Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 32,905 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/2/22: Poured vinegar down the HVAC condensation evac tube and then chased with water.6/2/22: Made sure the water heater, range & ice maker were off. The upstairs humidity level was over the acceptable level of 60%. I lowered the thermostat to 74 for now to match the downstairs thermostat & to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. One of the neighbors came over while I was inside the residence to adjust one of the storm shutters in the kitchen. All storm shutters are closed & partially cracked for ventilation. Plants on the lanai appear to be healthy.
6/2/22: The battery maintainer had a green light and led read 100
6/2/22: Unable to provide service tile workers were inside tiling.
6/2/22: Paper towel was stuffed in the kitchen sink drains, pulled ran and replaced. The toilet in the bathroom behind the kitchen does not flush. The fill mechanism does not fill the tank. This could be the fill mechanism could be broken or the valve on the wall could be plugged.
6/2/22: The water main was on upon arrival, I shut it off upon departure. The water heater was on so I turned it off at the circuit breaker just above the water heater in the closet. Only the front door knob was locked, not the deadbolt.
6/2/22: Refrigerator & freezer in the dining room area were both on & cold. Portable dehumidifier in master shower read 40. Storm shutters are open. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/2/22: No vehicle under the carport.
6/2/22: Contractor access. Met with Jose from Furniture Warehouse & let him into the residence for new furniture delivery. Jose placed the dresser & two nightstands in the hallway by the front door for now see photos below. I made sure everything was closed & locked up when leaving. 10am-11am.
6/2/22: The upstairs humidity level was slightly over the acceptable level of 60%. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Watered all the plants per the clients instructions. The door on the mini fridge is taped shut.
6/2/22: The alarm sounded as soon as I open the front door I did disarm it and it did shut off. The lawn is very very long and should be cut photo below. Each of the toilets had to be flesh several times as the water was sort of brownish tinted. The water main was on on arrival I turned it off upon departure. There were several pieces of mail I thought you should see so I’ve got photos below. The garbage disposal is very loud and we going to probably not run that it’s so loud.
6/2/22: Brought in two packages of toilet bowl cleaner for the bathrooms see photo below. Water was on at 2004.
6/2/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
6/2/22: Checked the water pan in the ac return vent.
6/2/22: Poured vinegar down the HVAC condensate line and chased with water as requested.
6/2/22: All ceiling fans are on. Checked all damp rid buckets.
6/2/22: Couldn’t run water through exterior fridge door it just would come out. Did not run water through garbage disposal but did run the disposal for 2 seconds.
6/2/22: Made sure the water heater, range & ice maker were off. Breaker #13 for the kitchen range hood was tripped when I arrived. I reset the breaker restoring power to the range hood. The breaker for the range hood tripped again before I left residence & will not stay reset for more then several minutes. The humidity level was slightly over the acceptable level of 60% inside the residence. I lowered the thermostat to 77 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly.
6/2/22: Picked up the mail & storage room keys from the kitchen counter. Made sure the water heater, range & ice maker were off. Perishable food items are inside the refrigerator photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All ceiling fans are on. Furniture on both lanai’s needs to be brought inside for storm preparation photos below.
6/2/22: The humidity level has been well below 60% inside the residence for several service calls. I raised the ac thermostat to 75 for now to save energy. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure all water main handles were turned off before leaving.
6/2/22: Checked the light timer in the living room. Checked all damp rid buckets throughout the residence. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 7/1 per the client. Locked the car & put the keys back in their place. Turned off both water main handles when leaving.
6/1/22: No refrigerator was in the kitchen. No alarm sounded during my service call. A small package from from Simply Safe was at the front door I brought it inside.
6/1/22: The master bathroom toilet had mold growing inside I cleaned as best I could without a toilet brush.
6/1/22: Poured 2oz of bleach in each toilet.
6/1/22: The pool has what appears to be a strange tint to it unless that’s the way it looks normally, see photo below. The thermostat was set at 70° and the humidity was 15% lower than it really needs to be so I move the thermostat up to 77° we’ll see what that brings us the next time I’m here as far as humidity.
