold.
