Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,817 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/10/22: Debris on the top and bottom of the pool. The spa bubbler will not work. Yes I found a big tree branch on the backside of house not sure if it was cut down or blue off I brought it to the front for general pick up. The 9 & 11 circuit breaker for the H1 - HVAC system was tripped. I reset it and it tripped again twice I called the homeowner to notify him that we need to have an AC tech look at this. Humidity inside the house in that general area is still at a good level (mid 55). A large section of the bushes dividing the homes on the backside of the garage has been cleared, photo below. I called the customer with regard to the AC system he suggested that I leave the interior garage door to the home unlocked so that the HVAC tech can gain entry.
8/10/22: Photo of the cactus below. It appears to be healthy. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Watered the plants on the lanai. Mesh storm shutters on lanai are down. Left the water main on for the pool water auto filler when leaving.
8/10/22: I found a crashed drone on the side yard, photo below. I brought inside and placed on the chair in the garage.
8/10/22: Checked all damp rid bags. All damp rid bags were full & needed to be replaced. I replaced the bags with new damp rid bags provided in the closet & laundry room. Swept leaves off the lanai floor. There are large cracks in the stucco in several locations around the outside of the residence. Wine cooler in dining room read 52. Deep freezer in front room closet was on & cold. Watered all plants on the lanai. Both lanai screen doors are locked.
8/10/22: I ran just enough water in the right side kitchen sink which is leaking to fill the trap. I didn’t see any leaking this time but then again I didn’t run it for any length of time.
8/10/22: Dehumidifier read 50 and was running. Poured vinegar down the HVAC condensate tube I then chased it with water. The smoke detector in the MB is chirping indicating a new battery is needed.
8/10/22: There is a piece of screen spline approximately 3’ long hanging from one of the lanai screens. Mini fridge in dining room is off & door propped open.
8/10/22: The living room tv was on when I arrived, I turned it off before leaving. Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not see the coils leaking. Will continue to monitor the ac system closely.
8/10/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Will change the ac air filter on 9/1.
8/10/22: Fridge seals were dirty and sliders. Did my best to clean them.
8/10/22: Brought in five pieces of mail with a stack of sales flyers see photo below. The bushes growing next to the right side pool cage screen door may need to be trimmed soon. Weeds are starting to grow in all the landscape beds & by the pool. There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

8/9/22: All breakers are turned off except for the ac breaker. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water is to remain off per the client.
8/9/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The master bathroom toilet has a crack in the bowl on the top of the right side.
8/9/22: There was a fire inspection card on the kitchen counter when I arrived see photo below. Ran the storm shutters up & down. Portable dehumidifier in kitchen read 50. Watered the plant in the kitchen & rotated it.
8/9/22: The dehumidifier read 51 and ran during the service call.

8/9/22: The humidity is too high, the system is running. The thermostat was ready the fan setting @ ON which should always be AUTO. When the fan runs continuously it will cause the humidity to be high even though the temperature remains at the current setting of 78. I turned the system down to 76 to ensure it would run after I changed the fan setting to auto and it did. The temperature has dropped to 77.5 and the humidity to 69.3 in just a few minutes. I believe this will remedy the issue, however it will take a few hours at least. I have 3 other homes yet to do in SN after those I will stop back to see where the humidity level is.
8/9/22: There was a fire inspection card on the kitchen counter when I arrived see photo below. There was no running water to the residence during today’s service call. Was unable to run any water inside the residence. The ac thermostat had a message on the display concerning the wi-fi signal.

8/9/22: The vehicle has not been detailed yet. I connected the new air dryer & placed it inside the vehicle with the large damp rid bucket for mold prevention see photos below. There were several pieces of white fabric material on the dining room floor behind the barstool chairs when I arrived. I found the fabric on the bottom of one of the chairs is starting to fall off see photos below. The water meter next to the water heater has excessive corrosion on it. The garbage disposal is tagged for a broken button. Storm shutters are closed.
8/9/22: Pool pump draws from the bottom drain per client.
8/9/22: Armadillo hole on side of home appears to be active yet. Package at the front door (photo below) brought inside.
8/9/22: The humidity level was slightly over the acceptable level of 60% inside the garage. I lowered the ac thermostat to 74 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. The mailbox has been hit by a car. Ran water in lanai sink. Mini fridge on lanai is off door open. Mini fridge in lanai storage room is off & doors open. Irrigation timer is in the run position.
8/9/22: The pool pump appears to still be leaking slowly when running. Visual check of the boat & trailer. Boat garage humidity & temperature readings were 68.2% & 88.4. Made sure to leave the water main on for the pool auto filler when leaving.
