Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,815 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/9/22: I made sure all toilet valves are off.
8/9/22: The pool pump appears to still be leaking while running. Most of the storm shutters around the outside of the residence are open. Pool timer is set to run between 8am-12pm. Visual check of the boat photo below. Left the water main on when leaving.

8/9/22: Poured vinegar down the HVAC condensate tube chased by water. Tripped circuit breaker for Bedroom H1 see photo below. I reset it.
8/9/22: There is a brown spot in the front lawn by the landscape bed along the landscape curbing see photos below. The pool pump filter canister lid was leaking again. The hole in the lawn underneath the sod along the seawall by the north stairs appears to be getting larger. Checked all damp rid bags. Watered the two plants inside by the front door. Checked all light timers. Visual check of the boat photo below. Power was on & lines were good. Left the water main on when leaving.
8/9/22: Brought in one piece of mail see photo below. The tile roof may need to be pressure washed soon. The lawn has some browning in several areas throughout the yard. All the master bathroom water supply valves have excessive corrosion on them. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Left the water main on when leaving per the client.
8/9/22: Poured 4oz of vinegar down the HVAC condensate tube chased by water. I only watered one plant on the lanai based on my plant moisture meter. The plant in the bathroom the meter shows does not need water, photo below. Unplugged router and air handler waited a few minutes the plugged them in router first. I waited for the thermostat to come back online. The lanai door with the key hardware was unlocked. There were two tripped circuit breakers number 23 and number 24, photo below with description. I reset both.
8/9/22: Brought in one piece of mail see photo below. There appears to be a gutter leaking on the back right corner of the house above the garden hose leaving a black mark where it is leaking. Both plastic gutter downspout extension’s on the back left corner of the house are dry rotted & have broken off. I put the broken pieces inside the garage. Light in living room was on. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
8/9/22: Poured a cup of vinegar down the HVAC condensate tube. The Armadillo hole at the right back corner of the house under the downspout appears to be dormant now as the entry throat is still basically blocked. Tripped circuit breaker number 22 which was for the great room lanai and kitchen I reset it. Forgot my hygrometer had to go back inside to retrieve it and then I realized I had forgotten to water the plant so I went back inside for a 3rd time. Just one of those days, lol.
8/9/22: The tail is broke off the styrofoam dolphin on the back of the house. I put the broken tail piece inside the garage. Made sure the refrigerator was on vacation mode. Mini fridge on lanai is off & door open. All storm shutters are closed & panels up. Pool water auto fill valve was on. Turned off the water main to the house only when leaving.
8/9/22: The starfruit tree on the left side of the house is starting to bear a lot of fruit which is falling on the ground & fermenting see photos below. The door between the garage & home has been replaced since the last service call which now opens & closes easily see photos below. I removed the lockbox from the house when leaving. There are two 1’ sections of soffits pushed up along the back of the house. There is some browning in the lawn on the back & left side of the house. Visual check of the boat photo below.
8/9/22: I poured vinegar down the HVAC condensate tube then chased with water. Brought one large palm frond to the front the fell from the tree on the side of the drive.
8/9/22: “Q” arrived & opened the garage overhead door while I was inside the residence & only stayed for a few minutes. He stated he was your son when I introduced myself. Removed a Brock 360 pest sign dated 8/8 from the front yard. Brought in a package that was laying by the front door see photo below. The water stain on the living room has changed in appearance since the last service call see photo below. Will continue to monitor closely. There is some browning in the lawn in several locations throughout the entire yard. Watered all 19 plants in the atrium. Monitoring all previous water stains on the ceilings closely. The nw pool cage screen door is locked. Checked ropes on the boat photo below. Left the alarm system off & turned the water main off when leaving.
8/9/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on. Mailbox was empty. The water main was partially on upon arrival.
8/9/22: The new water heater has been installed since the last service call. Portable dehumidifier in kitchen read 55. Did not touch any breakers per the client. All storm shutters are closed & storm panels are up.
8/9/22: Brought in four pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
8/9/22: I walked the house twice to make sure no water was running because the water main is to remain on. Toilets are off at the water tank valve. There is a great deal of evidence of a gecko in the MB but I could not find it, reported previously.
8/9/22: The dehumidifier displayed 52. The car was gone from the garage, the car charger was plugged in but inside the garage sink I unplugged it for safety sake. As I was leaving your neighbor was bringing the car back.
8/9/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes on the garage side of the house should be trimmed, reported previously.
8/9/22: Drove by to investigate power outage and error messages that client was concerned about from FPL. Found the electricity on the AC was cooling I turn the thermostat down to make sure it was cooling me to do level is 49% temperature was 76 after the air conditioner brought it down to that temperature and then set the thermostat at 78 again. Found the slider unlocked and the door from the lanai to the house Beth unlocked, locked both. Hi unplug the Wi-Fi router/modem waited one minute plugged it back in it and before I left it had rebooted and brought the humidity reading sticks online per our conversation with client via phone.
8/9/22: I watered 4 plants on the lanai as indicated by the moisture meter.
8/8/22: Drive by. Photos of new roof progress below. The new roof tile installation appears nearly complete.
8/8/22: The ac was on & working correctly. The broken breakers to the portable ac appear to have been repaired. Portable dehumidifier read 60. I lowered it to 40% for now as the humidity level was over the acceptable level of 60% inside when I arrived. Will continue to monitor closely & adjust accordingly. The water main was on & I left it on when leaving for the house cleaners.
8/8/22: The landscapers were working on the property when I arrived. The water main was on when I arrived & I left it on when leaving for the landscapers & the house cleaners. Raised the ac thermostat back up to 79. The ac air filter is dirty & needs to be replaced. Both valves for the pool auto filler were on.
8/8/22: Met with Johnny from Johnny Bugs & let him into the residence for pest control services. I stayed with Johnny until he was finished, made sure everything was locked & set the alarm when leaving. 7:30am-8:30am.
