Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,820 service calls we have performed 17,307 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

8/11/22: I poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water.
8/11/22: Poured vinegar down the HVAC condensate line and chased with water as requested. The downspout on the right front corner of the garage was off again.
8/11/22: Couldn’t run water through exterior fridge door it just wouldn’t come out as reported previously. Did not run water through garbage disposal but did run the disposal for 2 seconds. Fallen tree reported last time has been removed. The humidity is a bit high of not too terribly concerned about it as there’s a lot of humidity here in Florida right now however I did change the thermostat from 78° to 77° and lowered the 50 from 55 which should remedy the situation.
8/11/22: Weeds & vines are starting to grow in the landscape beds. The back guest bathroom toilet is tagged for a broken handle.
8/10/22: Updated photo of the brown spot in the backyard by the walkway. Weeds are starting to grow in the landscape beds. Brought in six pieces of mail with a stack of sales flyers see photos below. Brought in seven pool boy service slips from 6/24, 7/1, 7/8, 7/18, 7/22, 7/29 & 8/6. I placed all the mail on the kitchen table per the client. The guest bathroom sink is tagged for a slow drain. Checked light timers. Visual check of the boat photo below. Both display panels on the boat read HU. Jet ski’s have been removed. All storm shutters are closed. Turned off the water main to the house only when leaving.
8/10/22: The AC system was not on when I arrived temperature inside was 83° but the thermostat was set at 80°. So I went to the main breakers for the HVAC system and I flipped them back-and-forth. It is important to note they were not tripped. When I came back in the system came on and the thermostat had a display which it didn’t when I first got here. I then waited 10 to 15 minutes to make sure that the system is cooling. It’s important to note the humidity was not an issue it was under 60%. The child pool safety gate was not latched, again. I latched it before departing. Weeds in pool area pavers, as previously reported. The water main was partially on upon arrival, off upon departure. Photo below of it being partially on.
8/10/22: Brought in three pieces of mail with a stack of sales flyers see photo below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
8/10/22: Kitchen wine cooler is working, utility room wine cooler is off. Weeds growing on the lanai, I pulled several dozen.
8/10/22: The light was on & the attic access cover was open in the garage when i arrived see photo below. Made sure the water heater, range & ice maker were off.
8/10/22: Survey markers have been placed in the front yard by the street see photos below. Weeds are starting to grow in the landscape beds, driveway & pavers see photos below. The water supply valve to the water heater has some corrosion on it. Mini fridge in coffee bar is off. Mini fridge in the utility room is off. All storm panels are on. Visual check of the boat photo below. One of the straps holding the cover on appears to have broken.
8/10/22: Watered plants out back on the lanai as my plant moisture meter indicated they needed it. Looks like the landscapers are accumulating yard scraps for a later pick up? Weeds are growing in the landscaping, a couple of photos to represent the issue. I removed the final Damp-Rid bag.
8/10/22: Removed the permit from the wall by the front door & brought the package in that was laying by the front door see photo below. Photos of the lawn below. The sod on the left side of the house is brown & one of the banana trees has fallen over see photos below. Some of the tires on the car were requiring air per the vehicle display when I started the car. I inflated all the tires to the manufacturer specifications on the drivers door using my cordless inflator. Ran the storm shutters up & down for preventative maintenance. All storm shutters are closed & panels up. Visual check of the boat photo below. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Turned off the water main to the house only when leaving.
8/10/22: No refrigerator was in the kitchen. Mailbox was empty.
8/10/22: Kitchen remodel progress photos below. Watered the two plants in the kitchen & dining room area. Mini fridge on lanai was on & cold. Storm shutters on lanai are closed. Visual check of the boat photo below.
8/10/22: I watered the plant on the kitchen counter, the one on the floor is dead.
8/10/22: Pulled from the landscaping a Stratton Pest control sign dated 8/8, photo below.
8/10/22: The weeds that were growing in all the landscape beds appear to have been sprayed since the last service call. There were two sections of soffits along the lanai laying on the floor when I arrived see photos below. Made sure the water heater, range & ice maker were back off. The lawn company are to mow the lawn while I was inside the residence. There is slight yellowing throughout the lawn. The lawn has a large brown spot in the backyard. Ran water in the lanai sink. Irrigation system is on. Visual check of the dock. Turned off the water main to the house only when leaving.
8/10/22: I walked the house twice at the end of the service call just to make sure there were no faucets or toilets running due to the fact we’re leaving the water main on for the pool auto fill. I could smell what I thought to be the faint odor of skunk in the bushes on the corner of the pool cage. I saw no other evidence just what I smell. The dehumidifier was on in the garage it was not running but it did read 60. I found no evidence of sewer flies within the home. I had to re-enter your home to retrieve a hygrometer that I forgot.
8/10/22: Humidity is a bit high so I moved the humidistat from 60 to 55. I’m sure by now you may be a bit curious as to what the used up level of the Damp-Rid bucket is, photo below. It’s about 25-30% used up.
8/10/22: The lawn company arrived to mow the lawn while I was inside the residence. Lanai screen door is locked. All storm shutter panels are up.
8/10/22: Visual check of the car, battery maintainer lights were on.
8/10/22: Lanai screen door is locked. All storm shutters are open.
8/10/22: Checked all wood floors throughly.
8/10/22: Photo below of the plant/bush trimming out front. Found a scraping tool in the drive leading to the front gate. I brought it inside and placed it in the garage for safe keeping, photos below. No outside table in front of the French doors.
8/10/22: I found no bugs this time, good!
