Real Time Inspection Concerns

Below is a streaming list of concerns we have found today, yesterday, this past week, past month in real time. Each time an inspection is posted the list changes. Of course client privacy is our #1 priority so nothing found below will/can identify the home or owner just the primary concerns we found and the date.

 

Of the 33,835 service calls we have performed 5,210 have had issues that needed to be addressed/reported to the client!!
We have removed those inspections that had no noteable concerns to bring to a client's attention.

9/5/25: All ceiling fans are off. The water heater is 20yrs old & may need to be replaced soon.
9/5/25: I lowered the ac thermostat to 71 per the client. Wine chiller in kitchen is off. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Lanai screen door is locked. Did not turn on the water per the clients. The water was off in unit #201.
9/5/25: Lanai screen door is locked.
9/5/25: I did not find anything out of the ordinary that would be causing extra power consumption. I raised the ac humidistat to 55% for now to save energy. All ceiling fans are off.
9/5/25: All ceiling fans are off. Will pour one bottle of Nuline down the ac condensate drain line once every 90days for preventative maintenance if applicable.
9/5/25: Front load washing machine lid is cracked open to prevent odors. All ceiling fans are off.
9/5/25: There was a service slip from total air solutions dated 8/27 on the kitchen counter when I arrived see photo below. The ac system was back on and appeared to be working correctly again since being repaired after the last service call. Checked all damp rid buckets. All ceiling fans are off. Poured approximately 2ozs of vinegar down the hvac condensate drain line for preventative maintenance. Water dams & sand bags are placed in front of all the exterior doors.
9/5/25: Portable dehumidifier in kitchen read 58. Checked light timer in living room. Lanai screen door is locked.
9/5/25: Turned everything back on for clients return. The lock on the right side living room sliding glass door handle does not appear to be working correctly. The secondary lock is engaged. All ceiling fans are off. Monitoring all old water stains on the ceilings closely. Hot tub is unplugged. Lanai screen door is unlocked. All storm shutter panels are off.
9/5/25: All of the weeds have been sprayed and removed from the Landscape beds since the last service call. Excessive weeds are still growing on the lanai. All ceiling fans are off. All mesh storm shutters are off. Accordion storm shutters on lanai are closed. Lanai screen door is unlocked.
9/5/25: Did not water the palm tree in the backyard as it was wet from rain when I arrived. Checked light timer in living room. All ceiling fans are off. Did not open the sliding glass doors in the master bedroom. Lanai screen door is locked. Clamshell storm shutter is closed. Bahama shutters are open. Green slip in mailbox.
9/5/25: All ceiling fans are off. Checked all damp rid buckets. Did not run any water inside the residence. Lanai screen door is unlocked for the painters. There is a small section of soffits pushed up on the front right corner of the garage & on the right side of the house by the lanai.
9/5/25: The closer on the bottom of the glass storm door over the front door has quit working & will no longer hold the door open. Client is addressing. Checked all damp rid bags. All ceiling fans are off. Ran the rinse cycle on the dishwasher & made sure to leave the door open when finished. Ran the keurig coffee maker & made sure to turn the power off. Monitoring all old water stains on the garage ceiling closely.
9/5/25: Client advised there will be activity throughout the residence in between service calls. Checked all damp rid buckets. All ceiling fans are off. Lanai screen door is unlocked.
9/5/25: Will water the plant on the lanai every other service call. Lanai screen door is locked. Left the residence as is when leaving for showings.
9/5/25: Ran the Keurig coffee maker & used a water filter. The plate on the vehicle is expired. Will run the keurig coffee maker with a water filter once per month. Poured half gallon of bleach & water down the hvac condensate drain line for preventative maintenance. All ceiling fans are off. Water heater is on vacation setting. Lanai screen door is unlocked. Put the key back in the lockbox when leaving.
9/5/25: Weeds are starting to grow on the lanai see photo below. The guest bathroom toilet fill valve has started working incorrectly and the toilet has started running from a dry rotted flapper. I shut the water supply valve off to the toilet and tagged it as such. The guest bathroom sink leaks from underneath where the trap connects to the bottom of the sink when water is running through it only. The valves are off & it is tagged as such. Client will address. All ceiling fans are off. All storm shutters are off/open.
9/5/25: There was a package on the kitchen counter when I arrived photo below. Monitoring the water damaged dining room ceiling closely. The ceiling has not changed in appearance & everything was currently dry. A section of the roof is temporarily tarped & a solar panel section is leaning on the left side of the residence. The plate on the Kia is expired. Poured several ounces of vinegar down the hvac condensate drain line for preventative maintenance. Checked all damp rids. All ceiling fans are off. Patio furniture on front porch. Lanai screen door is locked. All storm shutters are closed.
9/5/25: Excessive weeds are starting to build up in the driveway & walkway pavers. The plastic water main handle is recommended to be replaced with a brass ball valve handle. The plastic gutter downspout extension on the left side of the house is forming a hole in the yard from significant washout when it rains. Watered the bromeliad in the foyer. All ceiling fans are off. Lanai screen door is locked.
9/5/25: The garbage disposal was seized when I arrived & I’m unable to free it. All ceiling fans are off. Green slip in mailbox. All storm shutter panels are on.
9/4/25: Brought the important mail collected on the last service call to the post office for forwarding and purchased ten prepaid mail envelopes to forward mail from the residence per the client. Photo of the receipt with tracking number below.
9/4/25: All interior ceiling fans are on. Checked all damp rids. Storm shutters on lanai are closed.
9/4/25: Monitoring all old water stains on the ceilings closely. All storm shutters on the lanai are closed.
9/4/25: Unable to access the parking garage storage room as a new keypad door handle has been installed. All ceiling fans are off. All storm shutters are closed.
9/4/25: Air dryer was on. The alarm system is temporarily disarmed. All storm shutters are closed. All storm shutter switches are in the neutral position. Closed the storm shutter over the front door when leaving.
