Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/26/22: Watered the plant in the kitchen. Poured a cup of vinegar down the HVAC condensate tube. The Armadillo hole at the right back corner of the house under the downspout appears to be dormant now as the entry throat is still basically blocked. Tripped circuit breaker number 19 for the entry foyer and then also number 22 which was for the great room lanai and kitchen I reset them.
7/26/22: The humidity level was well below 60% inside the residence again. I raised the ac thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. The tile roof may need to be pressure washed soon. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
7/26/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. Mailbox was empty.
7/26/22: The weeds appear to have been sprayed since the last service call. Brought in one piece of mail see photo below. There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
7/26/22: The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
7/26/22: Left a lockbox on the garage side entry door with a key to the residence inside when leaving for handyman Mike Lewis to check the the door between the garage & home. There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the back & left side of the house. Visual check of the boat photo below.
7/26/22: I walked the house twice to make sure no water was running because the water main is to remain on. Toilets are off at the water tank valve. There is a great deal of evidence of a gecko in the MB but I could not find it, reported previously.
7/26/22: The water stain on the living room ceiling has not changed in appearance since the last service call. Will continue to monitor closely. There is some browning in the lawn in several locations throughout the entire yard. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked ropes on the boat photo below. Left the alarm system off & turned the water main off when leaving.
7/26/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes on the garage side of the house should be trimmed, reported previously. Met inspector from Oldon’s home inspections so he could gain access to the interior.
7/26/22: The water heater was leaking from the lower element when I arrived after turning on the water main outside see photos below. I immediately turned off the water supply valves on top of the water heater & connected a garden hose to the bottom drain to completely drain the tank & prevent it from further leaking. Will contact the client & advise them of the situation. Client advised to have a professional plumber replace the water heater immediately. The battery maintainer in the garage was off & the gfi outlet was tripped. I reset the gfi outlet in the guest bathroom restoring power to the battery maintainer. Portable dehumidifier in kitchen read 55. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
7/26/22: The dehumidifier displayed 52.
7/26/22: I watered 7 plants on the lanai as indicated by the moisture meter.
7/25/22: Met prospective buyers and home inspector at 2:30pm stayed until 4:10pm. Turned the thermostat back to 78. Made sure all windows and doors were closed and locked. Made sure all lights were off and turned the water main off.
7/25/22: The three plants on the lanai had almost too much moister according to my plant moisture meter so I did not water. I met the home inspector and the prospective buyers but before they arrived I provided my service call inspection. The water main was on upon arrival.
7/25/22: Contractor access. Waited at the residence for water heater inspection scheduled sometime between 8am-12pm. Charlotte county inspector Steven arrived shortly after 10am & I let him into the garage for the inspection. I stayed with Steven until he was finished & confirmed that everything was ok. Made sure the garage door was locked when leaving. 7:30am-10:30am.
7/22/22: No charge drive by. Brought all important mail to the post office for forwarding. Photo of the receipt with tracking number below.
7/22/22: There were painting supplies staged in the dining room when I arrived see photo below. The ac was back on & appeared to be working correctly since being repaired after the last service call. Some of the water supply valves for the sinks & toilets throughout the residence have corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/22/22: The water supply valve to the ice maker under the kitchen sink is off. Made sure to put the lock back on the water main when leaving.
7/22/22: Checked all damp rids. Made sure to turn off both water mains when leaving.
7/22/22: I did not replace the ac air filters on the 8th week as they were just replaced on 7/8. Checked all damp rids.
7/22/22: Monitoring the old water stains on the guest bathroom ceiling closely.
7/22/22: Watered the plant on the kitchen table. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Checked attic space upstairs. Put the key back in the lockbox when leaving.
7/22/22: Watered the plant by the kitchen window. Opened the latch in the master bedroom closet to visually check the ac air handler. Turned off both water main handles when leaving.
7/22/22: Renee advised she will bring cleaning the residence next week. The old refrigerator has been removed from the kitchen. There is still a foul odor & dead flies throughout the entire residence.
7/22/22: The master bathroom toilet has started to leak between the tank & bowl when flushed. I poured water into the bowl to keep the trap from drying out. I have tagged it as such. The ac condensate drain line is eroding & staining the sidewalk where it drips onto the sidewalk. The wood along the bottom of the inside of the carport storage room appears to be rotting from water damage due to clogged or insufficient deco drains running parallel along the back of the carport storage rooms. Client advised it is being investigated. Checked damp rid bucket in car.
