Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,033 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

7/20/22: Poured vinegar down the HVAC condensation evac tube then chased with some water. Brought in several pieces of mail none appeared important. The lanai in one corner has many weeds growing thru the cracks of the lanai, previously reported. I pulled about 3 dozen weeds on the lanai today and will pull as many each time trying to get these under control. Browning along the road, photos below. Some palm fronds throughout the yard that need to be collected and taken by the landscapers.
7/20/22: No issues with the spot in the garage that was leaking from the roof. Brought several pieces of mail inside nothing of importance. Browning in the front yard appears to have worsened, photo below.
7/20/22: Brought in seven pieces of mail with a stack of sales flyers see photo below. The ceiling fans in the kitchen & living room are on. The soffits & facia on all sides of the residence may need to be pressure washed soon. Visual check of the boat photo below.
7/20/22: After hours special call. Received a call at 6:22am from the landscaper that the front door was open & the alarm system was deactivated. I immediately went to the residence & found the front door open with the deadbolt lock engaged & the alarm system was deactivated. There was a business card from a Certa pro painter estimator Jim klepser laying on the ground by the front door see photos below. I checked the entire residence which was secure & made sure the alarm system was activated & the front door was locked when leaving. I tried contacting the clients to advise them of the situation.
7/19/22: Brought in one piece of mail see photo below. Swept cobwebs off the rear exterior light. The top screw on the left side sliding glass door handle is stripped & will not tighten causing the door handle to be loose. Client advised that the roof is going to be replaced.
7/19/22: The new tile grout is starting to crack in the corners of the master bathroom shower. I have tagged it as such.
7/19/22: Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Made sure to turn off all water mains when leaving. Car has been removed from parking space.
7/19/22: Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
7/19/22: Remodel progress photos below. Was unable to run water in the kitchen.
7/19/22: The guest bedroom hallway light was on when I arrived. I turned it off before leaving. Weeds & grass are growing in all the landscape beds. All storm shutter panels are up. Activated the alarm & locked the front door when leaving.
7/19/22: Poured vinegar down the HVAC condensation evac tube. Poured bleach in each toilet. Watered the plant in the kitchen. The upstairs utility room sink is leaking where it threads into the strainer, previously reported. The battery charger on the car has no power. Could not find any tripped circuit breakers.
7/19/22: Brought in one three pieces of mail with a stack of sales flyers see photo below. Will be bringing all important mail to the post office for forwarding. Mini fridge in living room was on & cold. Checked all light timers. Visual check of the dock. Construction has started in the front yard.
7/19/22: Pool level is at or just under the bottom of the skimmer port. I tell you this as an FYI, I realize the pool is pulling from the bottom drain. Below is a photo of the ceiling of the garage in the corner above the water heater. This is a yellowing (orange) that is almost perfectly rectangular. I believe this is a spot that wasn’t painted with as many layers as the others and now it is yellowing? I am fairly confident this is not a roof look as it is displaying any brown like water lines.
7/19/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Weeds are starting to grow back in the landscape beds see photos below. The guest bathroom sink is tagged for a leaking trap. Turned the water main off to the house only when leaving. No mailbox.
7/19/22: Turned off the mini fridge on the lanai & raised the ac thermostat to 78 for now to save energy. Will continue to monitor closely & adjust accordingly. Left the water main on when leaving per the client.
7/19/22: The humidity is better. There There was mail but none appeared to be important. A piece addressed to what appears to be the old resident. The garbage disposal is frozen as reported previously. The master bath shower head only dribbles water, as previously reported. Ant activity in th front guest bedroom, no live ants (photo below). Small ceiling spot in bow window of guest bedroom and the MB closet, photos below. New caulking outside the bow window of guest bey, photo below. Weeds growing in landscaping, photo below.
7/19/22: The pool cage & lanai may need to be pressure washed soon. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
7/19/22: Weeds are starting to grow back in the landscape beds & pool pavers see photos below. Ran all faucets & showers on the hot side to prevent odors from building up in the water heater per client. Checked all light timers. North lanai door is unlocked on the inside for pool maintenance.
7/19/22: Watered 12 plants in total based on the moisture meter, 1 in the shower, 2 out on the open lanai and 9 behind the hurricane shutter. One plant has collapsed, Poured 4oz of vinegar down the HVAC condensate tube chased by 10oz of water. The door alarm on the slider was clicking loudly, I removed the batteries and it quit. Since it’s not being used I felt leaving the battery out was the best option.
7/19/22: A section of pool cage screen has came loose on the right side from dry rotted screen spline. Checked the light timer in the living room. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. The pool has been drained by the client for future repairs.
7/19/22: The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.
7/19/22: The lawn has been mowed since the last service call. Visual check of the boat & trailer. Lanai screen door is locked.
7/19/22: I found a package at the front door, brought it inside (photo below). Pulled 4 dozen weeds on the lanai.
7/19/22: All the weeds & grass that were growing in the landscape beds appear to have been sprayed since the last service call. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client. Both pool cage doors are locked.
7/19/22: Removed an updated trugreen sign from the front yard. The smoke detector in the back guest bedroom hallway was chirping when I arrived. I replaced the batteries with two new AA batteries & tested it after installing the new batteries. The gutters on the front right side of the house appear to be filled with pine needles. Wine chiller read 55/41. The kitchen & master bathroom shower lights are on. Storm shutters on the lanai are closed. Visual check of the boat photo below. I left the water main on when leaving for the pool auto filler.
