Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 34,386 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/24/22: Met with Jason & helped put the storm shutters up on all the windows & doors around the residence. Also closed the shutter over the sliding glass doors photos below. 2:45pm-4:15pm.
9/24/22: Met with Jason from Imperial Services & helped put up the storm shutters on all the doors & windows around the residence see photos below. Also engaged the locks on the garage overhead door & exited through the front entrance door before putting the shutters up. 1:15pm-2:45pm.
9/24/22: Met with Jason from Imperial services & helped put the storm shutters up on all the windows & doors around the residence photos below. Made sure both garage doors were closed & locked when leaving. 10:30am-12:30pm.
9/24/22: Contractor access & shutter installation. Met with Jason from Imperial services & had to help him install all of the hurricane panels around the outside of the residence. Jason was by himself & apologized for the company being short on employees. Photos of all the shutters below. Also installed the garage door brackets & the lock on the front door accordion shutter does not work. I used the yellow vise’s to hold it closed. Made sure the alarm was set & everything was locked up when leaving. 8:15am-10:30am.
9/23/22: Removed an undated Ranson sign from the front yard. Checked all light timers. Made sure to activate the alarm & lock the front door when leaving.
9/23/22: Excessive weeds are growing in the landscape bed. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.

9/23/22: There were some faint water stains on the wall above the bar behind the big wall sconce & a spot on the ceiling see photos below. They are all dry to the touch. Will continue to monitor closely.
9/23/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Did not turn on the water per the clients. The water was off at unit #201.
9/23/22: There was a white Subaru sedan in your parking space when I arrived see photo below. The humidity level has been well below 60% inside the residence for more than one service call. I raised the humidistat to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. The leaf guard on the ac condenser has not been replaced yet. Poured capful of bleach into each toilet.

9/23/22: The faint water stains on the master bedroom east wall have not changed in appearance since the last service call. Will continue to monitor closely. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/23/22: Checked all damp rid buckets. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/23/22: Made sure the water heater, range & ice maker were off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/23/22: Poured approximately 2ozs of of vinegar down the hvac condensate drain line for preventative maintenance.
9/23/22: Made sure the lanai door was unlocked for the painters per the clients instructions. Dehumidifier in kitchen read 41. Checked the light timer in the living room.
9/23/22: Checked all damp rids throughout the residence. There is a small section of soffits pushed up on the right side of the residence above the lanai approximately 1’ in length. Bug zapper on lanai is plugged in. Water is to remain off per the client.
9/23/22: The smoke detector in the back guest bedroom was chirping when I arrived. I replaced the battery with a new 9v battery & tested it after installing the new battery. Visual check of out building in backyard. Made sure to turn off both water mains before leaving.
9/23/22: The bougainvillea bush & the landscaping have been trimmed since the last service call see photo below. The stains on the exterior wall have not changed in appearance. Will continue to monitor closely. Checked all damp rid bags. Ran the rinse cycle on the dishwasher, made sure to leave door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Opened the garage overhead door to air out the garage per the client & made sure to re-engage the lock.
9/23/22: The lanai has standing water from rain. Checked all damp rid buckets. Made sure light in garage wasn’t on.
9/23/22: Watered the plant on the lanai using the right side slider only. Mini fridge in dining room was on & cold.
9/23/22: Gas water heater is currently in the off position. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Put the key back in the lockbox when leaving.
9/23/22: Removed an undated Hometeam pest sign from the grass near the walkway. Made sure the front door was completely closed & locked when leaving.
9/23/22: There is an animal digging a large hole on the front right side of the house by the water main. Checked all damp rid bags. All damp rid bags were full & had to be replaced with some of the damp rid bags provided on the kitchen counter.
9/23/22: The gfi outlet over the workbench in the garage is tripped & will not reset. Breaker #24 & #22 in the panel that’s labeled Whirlpool is tripped & it will also not reset. The garage rear entry door is rusting excessively along the bottom. The gutters to the left of the front door have weeds growing in them & may need to be cleaned out soon. Left everything on & put the key back in the lockbox when leaving.
