Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/19/22: Left side sink in master bathroom has brushes and hair dryer in it and I took them out it found there’s no water turned down to that sink so I just left it as it was found.
7/19/22: Poured 4oz of vinegar down the HVAC condensate tube and then chased with 8 ounces of water.
7/19/22: Checked all light timers. Watered both plants with the water bottles provided. Will place all empty water bottles in the recycling bin per the client. Did not run any water inside the residence per the client. There appears to be soffit & facia damage in several locations around the outside of the residence. Put the keys back in the lockbox when leaving.
7/19/22: No additional work out back from what was reported previously, photo of backyard below.
7/19/22: The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
7/19/22: Found two tripped circuit breakers, photo below. This was the cause of the WiFi issue. I reset them both. I poured vinegar down the HVAC condensate tube then chased with water.
7/19/22: Picked up the check from the kitchen table. Made sure the water heater, range & ice maker were off. Two screens on the front of the lanai are torn along the bottom. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The left side kitchen sink trap is tagged for leaking when water is running. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
7/19/22: Poured an ounce or two of bleach in each toilet.
7/19/22: Watered the 3 interior plants per instructions. The street lamp out front of your home is on.
7/19/22: The lawn has been mowed since the last service call. Both screen doors on the lanai are locked.
7/19/22: The humidity level was high & it was very warm inside the residence when I arrived. I found the ac system not working & it appears the fan in the condenser is not working. Will contact the client & advise them of the situation. Contacted the ac company who said they will be at the residence to repair the ac sometime this afternoon. I left a lockbox on the front door for the ac company per the client. Removed a truly Nolan pest sign dated 6/21 from the front yard. The smoke detector in the foyer was chirping. I replaced the battery with a new 9v battery & tested it after installing the new battery. The lawn was being mowed when I arrived. Checked all light timers. The wood siding on the back right side of the house is starting to rot along the bottom. The garage overhead door has light showing through which is allowing dirt & leaves to come into the garage & needs a new weather stripping on the bottom. There are cracks in the stucco below the back living room window. A new air filter is recommended size 19.5 x 23 x1. The master bathroom toilet fill valve has quit working. The wood beam going across the front of the house is rotting. The accent wall on the front of the house has paint starting to peel.
7/19/22: I walked the house twice to make sure no water was running because the water main is to remain on. Toilets are off at the water tank valve. I pulled and discarded the undated Arrow lawn service sign in the yard from last week. I also pulled and discarded a Truly Nolen sign dated 7/14/22 from the yard. There is a great deal of evidence of a gecko in the MB but I could not find it.
7/19/22: All the weeds & vines appear to have been sprayed since the last service call. The door between the garage & home is closed. No droppings were present on the lanai.
7/19/22: I walked the house twice to ensure the water faucets were off to all showers, tubs, and sinks. The bushes on the garage side of the house should be trimmed, reported previously. Bugs are beginning to accumulate in the MB and living room as has happened in the past, photos below.
7/19/22: Weeds are growing in all the landscape beds. Brought in an H20 systems service slip dated 7/18 see photos below. Put the Bio one in the master bathroom toilet per the clients instructions. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Irrigation system is on. Several palm trees have pre-existing freeze damage. Both lanai screen doors are locked. Outbuilding is locked.
7/19/22: I watered 5 plants on the lanai as indicated by the moisture meter.
7/19/22: Contractor access. Met with handyman Mike Lewis for the gutter/soffit leak inspection. I stayed with Mike until he was finished & made sure everything was locked up when leaving. Mike found some old cracks with some old repairs on some of the roof tiles by the edge of the roof & recaulked the potential leaks for process of elimination see photos below. Mike could not access the attic for inspection as the vehicle is parked directly underneath the attic access door in the garage & no keys to the vehicle are available. I contacted the client who advised she would have to send us a key & permission to connect the battery charger to the vehicle. I connected the battery maintainer/charger to the battery after reading the instructions. Mike will need to return for attic inspection once the keys to the vehicle arrive. 7:30am-8:30am
7/18/22: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/18/22: The gfi outlet underneath the breaker panel in the garage appears to be broken. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in kitchen is off door open. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 87.6 degrees & 72.1% humidity. Visual check of the boat & trailer photo below.

7/18/22: There was some moisture on the refrigerator door seals. I wiped it off with some paper towels. There are two pipe connections corroded on top inside the plumbing manabloc system. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. All storm shutters are closed.
7/18/22: The ac system was not working when I arrived. Will contact the client & advise them of the situation. There appears to be a broken sprinkler head on the right side of the driveway by the mailbox see photos below. The pool cage has green pollen starting to build up on it & may need to be pressure washed soon see photos below. The gated area on the right side of the house with the pool pump equipment needs to mowed. The kitchen sink is tagged for leaking underneath the counter from the base of the faucet when water is running. Weeds are growing in all the landscape beds. The fish pond looks clean & the water is at a good level photo below.
7/18/22: All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
7/18/22: Kitchen remodel progress photos below. Checked the plumbing before turning on the water.
7/18/22: The humidity level was well below 60% inside the residence when I arrived. I raised the humidistat to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. Lanai screen door is locked. Checked all light timers. Put the key back in the green container when leaving.
