Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 30,599 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!

8/6/24: Water to remain on for plant irrigation on the lanai. I walked the house inside twice to ensure all water faucets, shower heads and toilets were not running. Photo of the plants on the lanai/ pool cage area below. Photo of the plants on the lanai/pool area below. The HVAC air handler unit is sweating, excessively, photos below. This normally indicates that the coils inside the unit are starting to freeze up. I talked to the homeowner. He is going to contact an HVAC company. There is no obvious sign of storm damage to the home. I left the door between the garage and the home unlocked as discussed with the homeowner.
8/6/24: The pipe connection on the bottom of the pool heater is leaking slowly while the pool pump is running. The lawn has a small brown spot on the back & right side of the house. Client is addressing. Brought in another large stack of important mail & sales flyers. Will be taking all important mail to the post office for forwarding. Some of the trees on the right side of the house appear to be dead. Activated the alarm system when leaving.
8/6/24: There is a small section of soffits pushed up on the back of the house over the master bedroom window. Covering the drains is not necessary as running water every two weeks fills all the traps preventing sewer gases & pest from entering the residence as well as pushing everything back. Checked all damp rid bags throughout the residence. Damp rid bags are not recommended as they are prone to leaking causing irreversible damage. Checked light timer in the living room. A battery maintainer is recommended for the vehicle. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
8/6/24: There was no need to water the plants on the lanai or out front as indicated by my plant moisture meter. I poured 4 oz of vinegar down the HVAC air handler condensate tube followed by 10 oz of water. I found no obvious indication of storm damage to your home. The pool level is up to the bottom of the coping. Weeds growning in the front stoned area, photos below.
8/6/24: Brought in two pieces of mail with some sales flyers see photo below. Lawn conditions are returning to normal. Lanai south screen door had a broken closer. Portable dehumidifier in kitchen read 55. Monitoring the old water stain on the kitchen ceiling closely. Lamp in living room was on. There are cracks in the stucco in several locations around the residence. The gutters around the entire residence may need to be pressure washed soon. All storm shutters are closed. There is a stack of plywood, cardboard etc leaning up against the house by the garage rear entry door. The wood frame work for the garage door openers appears to be pulling away from the wall above both garage overhead doors client is aware. Left the water main on for the pool water auto filler when leaving.
8/6/24: Reconnected the AC thermostat to Wi-Fi and rebooted the irrigation timer in the garage to re-establish Internet connection. The lawn still has a few brown spots on the left & right side of the house. All ceiling fans are off. Water softener salt container is 3/4 full. Visual check of the boat photo below. All storm shutters are closed.
8/6/24: The lawn appears to slowly be getting better but still has some brown spots in the front yard and right side of the house. Made sure the refrigerator was in vacation mode. All ceiling fans are off. Mini fridge on lanai is off & door open. Monitoring all old water stains on the ceilings closely. All storm shutters are closed & panels on. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
8/6/24: The new AC system was on and appeared to be working correctly. All ceiling fans are off. Bbq grill is covered. All storm shutters are closed & panels on.
8/6/24: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely and adjust accordingly. Poured several ounces of vinegar down the ac condensate drain line for preventative maintenance. The guest bathroom sink is tagged for leaking from underneath when water is running through it. Client will address. The water heater is almost 10yrs of age & may need to be flushed or replaced soon due to HOA regulations. Checked all light timers. All ceiling fans are off. Battery maintainer & large damp rid bucket or air dryer is recommended for the vehicle. Garage side entry door handle unlocked for access.
8/6/24: The hole previously filled in by the seawall has some washout starting to transpire. Client will address. Brought in two pieces of mail with some sales flyers see photo below. Put all sales flyers in the trash can. Will be bringing all important mail to the post office for forwarding. The humidity level was slightly over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 80 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Mini fridge in kitchen area was on & cold. Master bedroom closet door is locked. Checked all light timers. Visual check of the dock. Lanai is fenced in. All storm shutter panels are on. The underground power line is still waiting to be connected to the meter on the right side of the house.
8/5/24: Drive by. Checked the entire residence thoroughly for water intrusions after heavy rainfall from a Tropical storm. The master bedroom had a commercial fan running in it when I arrived, but everything was dry and I did not see any new water stains on the ceilings photos below. I did not see any water or water stains anywhere throughout the residence at this time.
8/5/24: I watered the 3 interior plants as instructed. The front yard light is on. Weeds growing on the lanai. Branches are still on the ground around the base of the tree out back, photo below. I ran the dishwasher. I raised and lowered the hurricane shutters. I lowered the thermostat to 76 because of the interior humidity being slightly higher. The weather outside has been in the upper 70s and lower 80s for 3 days now do to TS Debby. Most every home I entered today had the same issue. I’m sure next week I will be moving it back to 77. I found no obvious signs of storm damage to your house.
8/5/24: All of the items on the lanai, including furniture and plants stayed in place during the storm, photo below. I found no obvious sign of storm damage to your home. There are a few branches down and the front plant is leaning a bit, photos below. The front plant needs to staked, maybe the landscapers could do it but I would give them a heads up to bring the proper staking tools and supplies. The phot below if the screen damage was reported previously but this is what it looks like today.
8/5/24: The dehumidifier read 48 and is working. The humidity is a bit high today not uncommon for the other houses I’ve been at. We just have had so much moisture and we will continue to have moisture this entire week. At least that’s the forecast so I am turning down your humidistat from 55 to 50 to help mitigate the higher humidity. I did test your AC unit it is running and it is cooling. I found no obvious signs of storm damage to your home.
8/5/24: The valves for both bathroom faucets are off as both are dripping slightly if not. The guest bathroom toilet did not shut off it continued to run, so I shut it off at the valve under the tank. I will spend more time trying to diagnose this issue next service call, too many places to get to today after the storm. Grass is long photo below.
8/5/24: The humidity is a bit high today, but that’s to be expected with the weather we’ve had and will continue to have this week. I did turn the thermostat down to 76 to mitigate the slightly higher humidity. I made sure the system was running and cooling before I left. I could not find any obvious signs of storm damage to your home.
8/5/24: None of the exposed walls inside have signs of moisture. Brought in several pieces of mail, none appeared important. Weeds growing on the lanai, reported previously. The toilet in the bathroom off the garage will not fill it just runs continuously. I have shut it off at the valve below the tank. I could not find any obvious storm related damage to your home.
8/5/24: I poured vinegar down the HVAC condensation evac tube then chased with some water. I brought in several pieces of mail, none appeared to be important. Raised and lowered the back hurricane screens. I found no obvious storm damage of your home.
8/5/24: There was no need to water the plants in the pool/lanai area. I found a pool company slip on the lanai, dated 7/31/24. I found no obvious storm damage to your home.
8/5/24: I walked the house twice to ensure the water was off to all showers, tubs, and toilets. Toilet supply lines are off at their individual valves. The bushes around the house need trimming soon, reported previously. Met Chris Olson for the 4 point inspection. Pool level is up to the bottom of the coping.
8/3/24: The water must remain on so client can fill the pool remotely. The pool level is managed by the homeowner remotely. I made sure all water faucets and toilets were not running. The utility room sink is leaking at the trap, it has been tagged from last year, client is aware. The garbage disposal is a bit loud. The smoke detector in the dinning room is beeping. The pool house air is not working.
8/3/24: Several weeds are growing in the cracks of the pavers on the lanai/pool area. The smoke detector in the bedroom with two beds is chirping indicating a low battery.
8/3/24: Drive by storm preparation. Closed and locked all the new storm shutters see photos below. I left a shutter key and a remote in the inspection bag by the front door for the inspector.
8/3/24: Poured 2oz of bleach in each toilet.
8/3/24: I watered the two plants on the kitchen island. I am forwarding the mail.
