Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 32,926 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

6/8/22: The AC is running and cooling.
6/8/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The lanai in one corner has many weeds growing thru the cracks of the lanai, photo below. Several palm fronds are on the side of the pool cage, photo below. Theses were there 2 weeks ago exactly as they are today.
6/8/22: No issues with the spot in the garage that was leaking, photo below. Found a dried up frog in the living room, flushed it.
6/8/22: Removed the key from the shed. Will make a copy & return the original. Made sure the water heater & range were off. Found several windows unlocked throughout the residence. The humidity level was over the acceptable level of 60% inside the residence. I lowered the humidistat to 55% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The ac air filter is extremely dirty & needs to be replaced size 12x24x1 see photo below. Refrigerator & freezer in utility room are off & doors open. Irrigation system is off. Visual check of the golf cart. No battery charger connected. Tiki area is locked. The water main shut off is on the tiki bar area, I had to move the golf cart to enter the tiki area. I put the golf cart back in front of the screen door after turning off the water main handle. The plastic water main handle is dry rotted & brittle which may cause it to break soon see photo below. Both mini fridges in bar area are off & doors open.
6/8/22: No charge drive by. Set the irrigation timer to run on Tuesdays and Fridays for 20 min each zone starting at 5am. Photos of the lawn below. The swail has not been sodded yet.
6/8/22: Brought in two pieces of mail see photo below. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/7/22: The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
6/7/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
6/7/22: The thermostat is blank cannot get it to work therefore the system is not running, photo below. Some browning of the bushes photo below. Left side sink in master bathroom has brushes and hair dryer in it and I took them out it found there’s no water turned down to that sink so I just left it as it was found.
6/7/22: The humidity level was back under 60% inside the residence. Will continue to monitor closely. Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
6/7/22: Brought the inspection card inside and put it next to the washer & dryer inside the garage per the client. Remodel progress photos below. Checked the plumbing before turning on the water. Made sure the water heater & range were off. The construction workers had the ac thermostat off. Was unable to run water in the kitchen.
6/7/22: Poured 4oz of vinegar down the HVAC condensation evac tube then chased with 8oz of water. Watered 11 plants in total, 1 in the shower and 10 behind the hurricane shutter.
6/7/22: Remodel progress photos below. The ac thermostat has been removed from the wall. The ac air filter is extremely dirty & will need to be replaced when construction is complete. The entire inside of the residence has been gutted for remodel. The pool pump filter canister is still leaking from a pipe on the side of it. The garage side entry door is rusted on the bottom & there is a large hole in the bottom of the door. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/7/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water. Browning of the back lawn, reported previously.
6/7/22: No power. Electric has been turned off to the residence! Both garbage cans have not been collected yet. Made sure the water heater & range were off. The security system keypad had two warnings on the display when I arrived see photos below. The humidity level was over the acceptable level of 60% inside the residence when I arrived. I found the thermostat set to 78 but it was reading 83. The ac system was not running & would not turn on. I tried resetting breakers but it would still not turn on. Will contact the client & advise them of the situation. After process of elimination it was discovered that the electric has been turned off to the residence. Weeds are growing in the landscape beds photo below. All storm shutter panels are up.
6/7/22: No work out back yet.
6/7/22: I poured vinegar down the HVAC condensate tube then chased it with water.
6/7/22: Brought in two pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
6/7/22: I watered3 plants on the lanai as indicated by the moisture. Brought inside a Pool Service slip. Also brought inside the garage the 4 paint containers that were left of the lanai by the painter.
6/7/22: Drive by check of the residence. The pool was clean & the lawn appears to have not been mowed in a while see photos below. There is also a lot of junk accumulated on the right side of the house photo below.
6/7/22: The humidity level was over the acceptable level of 60% inside the residence when i arrived. I lowered the humidistat to 60% for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
6/7/22: Left the water main on when leaving per the client.
6/7/22: I walked the house twice to make sure no water was running because the water main is to remain on. Debris at the bottom of the pool, photo below.
6/7/22: The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
6/7/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. There was just a little digging out back under the living window. The long downspout extension came loose this past week, see photo. I slid back together. It should have some sheet metal screws to hold it together. There were two sales fliers and one envelope in the mailbox today, photo below.
