Real Time Inspection Concerns
Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.
Of the 34,389 service calls we have performed 13,602 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/27/22: The ac system has been repaired since the last service call & appeared to be working correctly. I removed the lockbox from the front door when leaving. The pool cage & screens may need to be pressure washed soon. The front door needs new weather stripping. The garage side entry door has wood rotting on the bottom of both sides of the door frame.9/27/22: The humidity level was over the acceptable level of 60% inside the residence when I arrived. I lowered the thermostat to 79 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Did not find any pool service slips on the lanai or in the green box. Ran the outside shower per the client. Both pool cage doors are locked.
9/27/22: Removed a tru green sign from the front yard. The gutters on the front right side of the house appear to be filled with pine needles. Wine chiller read 55/41. The kitchen & master bathroom shower lights are on. Storm shutters on the lanai are closed. Visual check of the boat photo below. I left the water main on when leaving for the pool auto filler.
9/27/22: Made sure the water heater & ice maker were off. Did not run any water inside the residence per the client. Plants were wet from rain. Put the keys back in the lockbox when leaving.
9/27/22: Client advised they will address the landscaping when they return. The water stain on the master bedroom ceiling has not changed in appearance since the last service call. It is currently dry to the touch. Will continue to monitor closely. There is water damage to the wood soffits just above & to the right of the front door.
9/27/22: Put the garbage cans inside the house for storm preparation. The screen on the lanai door is almost torn all the way off & needs to be repaired. Turned all water on first, let it run during the entire serve call & flushed the toilet several times per the client. The kitchen sink is tagged for leaking from underneath on both sides when water is running. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Visual check of the dock & boat ramp photos below. All storm shutter panels are up.
9/27/22: Drive by storm preparation. Put up the storm shutter panels over the front door photo below.
9/27/22: Branches & leaves are starting to build up in the roof. The water stains on the garage ceiling have not changed in appearance since the last service call. Will continue to monitor closely. Checked all light timers. Both door handles are unlocked. The wood is rotting along the outside the back of the lanai. No mailbox.
9/27/22: The humidity level over 60% inside the residence again. I lowered the thermostat to 78 for now to circulate air & mitigate the high humidity level. Will continue to monitor closely & adjust accordingly. Both screen doors on the lanai are locked.
9/27/22: All storm shutter panels are up photos below. There appears to be some soffit damage above the electric meter on the right side of the house where the electrical conduit goes through the roof. There are several sections of soffits pushed up on each side of the back shed. Left the water main on when leaving per the client.
9/27/22: There is a hairline crack in the stucco starting to show through underneath the right side of the back guest bedroom window. The smoke detectors are missing from all the ceilings throughout the residence. Checked the light timer in the living room. The left side lanai screen door is locked. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance.
9/27/22: Put the garbage cans, door mat & rubber stepping stones from the landscape bed inside the garage per the client. Client is replacing ac air filter & sliding glass door handle is being repaired.
9/27/22: All storm shutter panels are up. Brought in an H2O systems service slip dated 9/15. More vinegar is needed for the hvac condensate drain line. Irrigation system is on. Both lanai screen doors are locked. Outbuilding is locked.
9/27/22: The door between the garage & home is closed. No droppings were present on the lanai.
9/27/22: Drive by storm preparation. Put all the items on the front porch inside the residence for storm prep photo below. Made sure everything was locked up & closed the storm shutter over the front door when leaving.
9/26/22: The water heater is tagged for leaking from a pipe at the top when water is running through it. The valve is turned off. Excessive grass & weeds are growing in the landscape beds & driveways. The gfi outlet underneath the breaker panel in the garage appears to be broken. Left the mail in the mailbox per the client. Checked all damp rids buckets & bags. Mini fridge in kitchen is off door open. Mini fridge in the detached garage is off & the door is open. Watered the potted plants on the lanai. Detached garage temperature & humidity readings were: 84.9 degrees & 76.6% humidity. Visual check of the boat & trailer photo below.
9/26/22: The smoke detector in the guest bedroom hallway was chirping when I arrived. I replaced the battery with a new 9v battery provided on the kitchen counter & tested it after installing the new battery but it continued to chirp. I discovered that it was manufactured in 1999 and its ten year shelf life has expired causing it to not function properly anymore. A new smoke detector will be needed to replace the old one photo below. Grass is growing in all the walkway pavers & landscape beds. Poured approximately 2ozs of vinegar down the HVAC condensate drain line for preventative maintenance. Visual check of the boat see photo below.

9/26/22: There appears to be a broken sprinkler head on the right side of the driveway by the mailbox. The pool cage has green pollen starting to build up on it & may need to be pressure washed soon. The gated area on the right side of the house with the pool pump equipment needs to be mowed. The kitchen sink is tagged for leaking underneath the counter from the base of the faucet when water is running. Weeds are growing in all the landscape beds. The fish pond looks clean & the water is at a good level photo below.
9/26/22: All the water supply valves for the sinks & toilets have excessive corrosion on them. There appears to be a gopher tortoise hole on the front right side of the house behind the hedges. Several of the attic soffit vent screens have holes in them. There is a large crack in the wall of the house on the back lanai.
9/26/22: The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Poured approximately 2ozs of vinegar down the hvac condensate drain line to help clean it. Removed & washed the washable ac air filter. I dried it out the best I could & put the air filter back inside the ac before leaving. Kitchen remodel progress photos below. Checked the plumbing before turning on the water.
9/26/22: Put the wood bench inside the garage which required Jennifer & I to move it see photo below. The humidity level was well below 60% inside the residence when I arrived. I raised the thermostat to 78 & the humidistat to 55% for now to save energy. Will continue to monitor closely & adjust accordingly. Checked all damp rids. Lanai screen door is locked. Checked all light timers. Put the key back in the green container when leaving.
9/26/22: The rope going across the driveway was broken & laying on the ground when I arrived see photo below. Removed a lawn care extraordinaire pest sign dated 9/23 from the front yard. The rope appears to be dry rotted from the sun & has deteriorated. All landscaping looks good. The humidity level was back under 60% inside the residence after making the last adjustment. Will continue to monitor closely & adjust accordingly. Guest bathroom gfi outlet is tripped per the client. Mini fridge in kitchen is off & doors open. The rope was up across the driveway. The irrigation system is on. The water supply valves for all the sinks & toilets have corrosion on them. Visual check of the dock, chain was up.
9/26/22: Brought in one piece of mail see photo below. The water main handle is excessively rusted & almost broke off in my hand. It may need to be replaced soon. Will contact the client & advise them of the situation. Made sure the water heater, range & ice maker were off. Visual check of the dock & boat lift.
9/26/22: Brought in one piece of mail with some sales flyers see photo below. Made sure the water heater, range & ice maker were off. There was an onion hanging in the kitchen pantry, I removed it before it started to perish. One of the copper pipes on top of the water heater has corrosion on it see photo below. The landscape bushes on the left side of the house may need to be trimmed soon see photo below. Lanai door is unlocked. Was unable to flush any of the toilets as they are covered in plastic wrap.
